I like this one. I like that the kitchen, dining, laundry and first floor bath are in its own stone sided addition. I think if the back of the house rose to a second floor , and the first floor bed and bath off the living room were moved upstairs and replaced with a staircase, the upstairs could be very cute. The house would still be 2beds 2 baths, but the second bedroom en-suite would be on the second floor. The bedroom off the kitchen could be enlarged with a bigger closet.

Oh my. Who on earth wants to walk through the living room and front door after having a shower? The placement of the downstairs bath just does not work. But I sure do like the look of this place.
So? Flip the bathroom around and have the doorway from the bedroom. Problem solved.

Different layouts cater to different needs; Jasper strives to show us various possibilities that, naturally, can be adapted by each individual for a final project. Furthermore, what may seem strange in a house in your country may be perfectly normal in other cultures. For example, in the USA, there's no issue with entering the house and facing the kitchen, whereas here in Brazil, the kitchen usually remains at the back. In conclusion, don't be so rude in your comments and appreciate the unique ideas from this channel.

Overall, this is a fabulous floorplan. For all you naysayers, it's quite challenging to fit 2 bedrooms/2 baths w/ mainfloor laundry into an attractive and workable 800 sq ft. layout. Jasper is talented and does great work!
Jasper is, indeed, talented, and we've seen some of his excellent plans. This isn't one of them.
@@Bobrogers99 I've seen dozens myself. I happen to like this one, its one of my favorites for the sq. footage. The kitchen is a vast improvement over some of the older ones. But, to each his own.

Nice home for 1 person, beautifully done.
The outside looked promising but the inside is all over the place. Speaking for personal preference, I would never want a child’s bedroom right at an exterior door-too much risk from both inside and out. I would definitely want an en suite instead of having to almost go outside to get to either bathroom. Jasper, I typically really like your designs but this one is just “off” from pretty much every direction. I’d love to see you rework the interior to make it as lovely as the outside.
I was expecting stairs going up to a bedroom when the front gable is. Why go through the expense of putting in the gable if it’s just for curb appeal? It’s a beautiful home and I liked until this disappointing aspect. Not the home for us.
Agreed. A slight adjustment in the roof to insure headroom upstairs and there'd be space for a master bedroom with ensuite. I'm surprised that Jasper Tran missed that opportunity.

There seems to be viable space for a second floor. Maybe delete the bedroom/bathroom off the living room, use that space for a staircase and small office or den, and place the master bedroom on the second floor. The space above the kitchen/dining room could fit an en-suite bath and there is more than enough space to have a bedroom above the living area(even has huge gabled window's). Obviously this would create a need for a basement for storage and utilities, but that's easy enough to accommodate. Otherwise the first floor is very cramped.
Is the huge dormer completely fake? There doesn't seem to be any opening into the living room. From the tour, the living room appears to have a standard height ceiling, where I expected a cathedral ceiling, or at least access to those second story windows.

I liked the exterior, but once inside I was disappointed that the big upstairs space is going to waste! I would eliminate the fireplace and run a stairway from the kitchen in its place. The laundry room and the adjacent bathroom need to swap places, and the other bedroom and bathroom are separated by the living room. The kitchen lacks upper cabinets, so it needs a big pantry cabinet to compensate. Barn doors are poor for security and sound transmission. This is not a typical Jasper Tran design. :-(
You can't have a bathroom directly off a kitchen, per code. Also, what would you do, walk through the shower to get to the laundry room? Did you notice the large built in cabinet next to the refrigerator? Pantry vibes 😊

Very Cute Home! I'd round it up to 1,000 sq. ft. giving a bit more room in the kitchen/living room areas. I could easily live in something like this. Best wishes on reaching 100K subs this year!
Super cute, I would happily move in. I always love a good porch, and that kitchen/laundry/back bathroom/ back bedroom area is highly functional, inviting and cozy!
I do have 3 suggestions and a question:
1) Make the front bathroom open off the bedroom behind it instead of off the front entry, making it an en-suite. (Guests don't need it since they can use the back bathroom.)
2) Have a shower/tub combo in the back bathroom rather than just a shower.
3) Where the potted plant is beside the fireplace, put a spiral stair to a finished loft. It can be a fun little hangout area (a place to strum a guitar or read a book or sketch), so that the dormer windows can be enjoyed.
Question: is that a fireplace, or a giant screen TV playing a fireplace screensaver?? I'm thinking a fireplace is more your style, but good heavens, that looks like there are whole trees burning if it is supposed to represent a "real" fire, lol! Really though, either a big TV or a fireplace would be fine - no wrong answer!

This house is beautiful. My preference is that the shitter should not be near or directly open up to the kitchen or living room. Nobody wants to smell or hear people using the the bathroom.

Because everyone wants to have a rattling noisy washer and dryer again against their bedroom wall and have their door open right into the kitchen
Not to mention a full bath off your entry.
Why have a Dormer if you are not using that space? Seems pointless to me

Where do you put your clothes? Did I miss something? The bedrooms aren’t big enough for a closet or armoire. Gotta have somewhere to hang my clothes. Other than that and needing a stove…. SUPER CUTE HOUSE!!!

I AM NOT IMPRESSED WITH THIS HOUSE PLAN. IT'S TO DISJOINTED, NO DOOR LATCHES AND ITS NOT AS LARVE AS IT LOOKS.
Cute, but mystified why anyone would want a toilet right inside the front door off the living room. Ick!! If there are children, or a person is dirty from yard and garden work, put the bathroom near the back door, and a ways from the kitchen, please.
