      People here find out pretty quick that they can’t bid on most real estate for sale. I explored getting one of these loans but most affordable homes can’t meet the specs so people with these loans never get approved and sellers won’t take bids from them. Only people loosing are the ones taking these loans. Out here in the greatest majority of America average family homes only cost 50-70,000. These updates DOUBLE the price of homes. No one will buy these “upgraded” homes, sorry. These types of loans will disappear and be useless for most of Americans. Besides all this, installing self sufficient energy devices is actually aggressively discouraged out here because they don’t want people to get free energy. I know a few people who were ordered to remove a small home size wind turbine and solar for not being installed by government authorized vendors and for private use only (ie off grid). There is more to this than they are telling, it won’t benefit the home owner or the environment, maybe new taxes and usage fees while they steel the power from your private solar and wind generation?

    I’m in Texas and the maximum increase annually on taxes is 10%. Unfortunately, the assessed value can be much higher, say 30%, so your taxes will increase for at least 3 years. The land value of my home has tripled in 3 years before taking account of the house value which also increases. New apartment buildings are getting 10 year tax abatements and they have become so prevalent that it’s higher density than in older downtown areas. New schools, new roads all that adds to single family homeowners costs. We are being priced out of our homes due to taxes and insurance.

    New construction would apply to having higher prices in your hardware stores. They will only be able to sell you compliant materials for any remodeling purposes. If they integrate this into insurance companies there will be a lot of insurance companies that will charge more or drop coverage.

    Fun Fact: If you bury a loved one on your property (your backyard), the city rezones your property and you are tax exempt. You will not have to pay property taxes, the government in some cases has to pay to maintain the property, and it can never be taken from your family. Ever.

    A lot of these regulations are only looking at the hvac and appliance energy use side. They really should take a closer look at the structure's energy efficiency side of the equation. Building a house that requires little to no heating or cooling is completely doable with current materials. Air sealing, and a moderate passive solar design will cover the biggest part of that, and at a reasonable cost per sq ft. Most air handlers draw much less power than heating or cooling does. As a couple bonus points, the improvements are a permanent part of the structure, not mechanical items that will fail and need replaced every 15-20 years. Many air sealing details also make for a more robust moisture control barrier over the buildings structure. That helps with a longer lasting building, as well as more energy efficient.
    Control/minimize air leakage, and do a little bit of passive solar design, you got a house that will already exceed the numbers this regulation is after, and not have a crazy expensive geo thermal heat pump. Done right there is minimal cost increase (can be as little as $10 sq ft extra), because it just changes a few details and the orientation of the building, but still uses the same materials for the most part.
    It is much more efficient to design and build the structure to minimize heat gain in the summer, and maximize it in winter, thus reducing the amount of heating/cooling energy needed to begin with.
    There are several (3000+sq ft) homes in Canada being heated with 1500 watt elements in the air handler. That is a hair dryer folks. . . . If it can be done in that climate, why can't it be done in comparably milder ones?
    Unfortunately most residential areas in towns and cities are not spaced out enough, and don't allow for houses to be oriented for reasonable passive solar design. Many want the houses to sit parallel to the road, which rarely works well.

What’s happening though is that if you own an apartment in a historic building, obviously you won’t afford to upgrade, if you can’t upgrade you can’t even live there not mentioning selling or renting.       A heat pump is an air conditioner. The difference is there's a valve in the system that reversed the flow of refrigerant through the system. So, you're either cooling the inside of your home or the outside.

When you get down below 30F the things don't heat well AT ALL. I was at -11 once and had to use propane heat. The heat pump was blowing cool air.

      @@christinecortese9973 Please, I'm a Registered Mechanical Engineer. Heat Pumps are air conditioners. What was the tonnage and SEER Rating of the AC you compared to the heat pump? Was it a packaged unit, split system unit what? How were the return and supply ducts mounted? And yes, heats pumps do not work well when the outside ambient temperatures are near freezing. Generally, heat pumps installed in areas with average winter design temperatures near freezing are equipped with backup electrical heaters. If one wants to install an AC unit as a combination Gas Pac system or split system/forced air gas furnace, or with backup heaters they will cost more than a heat pump for the same cooling and heating capacity. There are many factors when considering which type of system to use. Generalizations are useless.

    Just like in Europe. Germany’s new energy law for houses and residential buildings forces owners to change heating systems and make upgrades costing multiple tens of thousands of Euros.     Thanks to U.S. tariffs on the world's most efficient solar panels (hint: Chinese panels) now cost more than they need to. I was paying, on average $200 per month for electric with a some light AC use, light heating, two freezers and two fridges. I got my entire solar set up from Amazon and installed it DIY. Cost me 8k after everything, including the lumber for the platform my panels are install on. My savings have already paid for the set up, which also adds value to my house. Not to mention, no more power outages.

    Anybody tried to buy light bulbs lately? Ridiculous. They used to cost less than $2 for a box of four. Now, it is 8-9 dollars if you are lucky.

      Ummm...no they don't,they lose brightness very quickly, like 3 months then flicker for a few weeks then die

    As they're not upgrading the grid, how does this make sense to strain it more? They want people to walk away or lose their homes, then they'll lower the standards once they own it all. Atlas Shrugged and The Hungar Games are the movies that predict our futures. I'll do my best to hold on for my kids and grandkids.

      Exactly. I been telling people fir a few years we headed to 'hunger games' gov will tell us how much we can eat, take our cars, forced labor, told where to live, how much water we can use, etc. It's coming

    in my apartment complex a former maintenance man told me, contradicting the former manager, that this complex was not going to be condemned, possibly evicting everyone, but that there was this very huge company that wanted to buy the complex from the present owner, Sunbelt LLC and renovate it. and holy crap doesn't need it. they totally neglect the units sometimes for years. we sustained wind damage to vinyl siding in 2019, then from hurricane zeta the next year. it was only last year the vinyl was fixed. lots of shingles off the roof too which took a long time to repair. there's mold in all the apartments. to renovate this complex will take hundreds of thousands of dollars. maybe this complex will be under the mandatory renovation law too.

    A dozen years ago, my wife and I sold a manufactured home. There were new codes that had to be met for a buyer to receive a loan to purchase the house. A buyer came up with a lower cash offer. We took it and ran.

We have a buy back program from our electric company and we pay less than $50 a month (paying for the basic charges and taxes which is not paid by the buyback). we have also banked a lot to use during the winter. Our electric bill usually run from $200 off peak months to $350-$400 on peak months.

    I've read that the HOAs and existing homes/communities will be compelled to conform with the Borg as a result of insurance companies withholding coverage for those groups/individuals. It's happening everywhere - now. Developers are putting in 1000s of homes on govt loans and not 'selling' the bulk of the units once complete to keep prices artificially high, but moreover, the developer turning the bulk of the homes in developments as perpetual leased properties. No home 'ownership' - Gates, Bezos, WEF, USA Fed all seek to restore feudalism and serfdom.

      In cold climates you use ground source heat pump. Though it adds cost.

      The problem is no group of people can do anything. It requires a vast amount of resources. Any action requires entire states to rebel. I just don't see it happening.

      Not much ppl can do. Cant take on the government. The democrats and republicans are in on it. Why we are only allowed two parties and ppl are divided 50/50. No majority with minority rights anymore. Wht do you suggest? Im open to suggestions.

      Yep. They’ve been cutting trees like crazy in the mountains lately. They’re just begging for the floods and mud slides headed their way. These people are stupid. How they ever won primaries to be voted in office is beyond me. Probably voters skipping out on their primaries, then bitching about the candidates.

      I've been saying for awhile that ppl should rent crop duster planes, & sprinkle the country w/seeds for everything, especially food. Long ago, ppl could find apple trees & other fruit trees growing wild everywhere. There used to be fields of natural berries, & veggies grew wild. Why not sprinkle enough seeds to combat hunger on all govt land? It'd also reduce carbon naturally, as it s/b...

      @@trishgels we tried going down the road tossing seeds along the sides of roads for a while. Soon we discovered why barely anything was growing. Birds… lots and lots and lots of birds. Our area quickly changed gears and became a bird sanctuary. Berries and tree saplings would work, but regular seeds they’ll eat in a heartbeat. For us, food is everywhere. You just have to know what you’re looking at, and most folks don’t. I just showed folks how to make dandelion jelly and tea a few days back. They were blown away that this thing they’ve been calling a weed could actually be food.
