      Likely saying what you already know. Would not expect locals to work as fast or accurately as contracted professional. With that, I just got lucky when I found our builder as they were much faster and reasonably priced compared to what I was quoted by others in this area. Good luck and thanks for watching.

    Hi Kenny and Sompit, it’s been great watching your build. I bet you’re glad you are finally finished the main build and now you can relax and enjoy the fruits of your labour!!
    Most of the videos gave me anxiety of how many things you were picking up being done incorrectly.
    My wife is from Khun Han and we will be there for Christmas, we’re keeping an eye out for property in the area now but not actively looking as still a bit away from retirement. If your around when we are there be nice to come and say Gday.

    G'day Kenny and Sompit. Thanks for the costing, sounds very reasonable and value for money. We are budgeting a similar total cost for our build but we have 3 rai to fence. We did get a quote on the fence only that was definitely a Farrung price at 1.56M baht so rejected that, expected it to by closer to 700k Baht. The builder we have selected is reasonably priced and will do the fence but he's yet to quote. The missus has told me I don't need a house the size I was budgeting for so our budget will vary haha.
    Just booked our one-way flights for 2nd October so brace yourself here we come 🥳

      Yes, I think it came in a little higher than some expected, but it was only 5% over what I originally guessed 2 years ago from the US. So, I'm happy with it.

      All-in, I was 5% over budget form my estimate 2.5 years ago when we bought it. I'm ok with that considering I had no idea what anything cost over here. If you recall, I was planning on 2.8 for the house build, and it came in at 2.99, about 10% over with all the add-ons. Get Freddie busy then time to get away a little more.

    You might think about a french drain along your wall to get rid of the huge water amounts during rain season. We had similar issues at a pond where we initially only concreted the sides to prevent the sandy soil from collapsing. To make it short, we did soon the complete bottom in concrete to get rid of all these "land slides". Then the irrigation, better put the pipes 20-30cm in the soil, once to protect the pipes from UV and during the dry season you will need it for the trees ...and even more if you plan grass etc..

      Had originally planned for French drains, but the wall builder claimed I should not need them. Not so sure now.

    in other words .. u got a very good price for the 2 rai ... maybe about 1/2 market price ... and/or fill dirt price is up a LOT!

      Land yes, dirt I think a lot of variables based on location from what I have seen.

    Thanks for the honest break down in price off your build like another subscriber we are leaving UK on 6th October to start our build near Korat , its reassuring that my budget not to far off yours excluding land purchase, land fill, pond dig and highly engineered wall and all fittings etc I am hoping to get near 2 million Baht for structure probably little smaller but will have crawl space under house , hope to complete or near as dame it in 6 months keeping my eye on every thing and hands on approach with my wonderful interpritor and wife Mon by my side
    I hope to have a hand in part off the build process 😎
    I am 60 and believe me this is the last build of any kind I will do in Thailand
    I hope to document it on CZcams just got to work out how to do it 🤣 not very tech mind
    I fitted out wide beam barge in UK that is our home from a sail away shell very little phases me like you mate.

      Took me four contractors to get a quote close to my budget, which was 2.8 on the house. First couple were 4+ mil.

    Beautiful Kenny. I'm curious about the kitchen cabinets and how they compare to the US. I may have missed it but we have shelves or drawers on the lowers what about there?

      They are all PVC, wood is evil in Thailand (belief) because of termites. I'm not impressed by any means. Lower cabinets have no shelves, and everything is plug and play, no custom fitting. We installed two drawer units in the lower. Uppers have shelves, but doors only swing one direction. All are predetermined factory sizes. I'm sure you could find custom installs but not at the big box stores....that I saw.

    not sure how many viewers picked up on this little fact - the fill dirt cost more than the actual land ... 😀 ... $220k ฿ versus 160k ฿ ... but i think that doesn't include the debt owed to Sompit's mother that was forgiven ?? Or does it ?? If u dont mind me asking ... thx!

    Kenny - so ... how much per sq meter to build just the house ... rounding to $3M for your house ... how much sqm house do u have? Can you break out the lanai sqm separately from the actual house sqm ... so I can get a sense of the cost of just the house versus the house + lanai ? Bec we would not include the lanai in the sq footage if it was a house in America ... or do you have the cost of the lanai broken out in the $3M total number ?? Thanks ! 🙏

      In Thailand most contractors try to charge one rate per sqm for everything under a roof. This is what I was explaining with the first couple of quotes. P&D calculated the lanai separately based on time and material which made it much more realistic. Their original quote without the lanai or pumphouse was 1.8m on 130 sqm or B13900 sqm, then we added the lanai, and several other misc "add-backs" that we had taken out trying to get it down to budget.

    Hello Ken, you got a really good price there, probably about 60-70% of the amount we'd pay down in Hua Hin. Please could you let us know the approx sq.m. of the house/terrace as we're making our budget for a new build, albeit adding 30%++ to your figures!!

      130sm on house, 900sm outside + pumphouse at about 16sm. We went through 4 contractors before we got one within budget. First couple were 4+

      Thank you. In Hua Hin, for a new build inside a moo baan, the ave price is Thb5,000/sq.m. for the land development (land, wall, grass, 3 trees, driveway) and Thb 21,000/sq.m. for the house (incl kitchen, basic furniture, 3 a/c, water tanks, etc). However, we're planning to build on a separate land plot which should be cheaper.

      Originally, I had a 2m wide roof over a walkway around the whole house for shade. As soon as I found out the wanted same per sm that went in the trash basket.

      Yes, I am loving this climate the past two months after the 3 month hot/dry inferno. Now, it is starting to get more difficult to get a lot done outside because of the mud and rain, but that's ok, I'm in no hurry now. Thanks for watching Matt

      Will be adding some solar later on, but limited, unless I find we get a lot of outages with PEA supply. Sompit is already says the water supply (well/pumps) is too complicated for her once I die. No pool, too much work for an old man. Swim with my fish if I get the urge.       Did not mention in this video but 9x14.5, plus 6x14.5 outdoor covered area, plus the pumphouse. I would add back 1 meter on the width and rotate it 90 degrees to get that sunset off the outdoor space. The sun gets farther north this time of year than I expected. I told someone, I think it cost me more mentally than it did financially!

      Agree. Too many variables such as what was the exchange rate at the time of major purchases? Was USD exchanged each time? Or was USD exchanged to baht on a scheduled or random basis? etc, etc.

    Beautiful house but I think it is a little bit expensive. Thailand over charge farangs that it's notmal . 😊 Hopefully you have good luck but if not you will losing everything because land her name. Build Only Thai style house because you can move everywhere .

    This year I paid 1.4 mil for a 1.25 rai piece of land in Chiang Mai mountains. That land price is as cheap as it gets. In another location you'd be looking at another 2-3 mil baht for the project.

    Hi. Have been watching since early on but have kept my comments to my self because I’m sure you has enough experts telling you what you were doing right or wrong. The place looks great and I’m sure it helped that you seem to have a fair bit of knowledge so you picked up any crap early on. Did the builder give you a Sq Meter price just for the house? I paid 12,000baht per Sq Meter which seems to be cheap. As I said the place looks great…..if you have nothing better to do have a look at my video…..not nearly as in-depth as your. Building in Ubon on CZcams.

      dido I would to know the price per sqm. 12k is pretty typical for Thailand these days AFAIK. 2.9mil would be a 240sqm house at that price and I don't think his is that size unless maybe they're counting the patio??

      Duke's original quote was B11000/sm without the outside area. Everyone else was wanting to charge me the same per sm for the outside as the inside. Told them no way. Duke did a separate quote just for the outside based on time and materials and it came in at about 6000/sm, in the end it was about B9000/sm combined, then I added the pumphouse later on at 8000/sm.

      Glad you are enjoying the outside area so much. We don’t even have an inside kitchen. Some people questioned me about that but it works beautifully for us

      @@ParadiseNThailand Thanks, it's hard to know then but the house must be bigger than it looks, nearly 200 sqm. The outside I'm guessing is something like 13x5 meters which adds up even at 6000/sqm
