    People who abuse the protections are committing fraud. They should be convicted, sentenced to time in prison, and forced to pay what they owe. This will motivate them to exercise ethical behavior going forward.

      Even just a short warning about fraud and potential conviction for abusing the system if there was no change in someone’s employment would have served as deterrence. There are bad landlord out there, but indulging bad tenants does not even out the playing field.

      The system can't even catch smash and grabbers. it will take years to process the applications and go through eviction court. The laws are so tenant friendly that the scammers can easily afford a lawyer with the stolen 100k. That money is already in a foreign bank account.

      Agreed! I was going to say the same thing. Those of us that were fortunate enough to keep our jobs and kept paying our rent and mortgage now have to take on the costs of the people that took advantage of the system.
      If it can be proved these people stayed employed but stopped paying tent then it should go on their credit history and ruin them the way they helped ruin others. No sympathy.

    Glad all my rental units are in Texas. We even evicted some tenanst that Covid did not effect at all. They wanted to work the system & the judge told them they had 7 days to be gone. Texas is the bomb!

      Why is this not a 'taking' by the state. The State took away the owners ability to use the property that they are being TAXED on.
      There should have been a need to prove your job went away/was greatly reduced due to COVID restrictions before the eviction moratorium was enforced.

    The government overreached. If a tenant cannot afford the rent, then they need to move out. I am a tenant myself, but I understand the landlord has bills to pay too. Besides, the government does not make any money, and it can not use taxpayers' money to pay for somebody else's rent.

      Exactly, once this goes to court and eventually gets settled they’re gonna be out $100k + late fees & fines. If you’re a renter protect yourself by getting a good lawyer to write up you contract and include a clause that says if they exceed 3+ months without rent you can evict them regardless of any epidemic, pandemic, national emergency or financial crisis.

    COVID protection laws for tenants should never have been allowed to go on past 2 or 3 months, let alone 2 YEARS! Landlords shouldn’t have to give up their income so that their tenants can have a place to live. The government totally messed this up, as they usually do.

      Forbearance is gambling as the guy in the video is 100k under. Many landlords are not paid off and will lose their property as California pushes for 3 year moratorium. No bank will wait years. Next up for politicians is more rent control so landlord will never catch up.

    Similar has happened to my mother. The tenants stopped paying in 2019- before Covid. They have purchases 2 new cars since then and have paid nothing toward rent in addition to damaging her place. This is her only home and her dream after becoming a US citizen. It's a shame that the same country she loves didn't have her back! People like this should be ashamed but they're not. There should be a Squatters Hall of Shame to expose them!

      Get a lawyer to tell a judge how they took advantage of the law.
      Prove they had an income and go after the back rent.
      Get a judgement and attach their income and future tax returns.

      Talk to a lawyer about evicting her as a nuisance. Here, in NY, you write a letter to her to stop/start doing specific things by a certain date. Send it certified. If she doesn't comply, she would be considered a holdover tenant who broke her lease. Then you could get her evicted. Covid or not. It will go on her credit report and stay for 10 years. She's upwardly mobile and this will be a REAL Squatters Hall of Shame.
      Remember: Your Mom is her landlord, not her caseworker. And neither are you!

    Sue them, win a judgement, the judgement lasts forever, they owe rent just like everyone else. Credit report is key, if someone has a History of not paying or paying late , there you go.

    I would Print a Huge Poster with their Photos, Names, and Where they work. Hang it on the Garage with a running Total of what they owe! Then Wrap my Car with the same Poster then Park my Car at their place of work!

    I spoke to my tenants who were defaulting. I explained to them that moving would enable them to secure a roof over their head. That’s because the eviction is still not on their record, but it will be pretty shortly. Then they never be able to rent any properties. Well, after they moved out, I got a judgement for collection for $40,000 each. So I am in the process of garnishing their wage. This is what happens if you play the game.

    And have only approved under 6,000 landlords and tenants assistance!
    The board running that $129 million in funds,
    You know they're stealing that money mismanaging that money !

    This happen in Texas, as well. It was all over the news with a photo of the deadbeat renters. They finally move to Colorado rented an expensive home there, as well. Their luck finally ran out & both the husband & wife are now in prison. It didn't make any sense cause the husband had a good paying job at the time. Go figure!!🤔

      Better referred to as con artist there is so many people that truly needed the help who lost their jobs or were unable to work and did not get paid. But our country is open and everybody is back to work so it's time to shut down these programs and go after the ones who took advantage of the system. I am a renter and I've paid my rent throughout the pandemic I was fortunate enough to be able to and was glad that there was help if I should have needed it but I didn't and so many other people didn't either and still filed for assistance they should be prosecuted.

      @@crand20033 that's abusive because there was no change of income for them I am on SSDI and I never missed my rent. You would think in those circumstances that you could evict them. They were not eligible for the help and we're not paying rent and still have the same income. I hope they're gone and you have better tenants now and I pray you're not one of those landlords that put the rent up 300% because there's no justification for that either.

This guy keep telling me the IRS was withholding his checks for back taxes because he owned a business and didn't pay his taxes. He said he did welding as a side job and needed equipment and materials for that. Then he started borrowing money from me and promised to pay the rent with the profits from the jobs. It never happened because he said the person that was supposed to pay him never paid him because he couldn't finish the job because he didn't have enough money to finish it. I was borrowing money from credit cards to give him money so I had to ask my mom for $8000 dollars to pay back my credit cards. Then he left after 9 months of not paying rent.

    And this is why I stopped renting my place out. The government likes to encourage people to offer renters affordable housing but when they maintain this broken system it drives landlords and would-be landlords away from the idea.
    I discourage anyone from renting their properties. If you don't need the extra property just sell it. Life's too short to accommodate people.

I do my due diligence and check out my tenants and have a good relationship with my tenants and haven't had a problem in decades. Don't give in. Pass your property to kids and grandkids

      Just got a bad tenant out on March 21 in Los Angeles. Hadn't paid rent since May 2021 while she was Fully Employed as a social worker for LA county. So of course her Income was above the limits for rent relief. I could own 100 properties in California and would Never ever rent them out to Anyone.

    This is happening in my state too. I've seen so many renters now with this mark on their record. No one will ever rent to them again. They will, and should, face homelessness for doing this. Pay your rent, pay your bills.

    Happened to my Dad. Tenant straight up told the neighbor who they're friendly with that they actually had massive salary increases during the pandemic, but since the government "wasn't making them pay" they were taking advantage of the opportunity to live free and save for a house. Bragging how they've saved $50K over the past years and have been taking vacations. Well, they were unaware the neighbors they were boasting too were longtime friends of my Dad's too who were disgusted by this and told my dad. The beauty is, this conversation occurred on said neighbors front porch in front of their Ring! Doorbell camera so it's all on video with Crystal clear audio. Either Way, my dad finally has a court date with these fools at the end of the month, will be interesting to see how it plays out.

    I am so glad that my grandfather was finally able to evict his tenants. They went 10 months without paying rent, destroyed some property, left a huge mess, and were basically underpaying since COVID started.
    Landlords are getting screwed over with these measures and the tenants are taking advantage of it.

    Same was in Texas, Houston. Tenants bought themselves new phones, computers, TV and etc. But didn’t pay rent. Assistance fund did not pay for 18 months. That situation gave me ptsd.

    I’m a property manager, and this is what we are going through right now!!! The Housing is Key Government Program ended on March 31, 2022. So now we can start the process to evict with those who are not on the program or was denied. People who are on the program are protected until the status of their application states approved or denied!
    This is so sad. I feel for the landlords. There are some tenants who are abusing the government system.

      I"m not a legal person but I think there is a notice to vacate that the tenants can't challenge if the owner is going to sell the property. Of course, he would have to want to sell the property, and maybe a good choice than being broke. I'm sure it's worth a fortune in that location!

    My mom went through the same situation. She had a right to evict the tenants for not complying with the agreement. Shady, unethical lawyers, and so called paralegals/legal document assistants were just milking her for money. The tenants left her property in shambles. The lady claimed she couldn't pay when there were 9 adults in the home. The lady was to apply for Housing is Key and took her time doing it, although the stipulation indicated she had a deadline. The lady had the nerve to claim that my mom wasn't the owner. These legal aid organizations are a piece of unethical work too. The tenants were taunting and harassing my mom. With all that said, they finally left and the Housing is Key application is under review. Unfortunately, my mom agreed to having the tenants record sealed if she and her family left. All I can say is vote these politicians out if they're not doing anything. All they're doing is profiting off the citizens' backs!

    I have the same type of tenants. She moved in with her 3 kids in Nov. 2020. Two weeks later, she moved in her 'husband'. He has two businesses. She works from home. I haven't gotten rent since then. Not one dime. We're going to our fifth, and last, eviction court date in May.
    We've had so many adjournments because she didn't apply til the a.m. of our court date, weeks after the funding went dry. I got my app in well before but now hers supersedes mine. Because of the covid law, the judge wanted to see if it would be re-funded. NY just passed its budget and our Gov. decided she wants to use federal money instead of state. That won't come in, if at all, until June.
    The 'squatter' had the nerve to ask for $35,000 more than what she owed at the time.
    I only have 1 unit and she's downstairs from me. I've taken out a personal loan and, when that was gone, I took equity out.

      @@chrissz1762 Our next court date is this Monday. She deliberately did not include all months she owed. She was ordered to do that but left out one month. I had to appeal but it's STILL under review. Since NY won't allow evictions under pending ERAP payments, she won't be evicted then.
      When the payment is finally made, I'm not supposed to evict her for year unless she's is a danger to health and safety. She is - I have all the pictures and notes.

    I thought you weren't supposed to be able to use the moratorium on evictions as an excuse to not pay your rent if you are working and actually have the means to pay. I thought you had to apply for the moratorium and swear to the fact that you meet certain, explicitly stated, requirements. Maybe it differs by state/county, but that is what I was told was the case in my state.
    I was even given a copy of the affidavit they had to swear to. Not that the government should be able to force people to turn their private property over to squatters in the first place.

      In Vegas they actually verified that you didn't have any means to pay. And in order to not be evicted, you had to apply and show proof or the judge would grant the eviction out here. They were stamping paper's left and right. Everyday when I would leave you would literally see folks outside early morning with all their things.
      If you applied to had to show you were making every effort to stay in contact with the agency. When the stay expired here they were throwing people out. I felt bad for some if them, especially all the children. All winter long.

I did get quite a bit of money paid by the govt from a handful of other tenants, but the tenants had to fill out paperwork and qualify. If they didn't apply, I couldn't just apply myself as the landlord.

    At the very least I would remove the doors off the house for new paint. Probably a few weeks to prep prime and paint. Then replace the AC system which means that needs to be down for a few months because of part shortages. Then I’d invite all my friends and family over to hang with my new non paying freeloading tenants on the couch. You always need to visit your great tenants to let them know your concerns. Water would probably have issues too which would require constant repair and shut down till fixed. Oh you don’t like cold or hot air no water or doors….move the house isn’t yours

      Selling a property with tenants isn't easy- he would have to disclose that they were problem tenants who hadn't paid in 2 years. Most buyers won't want to touch that because even if they don't mind doing eviction filing they don't know if the tenants will damage the property before they leave.

    According to the CDCs website, Landlords can evict for several reasons. 1. If the landlord wants to move into his home. 2. If the landlord wants to do extensive repairs and 3. If the tenants are breaking any part of the lease such as allowing others to move in or drugs on the property ect. People need to read the CDC rules. this guy should go to court and say he's moving in. This covid moratorium has been ruled unconstitutional and illegal by the US Supreme Court. Sue them!

    This is very common. My friend's tenant kept her position in the military during the entire time and for 2 years did not pay him rent on the condo that she was living in. He he to get an attorney and pay her $35k to move out. This was in San Mateo County. This is one of the reasons why rents have skyrocketed. Small property owners were taken advantage of and now they want to make sure they have stricter renter protocols in place, as well as get market value for their rent to make up for past losses.

      @@classicredwine That’s how it is the SF Bay Area. Most property owners end up paying tenants to move out. We have strict rent control laws here and because rents are so high, once a tenant moves out of a rent controlled unit, they will end up paying market rate at their next unit.
      My godmother got an attorney and paid her long term Section 8 tenant $25,000 to move out so that she could move her grandson in. It’s called an Ellis Act eviction.
      It makes things smoother for the property owner because the progressive, political climate is “woke” here. These people will call the media, dox you and have activists picketing outside your home for “evicting, poor, low income people.” And if they are Black or LGBT or a woman, they add more “oppression” to the complaint.
      I’m Black and so was my godmother, so I’m not making “racist” statements. Just making a valid point about how it is here for property owners.

    We had an obnoxious neighbor that was renting and after they moved suddenly, found out they hadn’t paid rent for a year and had completely destroyed the property…screen your renters, ask for larger deposits and think of the owners that have to live next door to them!

      I'm in the UK and was furloughed during the pandemic as I work in hospitality and right from the start I informed my private landlord what I could pay each month even going without eating every day just so I wasn't to short he was totally understanding yes I was hungry at time but at least I maintained a roof over my head and kept up to date with the utilities ,he was cross with me for going without food and told me what to pay and then hopefully when things were better I could make up the short fall which I've now done completely so people who were still working have absolutely no excuse and someone should have looked into there incomes

    Stuff like this happened just before the last big real estate bubble crash. Instead of sub-prime borrowers being affected, now it is the small time landlord and some medium-large landlords, too. The banks are fine with this, too. More houses for them when the bottom falls out next fall/winter.

    So the rent he's charging is 16k? Seems like hes price gouging quite extensively. That cant be market-rate... I dont accept the tenent not paying, but the amount hes charging is ludicrous especially if the property is paid off....I dont feel bad for him if that is truly what hes charging...

    Landlords put up their hard earned money and take all the risks to provide housing to tenants. Tenants who do not pay rent as agreed because government policies say so, is NOT risk or burden a landlord should be stuck with:

      I researched this , when researching renting generally.
      The program was set up so landlords would receive the money ..
      Most of the money for the program was not used.
      Most landlords did not apply for the assistants .
      Now I'm sure a lot of people were rejected or whatever , I just find it all dang strange that certain landlords did nothing to recover , I don't know why they didn't want to get free money back from the government , but you probably know which landlords I'm talking about.

    I live in BC Canada and rent. My spouse and I paid rent all the way through the rent freeze here. Only those who didn’t have work because of it, should have been covered under rent freezes. And the tenants should have to prove it. Just ridiculous.
    Many ppl just didn’t pay because they didn’t want to here also.

      that's governing issue. The gov't should have stricter guidelines. You can't just let people do whatever. That's exactly what you get. People will just won't pay. For some reasons, forcing people to show proof of hard time, is somehow inhumane.

    The housing director is showing no respect for the property owners who are paying their salaries through their tax bill.
    "You're just going to have to take your tenant to court" is not acceptable when poor and hasty policies/law has clearly caused this in the first place. Someone needs to explain her job to her. Soon the property owner will be her client. Smh.

      Taking the tenant to court is how eviction works, that's not the issue, the issue was the moratorium meant they couldn't take them to court.

    What's wrong with people looking down on those who take the initiative to own more than one property. This is a part of his income and no one should be allowed to steal from him. This is government supported criminal behavior and it will not last forever. If he sells to one of the real estate corporations the cost of rent will be much higher. Don't be a hater! Wake up people these landlords are not responsible for supporting those they are not biologically or legally connected to. I hope their is a law suit to help landlords recoupe their back rent because the government has over reached.😡

    I work in property management. There is a tenant that has people living there not on the lease, has had noise complaints, drug usage complaints, parking complaints raided by SWAT, hasn’t paid rent since 2021. Can’t do anything.

    This one's for all the landlords out there! Put 1 utility bill in your name and add it to rent. Then when they don't pay you can turn off the water, sewage and garbage pick up, or cut off the electricity.

    I had a similar situation, the tenant had a guaranteed income with SSDI but said it was being withheld for back taxes. He said he couldn't pay and then started boring money from me to run his welding business (which he said would help him to pay the rent) which never made any money and he took me for over $10,000 dollars. Then he left and never paid me back.
