Well, I would like to know that if one wishes to start any business in Thailand or opts for Elite visa, then what would be better option- buying an unit or renting. And, is it possible to buy a property that costs less than 10M baht and still get opportunity to reside!

      If you want to start a business/work in Thailand, then it is advised to get a "Non-Immigrant B Visa" this is essential a work visa; the requirements for this are completely different from an Investment Visa/ Thailand Elite Visa.
      Some requirements for a Non-Immigrant B Visa when setting up a business include:
      - Incorporating a Thai Company with 2mb capital.
      - Employ 4 Thai Staff
      - Apply for Work Permit
      *So, the requirements are a bit more stringent.
      I would say if you are new to Thailand/Bangkok and have never resided in the country maybe try renting and experience the local lifestyle first.

    Hi Pierre! I really enjoyed this informative video between you and Khun Laksamon talking about both types of visas. Wanted to ask about the investment visa. If say for example, i have 2 5 mil baht condos like your example. And after say 10-15 years i would like to sell that unit listed, and purchase another condo unit to replace the 5 mil baht condo, would that be allowed? Thank you so much, and keep up the great work with all the YT videos, enjoyed all of them so far!

      Hey Lesie, my understanding is unfortunately you need to hold the Condos that is used for the Investment Visa application for 3-years prior to application. So if you purchased another condo, you would still need to hold that condo for 3 years to fulfill the ownership requirements. Doing a little reading up i did notice the eligibility to apply for a Non-Immigrant Visa upon applying for the Investment Visa process. Nonethless, khun Laksamon soundsthe ideal person to ask when i get to Bangkok. Thank you as always, looking forward to more videos 😊

    Is direct investments in companies listed on Bangkok Stock Exchange counted towards the 10mBaht limit?

      My understanding is that unfortunately the only 3 options are 10MB invested in:
      1. Condo(s)
      2. Thai Fixed Deposit Account
      3. Thai Government and/or State Enterprise Bonds.

    Very interesting. One question though: it was mentioned that you need to own the condominium for at least 3 years, before being able to apply for an investment visa. What is the start date of this 3 years, is it the date that the Sale&Purchase agreement has been signed or the date that the last downpayment has been done (adding up to at least 10 million Baht) or is it the date that the formal Transfer of Ownership document has been signed? Thanks a lot!

      Hi Erik, thank you for your question!
      So, here is the clarification:
      - The condo ownership registration date is the formal date that the legal ownership is recognized in the public record. The immigration office will therefore count the period of ownership from the date shown on the back page of the condo's title deed (Chanote)
      So, the condo needs to be completed and transferred under your name.

      @@PropertyScout Thanks a lot Pierre. So do I understand it correctly, that in case of buying a condo from a new project, the Chanote will be issued by the Land office after the formal Transfer of Ownership (i.e. signing the Power of Attorney) has taken place?

      You only become the official owner, once your name is added on the title deed.

    I assume an investment visa has to be renewed every year, correct? Isn't it the benefit from Elite visa (e.g. the 20 year Elite visa) that renewal only needs to take place every 5 years instead of every year?

      Hey again Erik haha!
      Yes, the Investment Visas need to be renewed every year.
      With Thailand Elite Visas (20 Years) in effect you are offered 5-year visas renewable 4-times; there is no "Renewal Application" requirement with Elite Visas, however you still need to get an immigration stamp (Which is only a small formality) at least 1-time per year.

    Just to mention the Elite Visa, foreigners will still have to do the 90 days report, i have the Elite Visa for 5 years, and i still have to register my address and do the 90 days report, i guess it is the same for the 20 years Elite visa, but I’m wondering about the Investment Visa ? Do foreigners still have to do the 90 report ? Also can they stay more than one year In Thailand without having to do an extension of stay ?

      Yes, you are correct with a Thailand Elite Visa you still need to do the 90-day report; this is also the case with the Investment Visa. Also, the Investment Visa is valid for 1 year, so foreign applicants need to apply for an extension (1-year) after that period.

    So as long as you continue to own properties worth 10 MB in Thailand you can stay there indefinitely?

      Yes, provided you buy 10mb worth of Thai Condos and hold the same properties for a period of over 3 years you are eligible to continually apply for a 1-Year Investment Visa.
      That is provided there are no changes to the law; however, considering current developments (I.e. Economic situation, C19 Impact, etc...) it's more likely the Thai Government will make requirements easier in the coming years.

    Hi,if i buy apartment 1 million thb, can i stay there( what kind of visa)then i start one restaurant?

      Hi Venugopal, unfortunately the requirement for an Investment Visa is 10 Million Baht invested in condos. However, if you are trying to start a business in Thailand you can get a visa, if you put 2 Million Baht of startup capital.

      Hi Elliot, if you mean buying an entire building yes that is possible.
      However, this would require you to setup a company or to buy the existing company that is currently managing the Hotel/Apartment Building.

    My son is having dual citizenship. Can he buy a land with a house under his name with no obligation or same like all other Thai people?

      Yes, if he has Thai citizenship and holds a Thai passport he can buy land directly under his name.

      Hi William, sure thing let me provide a summary:
      Investment Visa requirements:
      - Invest in 10mb of Thai Condos, Govt. Bonds or Fixed Deposits.
      - Investment can be spread over different investments (I.e. x2 Condos at 5mb each)
      - Hold for an initial period of 3 years.
      Thailand Elite Visa requirements/info*:
      - Only requirement is to pay the Thailand Elite Fee.
      - There are different packages ranging from 5-year to 20-year visa on arrival.
      *Unfortunately, with the C19 situation, this visa does not allow you to enter Thailand at the moment; however Thailand Elite is in discussion with the Thai Government.
