It always seemed in the comment section that they were selling NEW houses, in order to get money to build ones from a year before, and some people lost money. Some people gave up their CURRENT HOUSE, expecting the estimated time of completion for their new ITH to be finished and ready to occupy. They assumed that the deadlines they were given, were actually true. They ended up homeless, because they gave ITH a bunch of money, for something that was never built. I think it's illegal to spend one person's money on another person's house. Contractors go under, big time doing that. I think it's supposed to be put in a separate account and ONLY used to build your specific house.
Randy put out a video today stating that all is well and they are putting out two 8x24 Christmas specials daily. He also stated that they have 214 tiny homes on the books to complete in Newport. I lucked out three years ago by not investing in Buffalo Creek and an ESP home.

You really did luck out. I have been doing some research and TN is a regulated utilites state meaning a private citizen cannot just start up his own power plant and sell his energy to his community. Its against state regulations. So his crazy plan to have natural gas generators power 200 homes with some bozo in a white tshirt in charge isnt going to fly with the city of Newport, Cocke County regulators nor the State Attorney of Tennessee. I am sorry to inform anyone who did invest they probably will never get to live on their BC lots. Randy Jones has been lying to everyone and ignoring his cease and desist letter from the county. He is reckless and not to be trusted.

I'm so thankful you shared that situation with your viewers or I would have just focused on the positive aspect being portrayed and would have bought or payed for a house that I may have been extremely disappointed with. I didn't deserve what happened to me there, the way i was treated, my mom was treated. We just wanted our houses done right. So many people getting screwed by that place, not right!!! And people were so confused in the comments, and wanted to know why it was so high. Never once did they ever clearly state that extra 30K built into the price was going in straight in their pocket.
@@elizabethrichards3504Melissa's mom (I'll call her MM) bought 2 houses from ITH in 2020. MM's house came with many mistakes which ITH refused to fix, after several requests by emails & calls. See the vid of "my mom's house tour" on this channel. MM filed a case in court against RJ/ITH. The case was dismissed without prejudice, meaning MM can file again (but to do that is costly). Late last year, Melissa's lease in Tiny Town wasn't renewed. She was given 30 days notice to leave the premises. Her house (w/ blue roof) is now in storage. She's now living in her mom's tiny house which is located at Lola's place/ community. MM is now staying in an apartment for seniors.

Well I stopped watching them because I thought the down balance of 30 grand was such a scam!!! I was like hell nooo!!! Why would I GIVE my hard earned money to these con artists!!
I've been researching the tiny home communities for almost six months and came across Randy and Amanda's channel. Right off, I got a horrible feeling about them; they do a lot of double talk, like a con artist does. They give you promises and want you to put your money up front to prove to them you are sincere but they do not keep their promises. I kept looking for the cute little villages with well built and adorable tiny homes but all he and Amanda were showing were unfinished lots and them walking the dirt roads pointing out trees, etc. Some trailers had been shoved temporarily in spaces not ready for a tiny home or even having to live off-grid because their lots were not even cleared yet. Then, these two had the audacity to mention another "special" they were running on anther village they were in the works to purchase and you could buy into it for a special deal. It is good to dream big, but finish one village first and then go on to the next one. I would never purchase any of these poorly built tiny homes from them.

I think at first everyone thought Randy was the savior of all the retirees living on social security and offering a $200 a month rent. This all changed when he turned money grubbing and wanting the key money (and not just the $6K pre-paid rent like before.) I am amazed so many people still followed him after that, since it wasn;t logical nor made sense to me.

Re: the employees who were laid off, it's quite certain that ITH had classified them as independent contractors; hence, no unemployment taxes were paid and there was no record of them being employed by ITH. And based on the IRS guidelines for determining independent contractor status, it's clear that ITH had intentionally mis-classified these workers to avoid paying FICA and unemployment taxes. This tactic is common, and illegal, especially in the construction business. Many workers are not even aware that they have been classified as independent contractors until they get a 1099 tax form, or a letter from IRS saying that they owe taxes. Most workers in this situation keep their mouths shut, as they would surely lose their jobs if they complained about it. And when they are let go, as the ITH employees were, they don't have the time, knowledge, resources or interest in reporting this fraud to the IRS. And very often, they do not get the tax bill until years after the infraction, and it's too late to find or go after the former employer. I just wish that one of them would get an attorney and go after ITH for this most likely illegal activity.

I think Hans at GoTinyBeFree is fed up with ITH too. Hans was trying to fill up his Pine Lake development in Alabama exclusively with ITH built homes with no other homes allowed. Now Hans is advertising competitors homes with no mention of ITH. When they keep jumping into new projects before finishing previous obligations, it makes it look like a huge crumbling pyramid scheme. Thanks Melissa for letting us know about the article!
But Hans is also doing like Randy with the “key” money to stay on the lot and a monthly lot rental fee . He told me the key money was for the development of the land and all the amenities for the community. That is the land owner’s responsibility it would be different if I owned the lot .
@@Yvetteabbyyes, Hans also charges key money of either 10k or 15k (depends on location). It's cheaper than ITH's key money which is now 20 to 30k. It's up to the clients whether they will accept those conditions or not. (I wouldn't, but others do & it's their choice.) But yeah, Hans' property is no longer exclusive for ITH houses. I saw Hans' comment that it has been 6 months & ITH hasn't delivered some houses, that's why he's opening to other manufacturers. I think he now has 3 residents in his community, with more to come if ITH finishes the houses soon. For the clients' sake, I hope that they fulfill their promises.
I used to make a lot of comments (posts) on the ITH channel with lots of likes and replies all the time until I realized that Randy started "hiding" my posts from being seen by all the other posters. I realized at that point that Randy was someone who censors his critics. He is not open and willing to accept criticism as he suggests in his videos. They started censoring me when I started warning potential investors in ITH stock that Randy was not telling everyone that an investment in ITH stock was NOT an investment in Incredible Properties (where all the value is located). After posting several videos on this topic Randy "finally" makes a comment about the difference between ITH and IP. You could tell he was upset that I was warning investors about this topic. Ever since then they now censor (hide) my posts from being seen by everyone. The value at ITH is all within Incredible Properties. I feel sorry for anyone that invested in ITH stock.
Yes when I figured out what percentage one share was, it was so minuscule and almost nonexistent. (plus the valuation of the company was so so so overinflated.)
@james - I think it's Amanda who censors/ hides the comments. (semantics, but yeah they censor ppl) She's the one who posts the vids and sometimes replies or "hearts" the comments. She has also hidden some comments from me and others (Smart Black Conservative, Anonymous, etc).
Here in Pennsylvania ,where I live, if you live in a trailer park, you pay a tax on your trailer because you own the trailer. Then the landlord pays taxes on the land the trailer sits on.

You do not get your “key “ money back if your lease is not renewed . There are some who have gotten their key money back due to illness and they home wasn’t ready or built yet . But they seem to pick and choose who gets their “key “ money back.

Exactly! There is no fresh influx of cash to be gained from improvements on property people are already legally committed to, no new key money, ect, w/o forcing someone out.
It would be great to have a tiny house co-op community, where the residents own the land and can deturmine if/when an increase of the rent/HOA is needed. (So many mobile home parks get sold and the lot rent doubled or trippled.) Now that would be worth the $30K investment rather than given as key money and getting nothing in return but the right to be able to rent from RJ.
He is trying to start two new communities but you have to pay cash up front for the house or a 40k deposit on his small home community. Where is my check book? Lol

My comments on ITH videos have been "ghosted" as well. (Only I can see them). On the one hand I can understand... it's a business and youtube is their only marketing platform. That said, I don't know what you all expect a "sales" video to present? Of course it will be one-sided. And I wouldn't put a lot of stock in what a bunch of disgruntled and pissed of ex-employees say as those things are expected. The final nail in ITH"s coffin though will be Randy's recent estimate for completion of Buffalo Creek. ONE YEAR AWAY. lol. There are 200 people waiting for up to 18 months already for this development and I suspect legal arbitration is on the horizon. Contracts for those lots are iron-clad but some kind of class-action lawsuit will no doubt be forthcoming. Also, keep in mind ITH has an 8 month backlog of ESP homes to build that have already been paid for... (even at 6-8 homes per week) There's no "new" money/sales coming in and all the "old" money has been spent. This is why he's pushing those "stick" homes the Amish will build because ITH has no payroll or overhead with those builds; ITH is basically a middle man. Same applies to Randy's "small" home endeavor in Morristown. Like all Ponzi schemes, this is how they ultimately topple; by trying to feed a monster whose appetite for cash grows exponentially.

These Amish-built homes seem to be progressing normally. I would certainly hope the Amish are smart enough to get some of their money up front before starting these builds. Since he doesn't use blue prints, that is why a queen bed doesn't fit when he says it will. That is why there is a space between the cabinets and the frig, but they say it's for cookie sheets. And I unfortunately that is why stairs end up in the bathroom.😮

He used to build custom homes that people chose, now he would whine about customizing anything. If I didn't live with my sister, I would be making my own designs and taking them to either TruForm Tiny, Tiny Mountain Homes (also does customs), both in Oregon and Escape in Wisconsin. All 3 would do custom homes that you would want. They also have models and would customize those as well. I like all 3 of these builders that I mentioned. Randy will get his one of these days. Yes, he is gotten to big for his britches, and extending himself out too far.

Out of curiosity I still been following but lately they're really stressing about the strength of the company but it's like they supposedly are starting this development in Morristown they're now trying to start another development somewhere else in Tennessee and I'm like you just got rid of a lot of employees and you're taking on a lot of stuff what about the orders you just got for this project the orders you're still finishing on your last project it's like calm down I'm actually politely trying to warn them you need to calm down because they're starting to get a lot of Better Bureau complaints about not finishing their things on time and once that starts ramping up that's usually an indication that a builders on the way out just saying just like they showed the other day on another video a custom build and I put out why are you showing us a custom build you guys don't do custom builds you're going to confuse potential new buyers because a lot of people want Customs because they may need customization for certain reasons I keep on bringing up like for example in my state of Washington most places in order to sleep in a loft you have to be able to stand and walk around in it there's actually ordinance against that they consider it a safety issue particularly in concerned with fires for example they put that sprinkler system in when in actuality they need to do things like put in a carbon monoxide detector but it seems it's just one project after the next complete one project before you move on to the next just saying something is off
I watched a few minutes of his last video and he said before the layoff they were producing 1 house a week, now after all the people leaving, they have produced 6 so far this week. I'm sure the quality of their homes will suffer if they are pushing them thru that fast.
I saw that as well and I actually wrote and said something about whiile everythins is all said and done, what do you do about mistakes being made, such as a roof needs fixed, or a leaky faucet etc. Is that up to the customer to fix once it is out of the shop or ? Yes, like in Indiana with the rvs. I was from the rv capital in Indiana My ex husband worked in a trailer factory, rvs.... they did 60 a day. They are junk. All of them. When u put that many out a day, they're not going to be good. They didn't fix issues, just send em through. That's why he quit that work!!!
@@YvetteabbyI think there's only 1 house (the big one). It can stay there because the house has offgrid capacity. ITH recently made an update vid of the house/ couple since they've been there for nearly 2 years.
I agree. There are plenty of other builders that can do a much better job and are more willing to customize your house the way you want it. Escape and TruForm Tiny are two that come to mind that are more flexible in designs and would invite you to bring your ideas for a house you would want.
One couple has been there and on their own electricity for the time being. Bill and Carman are the couple that I was referring to. Their house was custom built.

The article says that tax is due at purchase. More like a car than a house or land. "McClure said taxes are paid when the home is bought, so the cost for a title would be $14. She said that not getting a title for a tiny home is similar to failing to get a title for a vehicle and leaving it with an open title."
@@melonmonte6385the house of Melissa's mom (the one where Melissa is staying now) has the wrong title. It also doesn't have the certification sticker. If it doesn't have certification, other RV/TH parks may refuse them. (still sad for Melissa's mom that ITH didn't do right by her & still doesn't want to do right)
@@melonmonte6385 yes it's horrible. Melissa made a vid abt it (her mom's house) some weeks or months ago. Her mom was also there to explain things. Her mom showed the title (it was a wrong title) and also read some of the emails which ITH sent to her. Melissa's mom sued ITH when they didn't want to fix the mistakes in both houses. Melissa's mom (MM for short) bought 2 tiny houses from ITH - one for mom & 1 for Melissa. Melissa's house had a few mistakes (she didn't get a full glass front door, etc). MM's house had major mistakes, one of which was the stairs. If you haven't seen it in full, see the "house tour" of MM's house from last year (around summer). The stairs are in the bathroom and are dangerous, especially for MM who is a senior. When ITH didn't want to fix the mistakes, MM had no choice but to sue ITH. The case was dismissed "without prejudice" & the judge said that MM could sue again if she wanted to. I don't know the details of the case & why it was dismissed. Because of the court case, ITH/ RJ has had bad blood for Melissa. When it was time for her lease renewal last year, they didn't renew her lease & gave her 30 days to leave. Actually, they gave her a new lease around summer. But they revoked it & said that they were reviewing it. Then around late last year, they gave her that 30-day notice. Since that time, MM was able to get an apartment (55+ community) and Melissa moved in to MM's house which is at Lola's place. Melissa's TH (w/ blue roof) is in storage. There are also other past clients who have reported that their homes have mistakes & are not fixed. There are also past Tiny Town residents who were asked to leave when their 2-year period was up. (initial offer in 2019 or 2020 was 6k key money + 2 yrs free rent). When the 2 years were over, they evicted ppl. Some ppl filed cases but they have NDAs so they can't talk. Meanwhile, ITH can sell new houses (the big ones like Birmingham) to put on the vacated lots and charge new key money of 20k to 30k. TLDR: ITH has screwed Melissa & her mom plus many other people.
Taxes are on personal property, your unit, ITH pays taxes on the physical land. I have a mobile home park and its the same for the folks who own their own mobile home and rent a spot from me. I have 3 ITH homes the process was interesting to say the least. They won't get any more of our money. Very unorganized, piss poor communication, and the product was not what we expected.
My home in Bean Station is for sale but there are a few women who love the Rabid Randy and say my home is way over priced among other things. They troll the communities that Randy had mentioned in his videos like he did Bean Station.
He has always used this method to build. It is what small time contractors do. That’s why it takes so long to get your house. They only do a little at a time so you think they are working on your house when really they are using the money you give them to fund whatever contract they already had before you.
I totally disagree, that's called a pyramid scheme, doing business using money from newest customers to build for the months long waiting customer. People are selling their houses, moving across the country, to only be ghosted, or told 100 excuses, while they completely know it's months to years out. But then they continue do these specials, and not telling people, hey we are months to years out. Many have know where to live and no honest answers

I think there’s a lot more people that have had problems or bad experiences with ITH but are too embarrassed to admit to it. I’m sure there’s a lot of buyers remorse going on there. I’m glad I never made a move to buy. I would have been in a lot of trouble and with no help to get out of that bind 😣 I theory it all sounds beautiful and practical, but when you start connecting the dots and analyzing his whole building career things start to make sense. We need to learn not to make decisions in haste just because things look pretty or everyone’s doing it.

I used to watch ITH videos all the time, but on one video of Randy and Amanda riding the golf cart, she made a comment about how she didn’t like President Biden and Randy tried to cover up by saying something cute. That’s when I stopped watching. I am a blue dot in a red state and I know Tenn is a red state, but if I want to watch or hear about politics I would watch political videos not ones about tiny houses. And supposedly the people that got let go, fired, can not collect unemployment as they covered that up to show that they did not work there at all. Shame on them.
Valid point. If they are a 1099 contractor they are responsible for their own taxes. The tax office will not have record of it until the company files the 1099 the following tax season. But that contractor, if a 1099 should know they can't collect unemployment because they work for themselves. No benefits.
@@MyGirlKenzie Hello! Good to see you posting here. I'm guessing that ITH is hiding/blocking you from commenting on it's channel, along with me and many others. They only post comments from those who have drunk the Kool Aid now. I'm quite certain that they treated the workers as 1099 contractors, even though they were most certainly employees, given the guidelines for contractor status. Cases like this need to be taken to the IRS, but that rarely happens, as they are hard cases to win because the employers know all the tricks and the employees are ignorant of the law, or are unaware that they will have to pay taxes out of their own pockets at tax time.

I agree! The property tax would be ITHs responsibly. If the count has a personal tax they may tax your tiny house like an RV. Paying 30k just to live there is the worse financial decision anyone can make. But they just add that to the house and say rent is only 200 month. Lol Amanda plays dumb but she is far from it!

I've seen comments from senior ladies who bought & paid for houses recently. One said that she's worried because she hasn't received any reply as to when her house will be built. It seems like after they've taken your money, they ghost you until it's convenient for them to answer your queries. There are similar reviews on the BBB website.
I really appreciate your video's and your perspective because you lived there. It all sounded good until those crazy increases for key money etc....seems like a pyramid scheme in the making. The small house future community is a great idea BUT giving a large deposit especially with all the other unfinished projects really gave me a huge red flag. I agree that it made sense when you put $6K down and got 2 1/2 years of pre-paid rent. When the key money thing came into being, you had to be crazy to do that since "Why should you have to pay for the landlord's apartment building ahead of time so you can rent an apartment in it?" (Since he said the upfront money was to buy the land and create the infrastructure for the lots to rent.)

@@threeftr3349 Yes, $1.3Mil by 200 lots is only $6,500 a lot (then there are infrastructure costs, etc.) My guess is that ITH has nothing to do with this deal other than advertising it to its userbase and getting a percentage of the take and everything else will be done by another contractor and their builders.

I started wondering about things when I noticed that very few amenities were actually being done, like the shops that Melissa mentioned and more. Plus, have to admit, my eyes bugged out when he put a ton of money into all those palm trees that now have died. People tried to tell him that wasn't a good choice for TN. (And I hate palm trees, just calls the big bugs to live there, blech!)

I hope the residents at the ITH communities aren't impacted but if he goes bankrupt and the properties are sold, their rents will be going up for sure (or they will be forced to move if the new owners have other ideas on how to use that land.)

They didnt have money for payroll so they had to let employees go but a few weeks prior, he bought a new vehicle. Something's not right. He also said last year (around late summer) that he was gonna sell his pickup truck and the proceeds of that would be put in a fund so that employees can take out small loans. AFAIK he still had it until recently.

The article says that one of the employees went to file for unemployment. The unemployment office said that ITH didn’t have any record of this employee working there. Randy is going to be in major trouble with the law & the IRS if he is not reporting income for workers. There are two men where I live that were both arrested for tax evasion. One owned a water sports company. He didn’t report over a million dollars & the other man owned a restaurant/bar & didn’t report over two million dollars. One is in prison now & the other one is on his way to prison. Not sure why people think they can get by with tax evasion. Bet that one thing in the article about ITH saying the employee didn’t work there will spark an investigation. Something fishy is definitely going on at ITH!
My opinion is that he was treating the employees as subcontractors - illegal, by the way, in this situation- and wouldn't have to pay taxes or pay into workmen's comp. He needs to be investigated by the IRS for fraud.
ITH has a lawyer. That lawyer is not going to let your assumptions happen. You naysayers, with no proof, are setting YOURSELVES up, for civil suits. If you have proof, then show the receipts. Otherwise, stop the slander!

Wow! I just read the article online. I don't watch their videos so I had no idea all this stuff was happening. I'm not sure what to make of the money issue. You end 2022 with a huge loss, then in 2023 you end with a huge plus. Yeah, something definitely sounds fishy there. Something is happening with the money he is getting for rent and deposits. Almost sounds like an addiction problem of some kind, gambling maybe, it has to be something pretty expensive in order for him to be broke. @susanlynn6545 Actually, this August I will be paying $720. The owner is raising the rent every year by $30. So, in 10 years, my rent will be over $1000 a month. It's disgusting! I also live in Bakersfield, California. People are coming here from the north and the south because it's cheaper to live here. That has caused an increase in rent. Also, 350,000 people have left California for other states, which has caused those prices to go up.

Melissa, I feel like I’m a good judge of character, and I was wondering about ITh .I stayed in an Airbnb down the street from you in Oct and it just seemed very sketchy there . like his videos always trying too hard to tell viewers how great their community are. I personally didn’t feel that at all when I was there. I used to live in a tiny home park in Woodland park, Colorado and the owner was very professional and did what he said he was going to do with the community. Randy talking to you about being a womeniser is so unprofessional and a big red flag. It’s just concerning because 90 percent of the the residents are single women 😮

Her interviews were made before the leaks showed, I think. She was also interviewed by another YT channel (Tiny House Expedition) and she also gave positive feedback then. When the leaks/ mistakes started showing, Karen emailed & called ITH but received no reply. It wasn't until some viewers urged RJ to help her that he did any action. I think ITH sent her some sealant (don't know if they sent someone to her place in another state). Karen has commented in Melissa's vids that she now regrets buying her Incredibox.
Today, i'm still glad. I never never got a place there. My girlfriend and me and her husband. Worked double shifts to take a 7 Day vacation and drive all theaway from the fl. And I and I did not like tom tom was horrible tom was so fake. Thank God I did not. Buy a home there. I could see all the. Put on a app. To get money for randy. And I agree, a 100%.Finish one thing go to the next and go to the next. Don't keep on going and doing this and doing this and getting other properties finish one thing. Just read that article about ITH online and sounds like that his company is going under. Too many unhappy customers and now unhappy ex workers. I would expect to see many of the existing homes start to go up for sale and/or people moving them somewhere else.
I never watched him again after what they did to you. When I first found them I wanted to be excited and to believe. Then I noticed things weren't adding up, and my gut was saying, NO. For one thing, too many of the people living there that he was interviewing on his channel about their satisfaction were saying they needed their storage building that was promised so they could get their things out of rented storage. I also got the feeling he might be robbing Peter to pay Paul. The key money blew my mind. That's absolutely crazy! And palm trees... Really? People needed their homes and lots that were promised.
I've never watched their videos. My mom did. In the beginning. He did a skit about my mom. All but said her name!!! Classy, huh?! It always seemed in the comment section that they were selling NEW houses, in order to get money to build ones from a year before, and some people lost money. Some people gave up their CURRENT HOUSE, expecting the estimated time of completion for their new ITH to be finished and ready to occupy.
They assumed that the deadlines they were given, were actually true. They ended up homeless, because they gave ITH a bunch of money, for something that was never built.
I think it's illegal to spend one person's money on another person's house. Contractors go under, big time doing that. I think it's supposed to be put in a separate account and ONLY used to build your specific house.
Randy put out a video today stating that all is well and they are putting out two 8x24 Christmas specials daily. He also stated that they have 214 tiny homes on the books to complete in Newport. I lucked out three years ago by not investing in Buffalo Creek and an ESP home.

You really did luck out. I have been doing some research and TN is a regulated utilites state meaning a private citizen cannot just start up his own power plant and sell his energy to his community. Its against state regulations. So his crazy plan to have natural gas generators power 200 homes with some bozo in a white tshirt in charge isnt going to fly with the city of Newport, Cocke County regulators nor the State Attorney of Tennessee. I am sorry to inform anyone who did invest they probably will never get to live on their BC lots. Randy Jones has been lying to everyone and ignoring his cease and desist letter from the county. I didn't deserve what happened to me there, the way i was treated, my mom was treated. We just wanted our houses done right. So many people getting screwed by that place, not right!!! And people were so confused in the comments, and wanted to know why it was so high. Never once did they ever clearly state that extra 30K built into the price was going in straight in their pocket.

@@elizabethrichards3504Melissa's mom (I'll call her MM) bought 2 houses from ITH in 2020. MM's house came with many mistakes which ITH refused to fix, after several requests by emails & calls. See the vid of "my mom's house tour" on this channel. MM filed a case in court against RJ/ITH. The case was dismissed without prejudice, meaning MM can file again (but to do that is costly).
Late last year, Melissa's lease in Tiny Town wasn't renewed. She was given 30 days notice to leave the premises. Her house (w/ blue roof) is now in storage. She's now living in her mom's tiny house which is located at Lola's place/ community. MM is now staying in an apartment for seniors.

I've been researching the tiny home communities for almost six months and came across Randy and Amanda's channel. Right off, I got a horrible feeling about them; they do a lot of double talk, like a con artist does. They give you promises and want you to put your money up front to prove to them you are sincere but they do not keep their promises. I kept looking for the cute little villages with well built and adorable tiny homes but all he and Amanda were showing were unfinished lots and them walking the dirt roads pointing out trees, etc. Some trailers had been shoved temporarily in spaces not ready for a tiny home or even having to live off-grid because their lots were not even cleared yet. Then, these two had the audacity to mention another "special" they were running on anther village they were in the works to purchase and you could buy into it for a special deal. It is good to dream big, but finish one village first and then go on to the next one. I would never purchase any of these poorly built tiny homes from them.

I think at first everyone thought Randy was the savior of all the retirees living on social security and offering a $200 a month rent. This all changed when he turned money grubbing and wanting the key money (and not just the $6K pre-paid rent like before.) I am amazed so many people still followed him after that, since it wasn;t logical nor made sense to me.

Re: the employees who were laid off, it's quite certain that ITH had classified them as independent contractors; hence, no unemployment taxes were paid and there was no record of them being employed by ITH. And based on the IRS guidelines for determining independent contractor status, it's clear that ITH had intentionally mis-classified these workers to avoid paying FICA and unemployment taxes. This tactic is common, and illegal, especially in the construction business. Many workers are not even aware that they have been classified as independent contractors until they get a 1099 tax form, or a letter from IRS saying that they owe taxes. Most workers in this situation keep their mouths shut, as they would surely lose their jobs if they complained about it. And when they are let go, as the ITH employees were, they don't have the time, knowledge, resources or interest in reporting this fraud to the IRS. And very often, they do not get the tax bill until years after the infraction, and it's too late to find or go after the former employer. I just wish that one of them would get an attorney and go after ITH for this most likely illegal activity.

I think Hans at GoTinyBeFree is fed up with ITH too. Hans was trying to fill up his Pine Lake development in Alabama exclusively with ITH built homes with no other homes allowed. Now Hans is advertising competitors homes with no mention of ITH.
When they keep jumping into new projects before finishing previous obligations, it makes it look like a huge crumbling pyramid scheme.

But Hans is also doing like Randy with the “key” money to stay on the lot and a monthly lot rental fee . He told me the key money was for the development of the land and all the amenities for the community. That is the land owner’s responsibility it would be different if I owned the lot .
@@Yvetteabbyyes, Hans also charges key money of either 10k or 15k (depends on location). It's cheaper than ITH's key money which is now 20 to 30k. It's up to the clients whether they will accept those conditions or not. (I wouldn't, but others do & it's their choice.)
But yeah, Hans' property is no longer exclusive for ITH houses. I saw Hans' comment that it has been 6 months & ITH hasn't delivered some houses, that's why he's opening to other manufacturers. I think he now has 3 residents in his community, with more to come if ITH finishes the houses soon. For the clients' sake, I hope that they fulfill their promises.

I used to make a lot of comments (posts) on the ITH channel with lots of likes and replies all the time until I realized that Randy started "hiding" my posts from being seen by all the other posters. I realized at that point that Randy was someone who censors his critics. He is not open and willing to accept criticism as he suggests in his videos. They started censoring me when I started warning potential investors in ITH stock that Randy was not telling everyone that an investment in ITH stock was NOT an investment in Incredible Properties (where all the value is located). After posting several videos on this topic Randy "finally" makes a comment about the difference between ITH and IP. You could tell he was upset that I was warning investors about this topic. Ever since then they now censor (hide) my posts from being seen by everyone. The value at ITH is all within Incredible Properties. I feel sorry for anyone that invested in ITH stock.

Here in Pennsylvania ,where I live, if you live in a trailer park, you pay a tax on your trailer because you own the trailer. Then the landlord pays taxes on the land the trailer sits on.

You do not get your “key “ money back if your lease is not renewed . There are some who have gotten their key money back due to illness and they home wasn’t ready or built yet . But they seem to pick and choose who gets their “key “ money back.

Exactly! There is no fresh influx of cash to be gained from improvements on property people are already legally committed to, no new key money, ect, w/o forcing someone out.
It would be great to have a tiny house co-op community, where the residents own the land and can deturmine if/when an increase of the rent/HOA is needed. (So many mobile home parks get sold and the lot rent doubled or trippled.) Now that would be worth the $30K investment rather than given as key money and getting nothing in return but the right to be able to rent from RJ.
He is trying to start two new communities but you have to pay cash up front for the house or a 40k deposit on his small home community. Where is my check book? Lol

I had no idea they have 216 paid houses they haven't built, least 8 months behind on building, They just started the new year specials, then after that is the March specials. People paid full price, and then left hanging. Isn't there a completion date in the contracts?
My comments on ITH videos have been "ghosted" as well. (Only I can see them). On the one hand I can understand... it's a business and youtube is their only marketing platform. That said, I don't know what you all expect a "sales" video to present? Of course it will be one-sided. And I wouldn't put a lot of stock in what a bunch of disgruntled and pissed of ex-employees say as those things are expected. The final nail in ITH"s coffin though will be Randy's recent estimate for completion of Buffalo Creek. ONE YEAR AWAY. lol. There are 200 people waiting for up to 18 months already for this development and I suspect legal arbitration is on the horizon. Contracts for those lots are iron-clad but some kind of class-action lawsuit will no doubt be forthcoming. Also, keep in mind ITH has an 8 month backlog of ESP homes to build that have already been paid for... (even at 6-8 homes per week) There's no "new" money/sales coming in and all the "old" money has been spent. This is why he's pushing those "stick" homes the Amish will build because ITH has no payroll or overhead with those builds; ITH is basically a middle man. Same applies to Randy's "small" home endeavor in Morristown. Like all Ponzi schemes, this is how they ultimately topple; by trying to feed a monster whose appetite for cash grows exponentially.

These Amish-built homes seem to be progressing normally. I would certainly hope the Amish are smart enough to get some of their money up front before starting these builds. Since he doesn't use blue prints, that is why a queen bed doesn't fit when he says it will. That is why there is a space between the cabinets and the frig, but they say it's for cookie sheets. And I unfortunately that is why stairs end up in the bathroom.😮

He used to build custom homes that people chose, now he would whine about customizing anything. If I didn't live with my sister, I would be making my own designs and taking them to either TruForm Tiny, Tiny Mountain Homes (also does customs), both in Oregon and Escape in Wisconsin. All 3 would do custom homes that you would want. They also have models and would customize those as well. I like all 3 of these builders that I mentioned.
Randy will get his one of these days. Yes, he is gotten to big for his britches, and extending himself out too far.

Out of curiosity I still been following but lately they're really stressing about the strength of the company but it's like they supposedly are starting this development in Morristown they're now trying to start another development somewhere else in Tennessee and I'm like you just got rid of a lot of employees and you're taking on a lot of stuff what about the orders you just got for this project the orders you're still finishing on your last project it's like calm down I'm actually politely trying to warn them you need to calm down because they're starting to get a lot of Better Bureau complaints about not finishing their things on time and once that starts ramping up that's usually an indication that a builders on the way out just saying just like they showed the other day on another video a custom build and I put out why are you showing us a custom build you guys don't do custom builds you're going to confuse potential new buyers because a lot of people want Customs because they may need customization for certain reasons I keep on bringing up like for example in my state of Washington most places in order to sleep in a loft you have to be able to stand and walk around in it there's actually ordinance against that they consider it a safety issue particularly in concerned with fires for example they put that sprinkler system in when in actuality they need to do things like put in a carbon monoxide detector but it seems it's just one project after the next complete one project before you move on to the next just saying something is off
I watched a few minutes of his last video and he said before the layoff they were producing 1 house a week, now after all the people leaving, they have produced 6 so far this week. I'm sure the quality of their homes will suffer if they are pushing them thru that fast.
I saw that as well and I actually wrote and said something about whiile everythins is all said and done, what do you do about mistakes being made, such as a roof needs fixed, or a leaky faucet etc. Is that up to the customer to fix once it is out of the shop or ? My ex husband worked in a trailer factory, rvs.... they did 60 a day. They are junk. All of them. When u put that many out a day, they're not going to be good. They didn't fix issues, just send em through. That's why he quit that work!!!

I think the mountain is a danger to future mudslides. It doesn't look like any money was spent on hydroseeding to cover up all that bare dirt.
I agree. There are plenty of other builders that can do a much better job and are more willing to customize your house the way you want it. Escape and TruForm Tiny are two that come to mind that are more flexible in designs and would invite you to bring your ideas for a house you would want.
One couple has been there and on their own electricity for the time being. Bill and Carman are the couple that I was referring to. Their house was custom built.

I think the tax citation is: Randy pays taxes on the property and the tiny owner pays tax on the house.
The article says that tax is due at purchase. More like a car than a house or land. "McClure said taxes are paid when the home is bought, so the cost for a title would be $14. She said that not getting a title for a tiny home is similar to failing to get a title for a vehicle and leaving it with an open title."

If it doesn't have certification, other RV/TH parks may refuse them. (still sad for Melissa's mom that ITH didn't do right by her & still doesn't want to do right)

@@melonmonte6385 yes it's horrible. Melissa made a vid abt it (her mom's house) some weeks or months ago. Her mom was also there to explain things. Her mom showed the title (it was a wrong title) and also read some of the emails which ITH sent to her. Melissa's mom sued ITH when they didn't want to fix the mistakes in both houses. Melissa's mom (MM for short) bought 2 tiny houses from ITH - one for mom & 1 for Melissa.
Melissa's house had a few mistakes (she didn't get a full glass front door, etc). MM's house had major mistakes, one of which was the stairs. If you haven't seen it in full, see the "house tour" of MM's house from last year (around summer). The stairs are in the bathroom and are dangerous, especially for MM who is a senior.
When ITH didn't want to fix the mistakes, MM had no choice but to sue ITH. The case was dismissed "without prejudice" & the judge said that MM could sue again if she wanted to. I don't know the details of the case & why it was dismissed.
Because of the court case, ITH/ RJ has had bad blood for Melissa. When it was time for her lease renewal last year, they didn't renew her lease & gave her 30 days to leave.
Actually, they gave her a new lease around summer. But they revoked it & said that they were reviewing it. Then around late last year, they gave her that 30-day notice.
Since that time, MM was able to get an apartment (55+ community) and Melissa moved in to MM's house which is at Lola's place. Melissa's TH (w/ blue roof) is in storage.
There are also other past clients who have reported that their homes have mistakes & are not fixed. There are also past Tiny Town residents who were asked to leave when their 2-year period was up. (initial offer in 2019 or 2020 was 6k key money + 2 yrs free rent). When the 2 years were over, they evicted ppl. Some ppl filed cases but they have NDAs so they can't talk. Meanwhile, ITH can sell new houses (the big ones like Birmingham) to put on the vacated lots and charge new key money of 20k to 30k.
TLDR: ITH has screwed Melissa & her mom plus many other people.

Taxes are on personal property, your unit, ITH pays taxes on the physical land. I have a mobile home park and its the same for the folks who own their own mobile home and rent a spot from me. I have 3 ITH homes the process was interesting to say the least. They won't get any more of our money. Very unorganized, piss poor communication, and the product was not what we expected.

He has always used this method to build. It is what small time contractors do. That’s why it takes so long to get your house. They only do a little at a time so you think they are working on your house when really they are using the money you give them to fund whatever contract they already had before you.

The article did indicate there was something shady with workman's comp and unemployment insurance reporting. If so ... the feds do not play around.
And supposedly the people that got let go, fired, can not collect unemployment as they covered that up to show that they did not work there at all. Shame on them.

Valid point. If they are a 1099 contractor they are responsible for their own taxes. The tax office will not have record of it until the company files the 1099 the following tax season. But that contractor, if a 1099 should know they can't collect unemployment because they work for themselves. No benefits.

They only post comments from those who have drunk the Kool Aid now. I'm quite certain that they treated the workers as 1099 contractors, even though they were most certainly employees, given the guidelines for contractor status. Cases like this need to be taken to the IRS, but that rarely happens, as they are hard cases to win because the employers know all the tricks and the employees are ignorant of the law, or are unaware that they will have to pay taxes out of their own pockets at tax time.

I agree! The property tax would be ITHs responsibly. If the count has a personal tax they may tax your tiny house like an RV. Paying 30k just to live there is the worse financial decision anyone can make. But they just add that to the house and say rent is only 200 month. Lol

The small house future community is a great idea BUT giving a large deposit especially with all the other unfinished projects really gave me a huge red flag. I agree that it made sense when you put $6K down and got 2 1/2 years of pre-paid rent. When the key money thing came into being, you had to be crazy to do that since "Why should you have to pay for the landlord's apartment building ahead of time so you can rent an apartment in it?" (Since he said the upfront money was to buy the land and create the infrastructure for the lots to rent.)
@@pcthayer Land 1.3 million. If 200 people pay at least $150,000, that's $30,000,000, Build the houses as cheap as possible, using low grade building materials that is used in a 30K tiny, that profit is mindboggling.
@@threeftr3349 Yes, $1.3Mil by 200 lots is only $6,500 a lot (then there are infrastructure costs, etc.) My guess is that ITH has nothing to do with this deal other than advertising it to its userbase and getting a percentage of the take and everything else will be done by another contractor and their builders.

I started wondering about things when I noticed that very few amenities were actually being done, like the shops that Melissa mentioned and more. Plus, have to admit, my eyes bugged out when he put a ton of money into all those palm trees that now have died. People tried to tell him that wasn't a good choice for TN. (And I hate palm trees, just calls the big bugs to live there, blech!)

The article says that one of the employees went to file for unemployment. The unemployment office said that ITH didn’t have any record of this employee working there. Randy is going to be in major trouble with the law & the IRS if he is not reporting income for workers. There are two men where I live that were both arrested for tax evasion. One owned a water sports company. He didn’t report over a million dollars & the other man owned a restaurant/bar & didn’t report over two million dollars. One is in prison now & the other one is on his way to prison. Not sure why people think they can get by with tax evasion. Bet that one thing in the article about ITH saying the employee didn’t work there will spark an investigation. Something fishy is definitely going on at ITH!

My opinion is that he was treating the employees as subcontractors - illegal, by the way, in this situation- and wouldn't have to pay taxes or pay into workmen's comp. He needs to be investigated by the IRS for fraud.
ITH has a lawyer. That lawyer is not going to let your assumptions happen.

Wow! I just read the article online. I don't watch their videos so I had no idea all this stuff was happening. I'm not sure what to make of the money issue. You end 2022 with a huge loss, then in 2023 you end with a huge plus. Yeah, something definitely sounds fishy there. Something is happening with the money he is getting for rent and deposits. Almost sounds like an addiction problem of some kind, gambling maybe, it has to be something pretty expensive in order for him to be broke. I had just heard of them when I found your channel and you were talking about crazy stuff then, so I thought, whoa! I'm not even going to research them. I definitely think you dodged a bullet, they actually did you a favor by kicking you out. Who knows what of shenanigans you would have had to endure if you were still there. Even though you were disappointed about leaving, at the time, you had a guardian angel watching out for you. So glad you and Kody found Lola's and have had a safe and quiet place to live. Yeah, i even had a witness who saw randy do it!!!! He definitely did it on purpose, he's evil! I worried about ace all the time. I wondered how he could let him run all day, not knowing where he is. On a busy road!? I had seen him in and by that busy road several times, even stopped to get him cause i care about dogs. I don't care for randy but i love ace. I watched a few of ith videos and at first I thought how nice. After awhile though I could tell it was an act just to get peoples' money. @susanlynn6545 Actually, this August I will be paying $720. The owner is raising the rent every year by $30. So, in 10 years, my rent will be over $1000 a month. It's disgusting! I also live in Bakersfield, California. People are coming here from the north and the south because it's cheaper to live here. That has caused an increase in rent. Also, 350,000 people have left California for other states, which has caused those prices to go up.

Melissa, I feel like I’m a good judge of character, and I was wondering about ITh .I stayed in an Airbnb down the street from you in Oct and it just seemed very sketchy there . like his videos always trying too hard to tell viewers how great their community are. I personally didn’t feel that at all when I was there. I used to live in a tiny home park in Woodland park, Colorado and the owner was very professional and did what he said he was going to do with the community. Randy talking to you about being a womeniser is so unprofessional and a big red flag. It’s just concerning because 90 percent of the the residents are single women 😮

@@chriscesafsky7498he didn't want to fix the mistakes & leaks in Karen's house, even though Karen has been featured in several vids of ITH wherein she gave a glowing report of the Incredibox & her living in it. Her interviews were made before the leaks showed, I think. She was also interviewed by another YT channel (Tiny House Expedition) and she also gave positive feedback then.
When the leaks/ mistakes started showing, Karen emailed & called ITH but received no reply. It wasn't until some viewers urged RJ to help her that he did any action. I think ITH sent her some sealant (don't know if they sent someone to her place in another state).
Karen has commented in Melissa's vids that she now regrets buying her Incredibox.

Today, i'm still glad. I never never got a place there. My girlfriend and me and her husband. Worked double shifts to take a 7 Day vacation and drive all theaway from the fl. And I and I did not like tom tom was horrible tom was so fake. Thank God I did not. Buy a home there. I could see all the. Put on a app. To get money for randy. And I agree, a 100%.Finish one thing go to the next and go to the next. Don't keep on going and doing this and doing this and getting other properties finish one thing. I work my butt off to go there to get a tiny home.Thank god I did not. I worked 14 hours a day. 6 Days straight to go there. Two days to get there At a hotel. Gas and money to eat it cost me close to $2000 To get there , it was horrible the hotel Horrible. I slept in my car and Girlfriend and her husband then we're so tired The bed I did not. I left my clothes on took a shower came back and Went back into the car To sleep. All that to find out randy is just horrible person.
Just read that article about ITH online and sounds like that his company is going under. Too many unhappy customers and now unhappy ex workers. I would expect to see many of the existing homes start to go up for sale and/or people moving them somewhere else.

I never watched him again after what they did to you. When I first found them I wanted to be excited and to believe. Then I noticed things weren't adding up, and my gut was saying, NO. For one thing, too many of the people living there that he was interviewing on his channel about their satisfaction were saying they needed their storage building that was promised so they could get their things out of rented storage. I also got the feeling he might be robbing Peter to pay Paul. The key money blew my mind. That's absolutely crazy! And palm trees... Really? People needed their homes and lots that were promised.
I've never watched their videos. My mom did. In the beginning. He did a skit about my mom. All but said her name!!! Classy, huh?! My mom and i were nothing but decent to him, gave him chances to make it right, i thought that's what he preached!? If it's not right he'll fix it. Yeah right. 🤣😂U can never get a hold of him. No emails answered, no calls returned. That's why my mom was FORCED to take him to court!!!! He is unreal.
