  • Barefoot Bay is an affordable Florida retirement community. Open to all ages, it offers manufactured homes, where you own the land, in a deed restricted Recreation District. This manufactured housing community has a professional golf course, multiple pools, a massive clubhouse complex, restaurants, shopping, and a vast array of activities and amenities. Homes qualify for conventional mortgages and are eligible under the Florida Homestead Exemption. Like a small version of The Villages in Florida, they pack this community with fun filled events. Everything’s in golf cart range. There’s something here for everyone! In fact, there’s so much here, the fun never stops.     Been a home owner in Barefoot Bay for 33 years, sold first mobile and now have a new modular home there. Great activities and just so much to do, you won’t be bored that is for sure. Enjoyed your video.

    I used to lived in Melbourne and very familiar with Barefoot. Nice place. Captain Hirams resorts and beach bar is 5 minutes away. Excellent place to go to.

    My parents sold their home in Fort Lauderdale and moved to BB in the mid-80s. Mom wasn't particularly happy because at the time there was little in the way of close by shopping and they eventually moved a few years later. Whenever I visited I always liked the area and I'm glad to see that the reasons my parents didn't stay have been dealt with. They lived on Amaryllis Drive close to the end of the street (I think 719 was the house number)

    I bought in adjoining Snug Harbor but started looking in BB. It's a great area so Russ you must live nearby haha. That 30k lot in video is pending but what a great buy for someone. No one ever talks about the 2.3 ac BB ocean frontage which is surprising.

    I live here. Check out the prices lately. $200,000 or more for a mobile home? No thanks! Those same homes were going for $50,000 just seven years ago.

      Have you checked out the prices nearby for a CBS or stick-built home? Housing has skyrocketed and MH is no different. That community has great appeal if you want to have the facilities that are there at very low monthly fees.

    Russ, People should know about the brightline high speed rail that will increase noise. The current trains run at 50-60 mph. The high speed will run 100-110 mph.

      It will affect some parks. The first one I lived in was already shaken nightly by freight trains. I can't imagine what that high-speed train will do there.

      @@RussellWatsonFMHL There seems to be very little info available concerning decibel levels. I have not seen any evidence that sound walls will be required. It seems a good time to start grassroots campaigns for noise mitigation.

    Is there anything like this in the Gold Coast?
    Preferably with pickleball courts. Riverland would be ideal anywhere in Gold Coast area.
    Does not necessarily nd to be a manufactured home but I don’t want a huge one-time fee like I saw in a couple communities like Aberdeen.

    Looks like a good bang for the buck. Lots to like. However, allowing rentals is huge negative. That usually brings in riff raff.

    Still looking for ways to find lists of resident owned parks on the west coast of florida. I am working diligently, including writing to all the various chambers of commerce for help! I have learned there are literally THOUSANDS of parks in Florida and how difficult it is to simply find the resident owned communities by county. HELP!!

      Yes, and I found in Punta Gorda some are not even registered with the state properly. You can join our inner circle and request Co-Op lists for a particular county. It will be awhile before I have HOA subdivisions or Condo communities.

    Are there any places on the west coast of Florida similar to the places you show on the east coast? I live on a low SS income as a widow and have to leave my beloved San Diego, CA due to the now, High Cost of Living! I've been looking online at locations around Sarasota, Cape Coral, Ft. Myers.       Homes are selling very quickly these days but more come on the market all the time in this community. Google something like "Homes for Sale Barefoot Bay". There are a bunch of realtors that serve that area plus for sale by owner.

    Good information-packed video. Answered most of my questions. Note- REOCCURRING is not a word. The word is RECURRING. Realtor is pronounced REAL-TOR not REAL-I-TR.
    Very good annunciation. Nice and clear, and unlike so many, you do not talk too fast! Very well done!
    I grew up in Florida, and until my Dad died the saddest day of my life was Jan 8, 1971 when at 11 years old, they dragged me out of Florida. I missed it every day of my life since. Now that I'm retired I think I may make Barefoot Bay my new paradise.

      There often are rentals there. Google up Real Estate agents that handle homes in Barefoot Bay and let a few know you are interested. Renting is a great way to see if Florida and a given area is a fit.

    Russ, I appreciate all of the videos you put out! My wife and I are going to retire in Florida hopefully, next November. Here's my concern and I'm hoping you can help me. I'm 65 and had kidney cancer. I also lost my health insurance. As a result, I used up my entire 401k, to pay the medical bills. So needless to say, we don't have a lot of cash. My credit is good and I'm 65 years old. Do you know if lenders will give mortgages to people my age? Thanks in advance.

      I don't know but I don't see why not in this sort of situation. You might try some of the online mortgage brokers. Fill out an application and see what happens.

      I am a mortgage loan officer. Yes if your credit is good and if you have the cash needed to close (down money + closing costs), adequate income to pay the mortgage payments, you can get a mortgage. Your age does not matter at all.

      I have not researched that far north. I know there is at least one condominium community in that region but I have not looked for deed restricted subdivisions yet. Both the Daytona/Ormond beach area and Melbourne are on my radar for future videos so stay tuned!. I am also developing a program that will teach folks how to find these types of communities across Florida. Look for that later this summer.

      Recommending parks is like recommending cars. Everyone has a different budget, tastes, and goals. Factors such as area, proximity, amenities, age, home prices, lot rent, etc. create too many variables. My ideal park, just like my ideal pair of shoes, won't fit you. You need to identify your needs, narrow down your choices, and then contact the park(s) to see what's available.       The conundrum with that worry is how so many manufactured and mobile homes (including ALL of these) are still there and in great shape after 30 - 50 years' worth of hurricanes in Florida. In fact, there are hundreds of thousands of 1990 and earlier that somehow survived.......And, while I have certainly seen headline grabbing photos of mobile homes destroyed by hurricanes every few years, I see demolished cars and fatalities on the highways almost daily ...     Please be aware the public wants to know monthly cost is more important because we are retired with fixe income, many of my friends are single with a retirement budget of $1650 a month, I hope you understand what it means $$$$$$$$$$$$$
    Monthly cost should not exceed $650

      Luigi, There are parks with rents under $500 and I have featured several such parks. I am aware there are folks on fixed incomes. My wife & I are retired on social security. That said, with a few exceptions, mobile home parks in Florida are businesses offering a product . Some choose to offer an environment that goes beyond a lot to put your home upon. In fact, there is a quite large segment that demand more and can afford to pay for it. Mobile home subdivisions, such as Barefoot Bay, are folks who own their land and are selling at a price they choose. The costs involved with any home are best determined by contacting the selling agent.       You can read their community rules on their website. Last time I checked, the only dogs the prohibited were those registered as dangerous by the county. (Not breeds, but if a dog bites someone, for example, the county can declare that dog as considered dangerous, in which case the dog could not stay in the community.

      I was looking for the community rules like you stated in the video, but I couldn't find them.
      I'm not very tech-savvy 🤔
      I spent a lot of time looking at houses in one of the few affordable areas that I found last week and then found out that they only allow dogs that weigh up to 30 pounds.
      I have 2 golden retrievers. That's a deal breaker for me, so it wound up being a waste of time. Can't say I didn't learn anything, though.

      Literally everyone has their own definition of affordable based upon resources and expected income. I have talked with folks that think homes costing $200K with lot rents of $1800/mo are affordable and folks who think a home at $30K with a lot rent of $425 is not. The place to start is an honest evaluation of what YOU can afford, assuming rising costs going forward, and then find a deal that meets your needs.

    The lot rent might be $65.00 but the average price of a mobile home down there is $180,000.. no thanks

    It's NOT affordable anymore! Ridiculous what's being asked for manufactured older homes. The fee for the district has gone up, water isn't cheap and try getting homeowners insurance for less than $2500! 😣

    Dig deep and drive around lots of very unkempt homes crime is in news a lot for barefoot bay drive around before you buy buyer beware

      Funny, but I read the local papers and see nothing in Barefoot Bay that I would not expect in any town of 8000. In fact, given the party atmosphere, it's sedate. Like any community that size, there are some areas that are nicer than others. I know many people who express dislike for communities that have lawn police on standby 24/7. This community might be a better choice for such folks. There are many others that have management looking at every yard daily if a pristine park interests you. It's one choice out of many manufactured home solutions to affordable housing.

    I was really hoping to move down there. But, I have 5 little dogs. 2 are elderly . They stay inside except for when I take them out. 🥲
