Having a beautiful view in an apartment does so much for mood elevation, and yours is gorgeous! Thanks for sharing your apartment experiences. Love the 1 year / 3 year story. Can’t wait to see how you make it into your home. 😊😊😊
Thanks Prisca!
Love your new place! We're looking forward to a live apartment tour. - Josh & Kalie
Thanks for sharing your story! So much helpful
I love your videos: you get to the point, are well organized and cover the important things.
Wow this was fantastic information. You got a great deal. I totally am with you on noisy places. I hope to find something like your new place, even if it’s just for me. I will use your resources as well. This will be the most challenging aspect of my D7 visa process for sure. Thanks 🙏🏼 for the post and details. Look forward to your next vid.
Love your channel! And so nice to know you’re friends with Kalie and Josh, as I love their channel as well. Thanks for the great content!
I would love to hear what the neighborhood in Estrella is like as far as restaurants and cafés and walk ability. Also what public transportation is they’re available.
Thanks for the info guys! Very informative! The apartment looks great!
That view though! Congrats, Great video and info, thanks as always!
Your place is beautiful! This video was really helpful - we are heading over to PT at the end of the year for a month-long scouting trip in Porto. We enjoy watching you guys! (And the TREE!)
Very informative video guys thank you , what an amazing view!
From what we could see, your new apartment looks so pretty!
I love your videos! I'm from Brazil and me and my boyfriend are planning on moving to Portugal next year and your videos are helping so much and answering some of our questions! Some things you mentioned about putting an offer to an apartment, negotiating etc, length of contract are very similar to what we have here in Brazil, so that helps! Thanks a lot for all the details of how the process went! And congrats on the new apartment, it's sooo beautiful! 💖
Obrigado!
Last year we moved 2 km to another apartment near Lisbon. Because of the pandemic I tried to change contracts as much as possible online or by phone. But, in Portugal you need to go *in person* to change the contract details of services like electricity, water, gas, bank, etc. For decades I used to do this online, in another european country, so it´s a bit of a shock these visits to physical stores and agencies. Very nice apartment and great view. Hope you enjoy living here!
What a beautiful apartment 😀. You both look so happy 🍀❤️
great idea with the T3.. looking forward to your furniture video!! Glad to see you guys back!!!!
Thank you!
Great info. Thanks!
See you in the next video.
100% subbed because the "tree owns this channel now" It's little touches like that make a good channel a great channel.
Glad to have you as a subscriber!
Welcome back to Lisboa! I’m delighted that you guys found a perfect spot for yourselves and the view is phenomenal! Great update! Sarah and I also moved last month from Chiado up to Avenidas Novas and we went full Portuguese with no heat, no air con, no closets, and no lights! I look forward to seeing how you are fitting out your new digs! Muito obrigado!
Obrigado David! How is your new place going?
@@HoneymoonAlways We love it! We feel just as you folks said, it's wonderful to outfit your home with things of your own, even if the bulk of them are from our pals at IKEA! Our new landlord has been extremely gracious and helpful and we adore our new neighborhood. Now we can start to fill in with some items from the thrift shops over in Arroios down to Intendente to personalize things!
Congratulations on a beautiful apartment with a view!
Hello! Enjoying your channel. New viewers. FYI the rug will actually show sun damage more than no rug because it outlines it whereas no rug would be far more difficult to see any sun damage. Enjoy your new home. It’s beautiful!
Such helpful advise and suggestions, thank you both so much! Mark & Roger (London)
Beautiful ❤️
Happy Easter 🐇🙏
Congrats on the new place! Great content!
Thanks Miranda!
You guys found an awesome space....I love all the windows and the light. And the view! It's truly magically. San Francisco used to have prices for flats like that back in the early 90's, but that was a century ago. 😂 I hope I can find something equally as lovely, light and airy in the eastern Algarve. I'm looking forward to the follow up video about furniture shopping. ✌🏾
Very useful information, thanks!
1700 for a T3 is a great price! Love the new apartment.
Hi Congratulations on finding a beautiful apartment. Wishing you every happiness there. Happy Easter 🐣 Looking forward to seeing you soon. Have a lovely weekend. 💖🥳🍾
Thank you! Happy Easter to you to!
Congratulations on your new apartment. Beautiful view. On Monday we close on our new property in Obidos with a direct view of the Castle. Enjoy your new home.
That sounds like a perfect view for your European life!
Thank you, very insightful 🥰
Great video thank you guys!
Great information - thank you!
Hello Dan and Michelle
You guys Rock! The graphics and content is top class and very professional
Thank you so much for your insight. Look forward to your new videos
Cheers
Andrew from Las Vegas
Moving soon to Portugal
Thanks Andrew!
AMAZING VIEW!
Thanks for the negotiation tips and the 1/3 lease break rule
Hi Dan & Michelle, thank you for another informative video. =) I love what you guys did with the window treatment, it brings it to another level (so I can see why the landlord would want to keep it) with respect to viewing the Apts multiple times (through various hrs (ie: morning evening, weekends)), how accommodating are the property managers? Looking forward to your video on furnishing/delivery of goods on the apt. Cheers!
Most property managers or landlord are accustomed to showing you the apartment twice. Both times we gave an offer and said in the email that we wanted to see the apartment again before signing. We also walked around the area ourselves before moving in.
Excellente vlog! Gracias! 😎
Great information!
I personally love the feel of an empty 'no clutter' place . keep it simple . easy to clean . spacious feel . cheers
Very insightful, thanks for sharing. We will arrive in late June to start apartment hunting and also searching for a T3 ...
What a beautiful place! That view is incredible. Just finished watching your tour video and I think you both scored on that rental. Maybe the owner would go halves on a new jet tub? I wonder if they would go for that. Congratulations :).
great vlog once agsin, thanks
Very helpful, thank you!
Great video, I’m really happy for you guys. I just moved from Florida to Lisbon, I’m currently living in expo area temporary. I’ll will move to Avenidas Noves with my daughter in a few weeks. 👍
That’s awesome! Two great areas
Thanks Dan n Michelle your videos are very informative thanks for giving us this information ..
Happy to help, given your last name are you Brazilian or Portuguese?
No I am Indian..but moving Portugal hopefully by the middle of this year..update more videos..
Thank you for an amazing video. It is such a help as I will be searching for an apartment in Porto next week.
We were just in Porto! Love it there
Thx for sharing, useful insights, subscribed👍
Great video!!!
We decided on moving to the same area or Belém. Cannot wait to go back. Feel a bit sad being back in the states. Your apartment is beautiful and the view......fell in love with that view.
How long till you come back?
i am a big fan of austin texas. Man that view is jaw dropping you guys have good taste!!!!
"The Portuguese are really proud of the Loja do Cidadão" - The first Loja do Cidadão opened in 1999, when the internet was in its infancy, and still almost twenty years away from the time when the possibility was opened for people to take care of stuff like utilities online. The people who are very proud of Loja do Cidadão are from a time when if you had four issues to take care of - water, electricity, some tax problem, and renewal of your driver's license - you could count on three full days in queues all around Lisbon. Then Loja do Cidadão was created and you could lose only one morning and take care of all four issues under the same roof. Bliss, pure bliss. Even in this full blown internet age Loja do Cidadão is still quite useful, as: 1) there are times when you do need to solve complicated issues face to face with someone 2) some people are not very proficient with the internet, or with the Portuguese language...
You are a lovely couple!
Just forwarded to a friend who's having the same trouble, thank you 😊
Great video! Thanks so much for all the details. We land in exactly 2 months 😃 Airbnb for the first 4-6 weeks as we don’t need a D7 and then hopefully a longterm rental 🤞🤞🤞 We have a little dog and from what we hear that’s a added challenge…but…good vibes only. Love your view!!!
Yay! That’s so soon!
Thanks for this. You could add more B-roll for added edification and interest. Just a suggestion.
Wow what a view! Also, three bedrooms sounds perfect for me to come visit ;)
Yes, please come visit ASAP!
That's an amazing place!
Beautiful apartment!! I’m in Texas (Houston) and want to relo/retire to France. Or maybe to Portugal. Glad I came across your channel. I want to buy, I think.
Hi Dan and Michelle! Awesome video, I’m always checking back on your channel eager for the next upload. Thanks for all the info you share.
We applied to PT’s D7 visa as well and one thing that we’re researching extensively are the taxes. I know in one of your most recent videos you mentioned taxes and how you guys are still figuring out the whole situation for that. My question is, before deciding to move to Portugal did you have an idea of how much your taxes would be in PT or if you were going to qualify for the NHR program?
I know you may not have all the tax answers but we most likely won’t qualify for the NHR due to the nature of our remote jobs. We’re worried our taxes will be close to 40%, more or less. Are you in the same boat? Or does you get taxed differently because Honeymoon Always is your own company and you are paying yourselves as employees or on the other hand sole proprietors?
We want to create an LLC before we hopefully arrive in PT but we don’t know what’s the best way to not be taxed a fortune.
Hopefully these questions are not too intrusive or personal. Would absolutely appreciate if you could share some insight if you yourselves have been able to obtain that. Thanks again for the awesome vids!
Hi Atika, we did so research, but were not told the whole truth before coming. In the end it is going to work out fine, just had to pay for a top notch tax expert here to get it figured out. I would speak to him before creating an LLC. You can reach out to him through his website. luis.leon@ilya.pt
@@HoneymoonAlways thank you so much for your response! Will totally reach out to him, hopefully we’ll get some real answers here, but if not we’ll keep searching haha. Thanks again!
Funny! One year lease okay great 3 years lease it is! 🤣.. i am also living Portugal but in Aveiro from NYC, so could relate to your stories. Love your place and thanks for sharing!
Great video! Thanks for the info. I would say that AC isn't so prevalent across the US. In the North not a lot of places have thay
Good point, forgot about those places. I’ve never lived in a place without AC in the US before but we’ve seen it while traveling.
Wow, that is more than my house note!!
Great video. This is the thing I dread the most about moving there... Great to hear you can break your lease early though. With the current D7 requirements of a year lease if after 3 months you don't like where you're at, you can leave which is outstanding. We'll probably be looking to buy something but not at first. Don't want to end up with something that's got a lot of the problems you pointed out about your last place.
Being able to leave early makes such a difference!
@@povinhoGreat information it's a big difference.
Another great video Michelle and Dan! Curious of the duration between when you first identified the property and signing the lease. It seems so stressful to have to do this from the US. We are determined though! Thanks again!
For this apartment it was about a weeks and a half. Last apartment it was 3 days. So just depends on the landlord and the negotiations.
@@HoneymoonAlways thank you for always responding and providing such helpful information.
Excellent information - thanks!
I've been hearing about landlords wanting 6 or 12 months rent up front - which made me reconsider the whole D7 idea. If I do come to Portugal, I'd rather have an unfurnished apartment. So glad to hear that's more common.
The Lease length and the fact that you can get out of it, is a Plus. I lived most of my life in NYC where a 1- or 2- year lease is normal.
In Italy - I am gathering documents for my Italian Citizenship by Descent claim - the leases are 4 or 5 years! It's possible to get out of them - but I can't imagine committing that far ahead, in a city I've never lived in and don't know.
Portugal is still very attractive to me, but I'd rather come with Italian Citizenship and an EU Passport.
I'll continue to watch and learn from your experience! All the Best in your new Home!
Portugal is a popular place for people who come here after learning how hard it is to move to other places in Europe like Italy. I tried to get Irish citizenship by birth but was not eligible. I later learned that because of brexit the wait would be years anyway and I could get Portuguese citizenship easier and in 5year.
@@HoneymoonAlways BREXiT has really screwed things up for a lot of people.
Wow! One year has flown by. Are you all looking for another place in Lisbon (outside of Lisbon?) Keeping this place for another year? Our 1yr Lisbon rental has expired and we are scrambling now to find another place. Pricing and inventory levels are crazy now it seems.
Time has flown! We luckily signed a 3-year lease so we are staying put at least that long. We were so resistant to the 3-year commitment but now we are so glad we did. Good luck with the search, we know it's tough out there now.
I lived in estrella in 2015. Such a cool area. I wonder if old ladies still sit in their windows. It was chill. Too many expats have flocked there. Can you walk to Monsanto park now over the aqua bridge??
Hi Dan & Michelle, thank you as always for your awesome videos and info! My partner and I are in the process applying for our D7. We've got our appt. in SF next month and then hopefully moving to PT in August! We're working with a Remax realtor to help us find a year long lease to satisfy the SF office (because it sounds like we need a year lease for SF), but I keep wondering about Flatio as it seems like such an easier option. I know you guys went through DC and housing requirements are less strict there, but can you speak at all about us potentially using Flatio for a short term place for when we first land?
Unfortunately, I don’t think San Francisco is accepting Flatio reservations any more. Most people are doing what you are doing. Renting an apartment you won’t be living in for a few months.
@@HoneymoonAlways Yep, that's what we figured. Thanks for the reply!
I cracked up so hard at the googly eyes on the tree 🤣
Great video guys 👍 thanks for sharing and congratulations on finding a place that works for you.
It's very interesting about the time frame and negotiating the other terms of the lease. My take away is that you have to read it all. Here in the US we tend to look at the term and rate and just sign it. Hahaha
Do you think you would get a better deal by paying a year in advance?
Saying you would pay a year in advance would definitely be a strong bargaining chip to pull the price down. Really depends on the owner.
Did y’all do a blog post budget breakdown 😀
Super helpful video! Is it expensive to transfer money? Estrela is a nice neighborhood and a fun place to rent. How long did it take for you to find your place? Best of luck and enjoy Lisbon. Such an amazing city!
Took us a couple of months to find since we were picky. Transferring money comes with a small fee.
Question, can you count the apartment as a monthly expense when doing taxes?
Hi guys, good to have u back in 🇵🇹. What a beautiful apt you got!!! 😳 😱 It is gorgeous, but be careful with central AC. I have it in all rooms. I live in Santarém which is blazing hot and on a last floor, large apto. If you run your AC like in the US, it can be incredibly expensive. I use it only when I am in the bedroom and I cross ventilate during the day with windows open, as I have 5 huge sliding windows. Enjoy Estrela, it is a wonderful neighborhood. 🤗❤️🇵🇹
We treat the AC the same way, have only used it for one night so far.
@@HoneymoonAlways Good! Keep it under control or you will be looking at 200 and up monthly bills. Stay well.
What company do you recommend for storage please? Keep up with the useful content! 🙂
Espazo or Stokarea
Excellent info with so many nitty gritty details. I am glad for you guys that your hard work has landed you in a place you love. Good Luck in your new place. From the rent perspective for a country with such low median wages the rents seem very high. I guess its the expat invasion is driving the rental values.
Yes, it is high compared to the average rental. Most of that is location, Lisbon has the highest rents in the country. Portugals new popularity definitely plays a role In the increases. The agents we talk to representing apartments like these always say they only see foreigners interested, mostly from other European counties. Lots of French, Spanish and Germans moving here.
@@HoneymoonAlways Unfortunately the high influx of wealthy foreigners in Lisbon will probably end up "killing" the city soul. Lisbon is already seeing problems with filling teacher and doctor jobs because of how expensive and hard it has become to rent an apartment. It’s a shame that the authorities don’t do anything meaningful to control the market.
@@ppietrap3876 This is why when people ask us how long we will stay, we say we do not know. The city is transforming and we don't know what it will look like in 5,10 years. Everything has its drawbacks. On the good side, there is tons of investment coming in, the population is not decreasing as much and so much progress has been made in infrastructure since the Golden Visa started attracting investment, but the cost of living increases are going to have an impact on the city as well.
@@HoneymoonAlways Don’t get me wrong, I do see the advantages of foreigners coming to live here (though I would not say infrastructure is one of them, unless you are talking about building renovations). My problem is with regulation in the housing market, that is what fundamentally affects locals. The rents are truly "criminal".
Great video! What do you think the apartment would cost to buy if it was on the market? I'm just trying to work out whether renting or buying is a better path for us. Thanks.
This apartment would actually sell for 800k€ up to 1 million€ based on what I see other apartments listed for. Which is pretty crazy since the rent is so low compared to the value of the apartment.
They do some crazy things in Europe in general. I lived in Italy and in my lease it says if the appliances break or malfunction, I will be charged for repairs or replacement whereas in the U.S. if appliances break, you actually have the landlord repair or replace them or you withhold the rent until they do.
It's actually the same in Portugal - by law, the landlord is responsible for fixing any appliance that was included in the lease. These two guys just didn't bother to learn the local law, and ate it up.
The sun wear and tear clause IS crazy. Not sure that would hold in courty, fyi
It's a beautiful place! Any odor from the drain?
You should go to Figueira da Foz I was born there they have the best beaches!!! It’s central Portugal. You are living my dream I wish I could find a job I could do from anywhere 🥺
We will add it to our list!
Cool, wish we can move there but first, we will re-visit Lisbon again this Saturday..SAY, ARE MASKS STILL REQUIRED indoor (malls/public transportation?)
how easy is it to buy furnishings and get them delivered? where did you buy them and is delivery free?
Are you thinking of finding an apartment in Portugal? What questions do you have?
...hi...thanks for your videos...moving to PT in less than a year...could you please state the size of your apartment (square meters)?...thanks again...
We connected the utilities online, from the U.S. but it was a pain :p
So crazy that the T-3 is less popular as a 3b2b is like the most popular setup in the US!
I think it is because so many couples are coming or people with one kid.
The view is absolutely astounding and probably worth by itself for all the hassle with the flat’s owner! His demand that you be responsible for the floor’s inevitable sunlight tear is… 🤐
Very strange indeed. The good thing is the property manager treats other people the same way, very stern so when she needs to send a plumber or someone they are here in no time and things get done so there are positives and negatives to that type of person.
@@HoneymoonAlways I agree, being that exacting does have its upsides!
We are looking for a place in Lisbon for a couple of Months. I noticed spotahome had quite a few places. Do you have any words of wisdom on this company?
Not sure if u guys already talked about this. But why did u choose to move to Portugal and was it planned for a long time? My boyfriend and I have been homeowners for almost 2 years now in phoenix az. The housing market is crazy right now and if we sell our house we can make a huge profit. I would want to use that money to really consider moving out of the country and my heart is set on Portugal now. Is this situation similar to yours? Thanks for any input 👍 😊
Hey Dan & Michelle!
Awesome apartment!! Seriously incredible view! ❣❣ For some reason, I thought you guys were moving to Porto,...🤔
But, what you found is just breathtaking, so Congratulations! We found a T3 w/ 3 bathrooms and a beautiful large fenced in yard for our 2 pups in a tiny little town called "Corté", (south of Porto, near Coimbra) It's fully furnished, but we're okay with that! We've been giving so much stuff away! It's been a whirlwind! But, May 22nd we leave Colorado for good! 😢 We plan to be in Portugal by the end of May,...but we're still waiting on our Visa's which we applied for on March 3rd! Keep your fingers crossed for us!! 🤞
Your tree had me cracking up! I loved the eyeballs!! Heck, I was disappointed that the tree didn't wave goodbye!! 🤣😂 (Is it a real tree or a silk plant?) You just know that your subscribers want to know!
And Congrats on the near 6K!! Woo-Hoo! You're doing great! 👏👏👏👏
Thanks for another entertaining and helpful video! We can't wait for the next one!! 👍
Hello there fellow Coloradans! We will be in Lisbon ☺️
@@mariak3964 Hi Maria!! We absolutely MUST get together sometime for a nice dinner. Or better yet, a really nice festive get-together for a weekend of fun, food, and libations!
We will let you know when we land,...which hopefully should be near or around May 31st!!
Happy Easter to all!! 🐇🐰🐇🐰🐇🐰🐇🐰❣❣❣❣
Where's "Corté" (can't find it in the map)?
Gorgeous! I love how you made the windows a lovely seating area.
I can’t believe that’s bigger than your Austin house. That is amazing and those views are amazing too. I would definitely pay €1700 for that.
Thanks Kara, the guest bedroom is waiting for you.
We just signed a 3-year lease and paid 4 months up front (2 rent payments and 2 months worth for a security deposit). It was kind of a scary commitment, but we knew it was just something we were going to have to deal with. In addition, one thing we realized is that we will be paying rent on an apartment we can’t live in while our visa is in process. Can’t wait to join you all in Lisbon soon!
This is what most people are doing. Good luck with the rest of the move.
...hi...thanks for your videos...moving to PT in less than a year...could you please state the size of your apartment (square meters)?...thanks again...
I think it’s about 170 sq meters but I forgot what it was listed as
Do you recommend having someone help to negotiate? Where do you find someone for a low cost? I know zero ppl there and bringing my kiddo, so some "wear and tear" may occur.
You can get a realtor or check out www.projectlisboeta.com
Negotiation? in cities close to the beach? In big cities or in Algarve?
Good luck with that. the market is completely crazy. Everyone want to come to Portugal lots of retirees from the EU because the cost of living have increasingly grow this past year (inflation) in north of Europe.
Our Government estimates inflation at 4% in the end of this year (most because the cost of housing) and maintains deficit forecast at less than 2%, even with this war. And normally they dont fail their predictions, and last year they had better numbers then predicted.
My brother work in a local parish council (Junta de Freguesia) and he tell me about the record numbers they issue in certificates of address for other nationalities within the EU.
If you buy a house last year, now the house have grow in value about more than 20%.
It’s illegal to ask for more than 3 months deposit. Internet was not offered by the loja in our case. We went to the office of a provider in the mall.
T3 with that view at 1700 is reasonable. That is a "postcard" view. you guys should be pretty close to the train. station?
Yes, can easily get to the train that goes along the water
In Dallas, this apartment would be $2600-$2800 easy. Sounds like a fantastic deal.
Seriously, we still are surprised how far our money goes with this apartment
Nice! What's that Dan on 18:19?😁
Allergies making my nose itch :)
