  • Florida mobile home parks represent one of the few bargains left in Florida homes for sale. Manufactured homes help make this possible. Join us as we look at why size matters in community living. Florida retirement communities, often referred to as 55 plus communities, come in all sizes.
    The very largest of parks are all 55 communities but from very large to tiny, all ages mobile home parks exist as well. Size considerations apply to resident owned mobile home parks too. As a bonus, I provide some tips to help you determine the character of the community within the Park.

    Thanks for educating me from purchasing my next future home when my time to retire I’m from New Jersey and here where my community very expensive I already owned my mobile home and believe me I love my home just can’t afford to retired from my state, looking forward to moved to Florida.       Thanks. Just bought the book and a quick look through it shows an amazing amount of detail! Good advice, too. The chapter on Number of Homea for Sale is good. We just visited a park in Venice with many homes for sale. I talked to a resident and was told the rent has gone up $100/ month each year for the past three years. He’s getting out when his lease is up. Thanks again!

    Hi Russ, new subscriber here! I’m looking for a mobile home park with a gorgeous inground pool. I swim a lot. Any idea which ones have the nicest pools? I don’t prefer any specific area. Ty!!

    Your videos are useful and serve an market where obtaining information is difficult. Do you have a list of the top rated 55+ manufactured home communities in Florida?

      I'm not aware of anyone having done such a list for MH communities. All the lists I have seen for "best communities" seem to be paid for by the communities in the list. I often see "4 star community" in listings but inevitably when I ask who gave it 4 stars it was the community or salesperson. I could make a list of those that might be right for me, but that would not be helpful to anyone who doesn't share my goals and financial situation.       @@RussellWatsonFMHL You are correct. Most of the information available online on 'luxury' manufactured home communities has been posted by the corporations that own the communities. It would be nice if someone who has personally visited these places would compile an independently created list. That would be valuable for out-of-state buyers who don't want to drive all over the state of Florida looking for the ideal community.

    Do you find people with COPD have a harder time breathing or easier with the FLA weather?

      I don't have any experience with that. I am convinced you live a lot longer in our communities than you would up north.

    In Vero Beach, many mobile homes are in the price range of $15,000-$30,000. Are these a good buy? Thanks

    Not a bargain. Many of these older mobile/manufactured homes suffer from rot. Tie downs rust through and break and insurance is hard to come by.

      What agencies have you tried for insurance? I list some on my website. Every type of home can suffer if neglected; but in the nicer communities, that's rarely the case. That said, we recommend a home inspection as will most reputable agents.

    I would really like to be able to search for parks based on amenities that they have. Is there a website or some form of listing that I could identify parks based specifically on what amenities I am looking for. This would help in narrowing my search.

      None that I'm aware of. I recommend starting with an area that interests you and then looking at the parks in that area. What amenities are most important to you?

      @@RussellWatsonFMHL i would say pickleball, tennis, ping pong, billiards, biking and if possible kayaking. I do however want to also be mindful of monthly rent...alot to ask 🙂

      @@ricktalvitie2187 OK, First, be aware that offering an amenity and actually having anyone interested are two different things. Example: A park may have a pingpong table, but it may not have been used for years. They will still list it as an amenity. If you have capital to invest this is fairly easy in a ROC. You might want to start with my book and get an overall stratagy for finding a community that meets your needs. You will find a lot more advise in other videos as well.

      Not yet, a great topic for a video! VA loans are used to guarantee mortgages. Manufactured homes can be bought through the mortgage process in they are in a resident owned community or on their own land.

      I have visited The Villages several times. There is no lot rent in The Villages. All owners pay an amenity fee of $164 per month, plus property taxes. Owners are responsible for yard maintenance. The area of The Villages which contains manufactured homes also contains site built homes.

    I've lived in big and small....Just enjoy FL living...( Question ?? why do you have ?? Spanish music at the beginning ?? That's NOT what FL is made of...Maybe in Miami but everywhere else, Country and most from up North..sooooo ?? )

      - I like that piece of music as it seems to set the festive atmosphere I find in many parks. I never thought of it as Spanish - more calypso/island music.
