Wow, so much to love in this larger home! The fireplace on an inside wall is a lot more efficient to heat (than on an exterior wall), the large entry closet, spacious pantry, and enormous master bedroom walk-in closet, the laundry in the kitchen, tucked away but still near bedrooms, the powder room for guests, and the access to the backyard close to the kitchen for BBQ and outdoor dining. It's beautiful and functional❣️
I love the way the stove and sink are both on the island and make for an easy clean-up. I really love the fireplace and how the stone goes all the way to the ceiling. I love that there are are bathrooms in both the bedrooms and the sinks are raised.
Great plan! I love the entrance hall, with a place for coats and bench; I love the placement of the TV (not over the fireplace); I love the ensuite bathrooms and the discreet access to the powder room (not directly into a living space); I love the walk-in closet for the master bedroom. I have no problem with the location of the laundry machines. The kitchen could use a little more counter space - perhaps from the closet that backs up to the powder room. Other than that, it's a good plan.
You have designed my absolutely PERFECT house. I need a two car garage to store my Christmas stuff, even though I only have one car. 😊

It's a good house.
There are three things I would change:
1. Make the porch wider to make more outdoor seating space.
2. Configure the primary suite so it opens onto the back hallway instead of on to the living room. (You could do that thing where the bedroom door leads into a passage between closets on either side, leading into the main part of the room.)
3. Make the central "box" (for lack of a better word for it) into a laundry room instead of a half bath. Since guests have access to the bath in the hallway, the half bath is not needed, and that would be a great place for the laundry.
Side note for inspo purposes: One of the best real-life houses I have ever been inside has a "box" in the middle of the living spaces, with a laundry inside it. On it outside of the box, one side faces the entrance hall and living room, and has a console table, the next side has a wall facing the dining area and has china cabinets built in,, the next side is part of the kitchen and has the stove and some of the kitchen cabinets against it, and the last side faces the hallway to the bedrooms, and that is the wall that has the door going into the laundry.
This is the best plans I’ve seen. Love it all.

Love this home! Love that master suite plus the other bedroom having its own bath with a powder room in the front of the home too! Kitchen/dining room a bit tight though but that garage is great! I’m assuming the laundry is behind the louver doors in the kitchen, right. Not my 1st choice. Home is livable though.

Love your choice of both front and back doors. Has a Spanish feel to it. Nice big living room and the bedrooms with their own baths is very nice!
My first comment was when I saw the entry, and that was "Oh, NICE!". The kitchen has a big enough footprint, but your choice of appliances is both expensive and wasteful of space. Remove the hob from the island. Take everything off the back wall and look at the space. Broom closet beside the door, then refrigerator. Work surface than a standard 30 range cooker, then a narrow cabinet on the other side of the cooker. That extra cabinet is for safety. Pot handles have to go somewhere. The microwave can go in the end of the work surface opposite the broom closet. Built in ovens are often more expensive than regular range type cooker, and the cost of the hob plus more electrical wiring. The built in microwave is also expensive. Even more,go for a standard depth refrigerator. More storage, less width, more work surface, lower price. Specifying these appliances pretty much doubles the price as well as reducing the functionality of the kitchen.
Looking at the overhead view, 2½ bathrooms in a 2 bedroom house is a bit over the top. A lot of space is taken up by rooms that are not used that much, even if every day. The footprint is big enough to offer a lot more living space if the rooms were rearranged to better advantage. One thing I do like is that it would be an easy house to expand if more space was needed. An extension to the side that mirrors the garage wing. An extra 400 square feet would make this a large and comfortable home.
Wowza!!! You certainly weren't intimidated with the larger space! Well done, and you nailed it on the Feng Shui flow!!!! I'm usually not a fan of white on white color schemes, but your use of warm wood and black accents were the perfect complement to all the white! Overall, a very good layout with practicality! And as a woman who cooks, I agree with others about more counter space for food prep. But one can always make use of the dining table top. Lovely home and liking the energy flow with the open arches in the living room and dining area. There is something that is just magical when you have that circle space in the architecture. Great job!

Well Jasper, this is a lovely home. I love the front porch and double garage. I wish there was a back porch along with a patio. I really like the kitchen and dining area. Conversely, I don't don't like the laundry room in the kitchen. It needs to be separate. It's nice see a half bath for guests. The bedrooms look spacious; however, I'd prefer to see much larger closet space in the 2nd bedroom. IMHO, both ensuite bathrooms should have tub/shower combos or separate tubs and showers. I just think of people with physical issues/disabilities or aging folks. I don't care for fireplaces, so that would be a delete for me. And I'd change the furniture layout entirely in the living room. I'd like to see more "roomy" homes like this from you, with some of the prior ideas in place. Keep up the good work.
So much to love about this house, too many to list! But I feel that the kitchen was awkward and the dining room too narrow. The living room also seemed cramped. The bedrooms with amazing closets is on point but the working/living areas suffered! That guest bathroom is great and pantry perfect! I’m not one to wash clothes in my kitchen, add 3 feet to the back of the garage and put the washer/dryer there. The garage directly into the kitchen is great for groceries! It is a beautiful home, I love sqf!

I've been asking about basement foundations. I did see some foundation-level windows on the front...so maybe? 8n my culture basements are accessed inside the building. But who knows?
