    Dear Terry,
    First of all hats off to you for speaking the truth about the agents who would tell you there is great interest in the property and the price had gone up by 20k within a day.
    Is there any way to catch these buggers out? Is there any way to find out that they are not trying to make you bid against yourself. Please shed some light on this.

    Hi Terry, thank you for your informative videos. Could you please do a video on tools/approaches for figuring out the actual value of a house. Price register could be helpful but it would only work if you can find a property in the same area which is sold in the last year or so.

      Yes, same procedure except you will have 2 sets of legal fees as the bank will appoint their own solicitor and you will have to pay. Plus ce change, plus ce meme chose 😉

      Because you can always change or improve the property, in any number of ways. But you can never change the location.

    @12:20 Is there any reason why a sale would not be made public on the property registration? People can usually check the record and price paid online a few months after the sale. But is there any reason why that info would not be posted online? Does anyone know? Thanks in advance!

    What's the difference in between buying from the agency and the owner?

      There is no difference regarding the property you are buying. But you would need to be careful if you are asked to pay over any money-the agency will be bonded and regulated by the statutory body and there are rules and regulations as to how agents/auctioneers act.
      Buying from a private guy will not have the same protections but at the end of the day both you and the seller will have a solicitor so you should both be protected.

      It is extremely rare now, I have not seen it happening for a long time. Vendors are usually happy to deal with their purchaser until it is clear the purchaser is unable or unwilling to sign the contract.

      It happened to us. We lost money with solicitor as the vendor decided to sell to someone else for more money!. It was a probate purchase so the delay during the property rise time. Booking deposit is not legally bound so all we got back was the booking deposit.
