    I have stayed in a few AirBnBs & many many hotels. Cleanliness is absolutely everything to me. I'm willing to put up with fewer amenities/comforts if the place absolutely sparkles. So far I've found that on AirBnB, "clean" means different things to different people. The last one I stayed in was called "clean" by many reviewers, but when I got there, although it was a really nice place, it felt icky. You want to have the feeling, however imaginary, that you are the first person to ever stay at this place, like it was shrink-wrapped just for you. In this situation the hosts had a washer/dryer available for me to use, which was nice, but it was so gross when I opened the lid of the washer, with hair & dirt sticking to dried soap around the dispenser, that I didn't even want to put my clothes in it. The whole place needed a DEEP CLEAN, not just a superficial one. Yes they cleaned the top of the stove but you could see old grease spots that were removable with some effort (I know because I did it) that the hosts apparently just wiped over & considered it "cleaned." Same with the fridge. I did mention some of these to the hosts privately in my feedback, but I'd never stay there again. Even though they had a most delightful doggo.
    Now I know this might trigger some people, but when I'm looking for "clean" in the reviews, I notice whether a man or a woman has given that feedback and I also look at whether the host is male or female. It's not a perfect indicator but sorry people, that's just the way it is. I'm more dubious if a man has said that a man's AirBnB is "clean." In my somewhat long life I've always found that to be laughable.
    Now I am getting ready to buy a house that has a downstairs that was designed as in-law quarters, already comes with a mini-fridge, sink, 3/4 bath, separate heat/cooling, & 2 bedrooms. I am going to take awhile to furnish it nicely but I will tell you that, as a person who bleaches her trashcans every single time I change the bag, this place will be historic in its cleanliness. Eventually I will probably get a larger fridge, as I've found as a traveler that I'd rather have a bigger fridge & only a microwave/hotplate than a full-sized cooking area with only a tiny fridge.

      I’m sorry to hear you’ve had bad experiences with cleanliness! A clean Airbnb is essential, arguably the most important aspect of hosting

      @@itskayav I think it boils down to there being no real standards, as there would be in a hotel. My last hosts thought the place was "clean" and so did many of their reviewers, but to someone like myself, it wasn't even close. I did tell the hosts privately that I thought the place could have been cleaner & gave a few details, & they said thanks for your honest feedback & that they would address everything. Which was a nice response. I was torn about whether to say it in my published comments. It would have helped someone like me but I didn't want to ding them too hard. Never sure what to do in that situation. Anyway they said they'd address it so I figured it was okay, but I did ding them hard in terms of score. I think next time I might describe it & say whom I think it would work for & whom it wouldn't work for.

    I bought a beach house in Puerto Rico 4 weeks ago. I am going to remodeled and turn it into an Airbnb with parking for boats and jets skies. I can wait! Thank you for remaind me about who is going to take the garage out! I live in Atlanta. Good videos very informatives!!!!🌴🍹🇵🇷

      You should really check into insurance and prop tax before you jump in. I started in 2015 it was so different. The price of entry is crazy right now and the insurance is only going to become a guaranteed nightmare. Especially if your carrier knows that your not living there. Most major insurance companies now have a computer program that searches all the short term rental sites and if they are insuring an address that shows up on air bnb for example then they will drop you or put you into the proper coverage. This will raise your nightly rate up a bunch.
      Market saturation in fl is also a real problem right now. I’m out of it because it ended up being a lot of work for a little profit. Now that you can park your investment in a high yield savings and make 5-5.5% risk free and not have to do anything. My houses where a liability, your always a little stressed when there’s guests checking in and out and the reviews, and the constant communication and the repairs and the insurance, then there is the insurance, and did I for get to mention the insurance down here is crazy. 😅

    I've been working with a marketing team and they also mentioned that one of the most important, if not the most, is professional photography. Its the immediate pull, clicks, and time spent on the site that improves CVR. I've been remodeling some of the common rooms with ascents and backdrops based on your last video. Instagrammable moments was such a sale
    I do agree that being a personable host is extremely important. I am curious on what your thoughts are once you start scaling and bringing on property managers. How do you think you would manage that? Or would property managers be sufficient for that personable experience?

      Scaling to many properties will inherently make you lose a personal touch, but you can always spice up automated messaging with personalized advice for the area depending on which property you’re sending messages on behalf of. Pretty sure Hospitable has that option!
