This is a Japanese Home Tour of a $400,000 house in Tokyo. This 60,000,000 JPY House tour is pre-renovation so it may look a bit rough. It's a 160 square meters, 44 year old, 4LDK house with 2 garages and a backyard sitting on 181 square meters of land. So in Japan, housing properties are evaluated based on the land value plus the building value. In Tokyo, the average land value is about 1.2M yen 8110 USD per square meter, while in this area, on the outskirts, it averages about 330,000 yen / 2230 USD per square meters, which would value this house’s land at around 400,000 dollars. But since this house was built in 1980, has been poorly maintained, left un-renovated with no one living here for 3 years, the house value in Japan is considered close to zero. Therefore, a total valuation of 400,000 USD. This Tokyo house is a 12 minute walk away from Komae train station, which has many shops and cool restaurants and of course a supermarket. Also, about a 20 mins train ride from Shinjuku station, this area has a down to earth relaxing vibe and my favorite 3 breweries in the area with one just across the street.

For a house built in the 1980s the house is in remarkable shape. Great potential.
In Japan, the reason why old homes are disliked and usually demolished is the hidden damage through the years of accumulated stress from Earthquakes. Generally when you buy a home you'd also best hire some people to check the integrity of the home, and to see for any of those hidden factors. Even if you don't see mold, there might be hidden mold in the walls as well (Paolo having an allergic reaction could be due to that, but I hope that's not the case & that it was just some dust/pet stuff)
My wife who's Japanese says that 80's are already kinda risky and it'd be better to have a home built during the late 90's due to the updated building regulations.
Europe has houses built during the Victorian era which are still lived in. But then again, they don’t have earthquakes there

It's not just earthquakes, most homes have taken no damage from earthquakes. The issue is the quality of materials used in Japanese homes are cheap and terrible.@@KoinzellGaming

wow the last man i tought ill meet here.
I live in a more rural area of Japan (Mie Prefecture) and I had assumed that a house in Tokyo would cost way more than a comparable one here. But actually, the place that Paolo shows us is not too far off what I’d expect for the same price here. Maybe about 20% higher? My family just recently finished building a house here, and the total cost was just a little less than the place in this video, including construction and land. I video blogged the whole process, if anyone is interested!

@@missplainjane3905 No, The place Paolo introduced was basically traditional Japanese with a Scandinavian twist. From my place, we went with a traditional Japanese wood-frame construction, but the house itself is has a “modern rural” aesthetic.

Just needs a good gardening makeover and a touch of an update to 2024, lick of paint and try to lessen the orangey wood panels ... would love to see the results of full renovation!
there is zero insulation in those days, even now very little...so you need to guy the exterior walls, insulate with rockwool as great in high humidity, Do R25 walls, R40 min in ceilings... redo pipes if not copper..., new electric, new baths, kitchens, must get triple pane windows, new insulated security doors. $440,000 usd in renovation to like new and very warm. Need to add heating..I would dig down across from single garage and add heating , central AC air cleaning, dehumidifier system, HVR would be nice...if you go this route another $80,000...landscaping, costs over runs round off to $600,000 usd costs...plus if roof is still good, or add another $40,000 redo in good metal roofing...then total costs $640,000 usd or 100,000,000 Japanese yen... house warm, no mold, pollen problems, very low heating costs. Those gas outputs you saw , if they are gas then make the heating system natural gas central forced air heating... some models now 98% efficient and you have central air , dehumidifier, air cleaning with same system... I would get bid for new construction, reinforced concrete...might be cheaper

Nice! I'd move in as is and fix it up over time, since a lot of the issues are cosmetic. It's a shame that a family didn't get a chance to purchase it. Affordable housing is hard to find, and it seems like Airbnb units are taking away opportunities from young families to purchase a home. I'd definitely put in another tree - maybe a yuzu, lemon, cherry, plum or mandarin. Clean up the garden space and garden outdoors. Use the patio area for barbecues, etc.

I love tatami mats! I think they should keep all the tatami rooms and a little bit of the vintage wall paper and furniture, but discard the flooring in the bathroom. The bathrooms and kitchen do need some work for sure.

Also make sure the AC and heater and toilets work. Most of this work could be done gradually. Having two garages is a bonus in Tokyo. Perhaps the boxes in the second garage have some useful items for the house. I can clear the weeds in the yard and have rocks and pavers and a Zen garden put in. Would try to get the price down to $300,000 to $350,000. The house is old, but the Japanese build solid structures and good quality.
