I'm reading all the comments n find them interesting.... i do agree that for the location the cost is high however please factor in the size if the rooms and the finish... also the amenities that will be coming online shortly... pool, security possible gym etc... also factor in the convenience of the plaza and gas station... all these increase the value of the property. U get apartments in kingston for near this cost with the constant sound of traffic... rip 20south owners... and here u have a 2 car garage with land space to plant and chill... again yes i think its just a bit over priced but nowhere as bad as the comments I've seen being posted... can u build a house for less... definitely... but building comes with its own headaches... so just factor in the added cost as peace of mind...

Comparing developments of simlar cost in Kgn and out of town, you are getting a good deal when you factor all the amenities. The rooms are massive so I dont know why some persons think the rooms are small

Please do add that estates gain value. 5 years from now that's 45 million and climbing. Building may cost less but how much less? I bought a piece of land for 1.6million, it value 12million now. When I introduced to my friends they say no they can't afford that. It's too expensive. Today they are still renting. People looking to buy need to look into amenities as you mention and the area as well.

Love love love this house tour, really appreciate you're videos guys... The house is spacious and lovely... love the fact that they use real wood for the cupboards and they are made locally. However for that price and for that spacious and exquisite master bedroom i was expecting something like a Jacuzzi bath.

Nice showing,,, Comparing home cost in the US with Jamaica is a frustrating exercise,,, a 1500sq ft home in Broward County Florida can cost as much as twice the price of an exact home in St Lucie County, just 2hours away. Also a 2,500 sq ft condo in Miami beach may cost in excess of 1million USD, while a 5,800 sq ft upscale home outside of Atlanta Georgia cost under US$900 thousand. So cost are relative, especially on an island that rely heavily on imported resources attracting high taxes.
AN 1800 sq feet house just outside Toronto cost 1 million CAN. Same house in Toronto cost 1.5 -2 million
I grew up in Linstead. It's my happy place. Been meaning to stop by and look at this. Wow!
A part from how dark it is I actually like this house a lot :) . The price is a little too inflated though, it should have been 30 million max (23 million would have been perfect).
What doesn’t make sense to me is this... on the developer website you see this property for roundabout 38 Million. 3 Bedrooms at 2300 square feet. There is also another property, 2 Stories with double the space. 5 Br/ 5.5 Bath (with enough space to add another bedroom with interior modifications) . This property is going for around 41 million. This tells me one of two things. Either the 3 bedroom is overpriced or the 5 bedroom is underpriced. I’d go with the former. 117US per sqft vs 63US per sqfoot??? Dem take ppl fi eediat. Based on the price for the 5 bedroom, the three should cost no more than 22-24 Million MAX.

Now that's worth 40,000,000

I think the prices are good and lets be honest some people think Jamaica will remain cheap forever but thats not how real estate works. This is a really nice house...I’m not sure about the community, and I do agree that the living room space is a bit small...but I’m comparison to most of these scheme houses in JA this is a good price..look at the finishing of the house the molding, garage, the roofing, the cupboards, the tiles in the bathroom, closet space...it’s worth it to me

I looked at these when the project just started. But a native of this area, the location isn't worh the price at all. Not to mention the space is not big. I would need a bigger kitchen too.
Thank you guys for posting this. This is the first of the new developments I've seen so far that comes close to what I would be looking for, and that include Richmond. The landscaping at Richmond is nicer but this house is better.

Thanks for the video tour. Visited the complex yesterday and it is approximately 2800sqft. Much bigger than Richmond and Drax Hall which both sell between 33 to 38 million. The fixtures were higher end than those developments too. The master suite was HUGE and the second bedroom was so big, much bigger than the master bedroom at Eichmond. I think if you had a DSLR camera you would have captured the scale of the rooms much better. The only downside I see is the backyard. I personally like the option of putting in my own pool or large BBQ area.

If the house was located in St Ann or St Mary on the northcoast then the price would be reasonable. There's no community in St Catherine that's worth that money. Way overpriced.
A house in my community in upper st Andrew was sold for 50mil, it was a3 storey with a whole lot of space that they could probably build 2 or 3 more houses on it. This dont worth it one bit.

At least the master bedroom should have a bathtub. The other bathrooms I think is optional. Most upscale newer homes don't have bathtubs in every bathroom. I am tearing my bathtub out in the guest room to put a new shower in. Since I live at the house, no one ever took a soak in that tub.
