      I remember I sent him my first deal check and told him “thank you for your teaching” and he replied “Boom”! Love it! That was probably 2019 ish. I now specialize in Wholesaling on market properties, nationwide. He is right, you have to adjust, the trick is to have an understanding with your buyers some don’t care, as long as the numbers work, I’m majority of them would care and you best believe they are looking on the Internet once you present them your deal that you have under contract. of course like everything there’s a few drawbacks with on market deals, but I can scale them with Lil to no overhead for marketing costs, etc.
      For example, let’s say that a home is $390,000 all fixed up, the home needs about $35,000 of work the seller has it listed for $220,000 on market. Although one would say this would be a good deal, and it is, you could even offer a little bit more than this amount. however, let’s say you get it at $225,000, which is still a great price, you will probably be offering it for $235,000 to prospective buyers. The first drawback would be, cash buyers seeing that it is now pending contract, but was listed for $220,000 originally, so why are they paying $10,000 more through you? Good investors went really care however sadly it’s not like that, so more than likely, they’re gonna look at it as“I’ll just wait until this fool can’t assign it, and then scoop it up for listing price saving myself $10,000“ that’s why it’s better to gain relationships with buyers in certain areas. Majority of the time you want to get it at least less than what it is currently being marketed for on Zillow, redfin, google, Trulia, etc.. going back to our example at the home listed for $220,000 that needs $35,000 worth of work all fixed up we could resell for $390,000. I would offer first $190,000 and work my way to $205-$210,000 max. This way I can assign it for anywhere between $215-$218,000. You see why right? I’m offering the property at a discounted price from its marketed price point. You’re giving value to your buyers by already pre-negotiating a lower price than the listing price which is already at and this example a great price point. These cases the cash, but I won’t even even think about counting the money in your pockets, or would rather just get it under contract. Try to close with the same buyers all the time in different areas gain an understanding. I have buyers in certain areas where I tell them “if I bring you a deal that matches your criteria, your numbers, everything, and bring it to you, Does it matter what it’s listed for?“ And these buyers don’t care even if it’s higher than the listed price, as long as it matches their criteria, they will take it

    You gotta play it smooth online. Try to negotiate the price point under what the listing is so you have space between what you got it under contract for and what the listing price is so there is no problems. Hey you got it for what it was worth. That’s how I see it

    I’m struggling fam. Where would I find the most success in searching for deals? Was on propwire, but most of the numbers were incorrect or out of service. Trying on market deals but when I contact end buyers they don’t want on market listings even if the numbers are right. Can’t seem to catch any momentum and I’m putting in at least 50 hrs a week.
