    I've come to believe a nice little double-wide - one in good repair perhaps a mile or so from the beach represents far better value.

    I forgot to add that being close to the beach is a necessity! As long as I have a beach nearby with clothes medical facilities and my two kitties I will be fine

    Hi I am happy I found your channel. I lived in Florida for 16 years then had to come back to Brazil (my wife had cancer and I lost my job so I could not afford health insurance. She passed away one year after we came back). Did not go back because I was helping my sister to take care of my mom. Now I am 70 and considering going back to the USA. I cannot afford to buy a house but I probably could buy a manufactured home. So, I am going to follow your channel and the links you recommended. I would rather to be in central Florida because (maybe I am wrong) I think being in the central area the hurricanes will be less severe (I went thrU Andrew). So I will keep looking.     most of us can hardly afford some nice beach-front scene but that doesn't mean, year after year, a new crop won't try.

      Well, all those communities are virtually full so someone can afford it. (I live about 8 miles from the beach and there are many communities I consider affordable on both coasts that are that close.)

    I am sure you have heard of Tarpon Glen 55+ community in Tarpon Springs, Florida. What is your take on that community?

      Recommending parks is like recommending cars. Everyone has a different budget, tastes, and goals. Factors such as area, proximity, amenities, age, home prices, lot rent, etc. create too many variables. My ideal park, just like my ideal pair of shoes, won't fit you. You need to identify your needs, narrow down your choices, and then contact the park(s) to see what's available.     These ae great Vids.
    We just returned to Canada from our first attempt at buying a home.
    It was a complete disaster,
    We realized we were poorly prepared. But a good eye opener on knowing what to expect next time
    We will have mores bases covered next trip.
    However just curious, some people say its better to search AFTER Easter as more people are considering selling at that time. Is that correct?
    Any other suggestions?
    Do you suggest funding an agent and sticking with them rather than trying it on your own?

      Sounds like you have an area in mind. Once you narrow down your requirements I suggest you join and follow the online ad groups listed on my website: Florida Manufactured Home Living - Website

      This will give you some insight into what's available and some contacts selling homes in your area. Also, look at the online listing services. I list several agencies and I recommend you contact every one of them that sells homes in the area of interest. Cast a broad net with your requirements and you will get a lot of offers. The key (which is why I wrote the book) is to understand the arrangement and determine what you are really looking for. Hopefully, you will have a good idea and lots of homes that meet your needs to look at next trip down. Meanwhile, you can check out my videos for additional tips and examples of what I consider bargains.

      That happens quite frequently in rural areas. Many urban areas are zoned to prohibit manufactured housing except in parks.

    Great. How do you deal with Hurricane and Tornados? What kind of credit scores do you need to quality and how do you get loans.

      We deal with hurricanes (haven't heard of any tornados but I guess they might exist) same as everybody else. Evaluate the threat and make decisions. Evacuate if necessary. Credit scores, credit and loans are specific to both the park and the home. There are resources on the website you can contact for more info on homes or financing. You would need to contact an agent or the manager of a park that interests you to obtain their requirements.

    Which area would be good to avoid flooding..or possibly a little higher elevation manufactured mobile home park..with a reasonable lot rent ..or land purchase with a hoa fee

      I like the Sebring area and the Lakeland area in terms of those concerns. Lakeland has quite a few parks around $500 - $550 /mo lot rent.

      I have aunts and uncles in Buttonwood bay...it's a sun community..their last name is Richardson..is sun management and parks a good group to deal with..I know they love buttinwood bay..they own the land and their homes on the waterfront area of that community..since in the mid 1980s..thank you for sharing your recommendation..hopefully they have affordable homes with land lots available together like my family owns..they are becoming older so their homes will be inherited by their children..my parents passed before being able to purchase and move with them..I shall look at the community more closely as a retirement fit..bless you for helping others

    I have watched this before how can seniors on such a limited SS income afford lots of older folks cannot afford it

      You are absolutely correct. Most seniors on limited incomes can not afford the Florida manufactured home resort communities. In fact, they can't afford the site built communities either. But, this is not subsidized housing nor does anyone - especially me - make the claim this is a good deal for seniors living on low fixed incomes. This is one of many housing options out there. Most are more expensive making these communities a relative bargain if you can afford them. There are a few run by municipalities that may be operated as subsidized affordable housing but only a few. It all comes down to what you can afford and understanding the deal.

      There is no doubt most of these communities are beyond the means of a single senior on social security. Many would be a stretch on two such incomes. All most will claim is they are more affordable than a comparable rental apartment and I would say for most that's true. I think most are appealing to folks who have some income and assets other than social security.

      @@valeriebarbeau2468 Many seniors can't afford it now. Then again, for others this is a bargain. It all depends upon your financial situation. I'll agree it was once much cheaper but unfortunately its grown so popular folks are now willing to pay much more than seniors on small SS incomes can afford.

      Most parks require you have the dog inside or on leash with you present. But on private land I suppose you could let one run free or tie it up unattended outside. In that case - yes.

      I never leave him alone. But around the yard he doesn’t require a leash I follow right with him and he never leaves my side , but leash or no I’d hate for one to go after him.

      I stumbled across another method that might be easier. It looks like MH Village lists some specific pet policies for each park. Here's an example: Countryside at Vero Beach. They claim to be pet friendly and even have a dog park near the clubhouse, but when you look them up in MH Village, it says 25lb or less. Here's a link: www.mhvillage.com/parks/5879

      Even more interesting is that Village Green - same owner and right next door, allows 2 pets and has no weight restrictions. They do say they have breed restrictions though. Just goes to show - every park is different.
