I used to live here as a nursing student. My grouo was last to live there as it got damaged by the earthquake so we had to move and it was left for years. Glad they did something with it

Hmm! On a serious note there are so much information missing even if it's just covering the basics, the type of ownership (lease term/share of freehold), maintenance cost, waste disposal, views, nearest amenities, financing criteria, just to name a few important details needed to eliminate unnecessary enquiries. By all counts it's a great look for Jamaica, the process of the country in last 60 mth has surpassed the last 60yrs by light years.
I was thinking along the same line also it was sinking what infrastructure was put into place to curtail that people need to look into that before purchase
Maintenance is $10,000 monthly for studios and $20,000 for 1 bedrooms. Not sure how much the two bedrooms are
ok since i am a real estate investor i will answer a few based on my experience... it cannot be a freehold its an apartment building so obviously its gonna have a maintenance fee so basically a condo. waste disposal is obviously included in ur maintenance fee as with all buildings there is a garbage chute. the person in the video stated that its located in a city called Portmore all u have to do is conduct ur due diligence and research the area. financing is up to u if u can buy cash or mortgage its that simple. This complex is better suited for experienced investors so the questions your asking an experienced person would not hence why it was not in the video.
Finally, after two generations, they have found renewed use for this property. It was a hotel, remember? Smh🤭

The square footage is too small and while two bathroom is a good thing, it is only using up space for other essential things. Is there a bathroom attached to the bedroom?, if the answer is no, then why not. I like it though. I've never thought of buying a place in Jamaica, but this have me thinking.

I have to wonder. All the videos and websites featuring this property are only talking about beach view and no one talking about beach access. It is very odd as beach access would be a big selling point.
@noname It is a beach that is closed to the public. Are horses currently utilizing this private beach? I need the stakeholders to answer the question, which is: will the apartment owners have access to the beach? If you are not a part of this project or an apartment owner who can answer the question, you need not reply.

Ok my issue is I am looking for rental property and the maintenance fee I heard is $20,000 a mth, that is steep with a mortgage. at least for me. How much could these units be rented for?
my friend if u understand real estate; if u do tourist / vacation rentals u will make money catch is everyone will be doing the same thing so u will have to be able to market your unit with something different from the rest. but that maintenance fee is very very cheap for what ur getting

Not on purchase. But if you rent a unit the landlords can include major appliances

Well, this is why so much prime real-estate is owned by foreigners. They use it to make money. Could you imagine if more Jamaicans pool their resources together & try to invest in these new developments & airbnb it themselves. Airbnb is a public platform that anybody can use.
@@Ubetterworkblog Airbnb isn't sustainable. And the economy will become too highly tourism based, and it already is. This isn't for everyday jamaicans and I kid you not, most of these are acquired by loans. Western philosophy is debt and depravity, there's nothing uplifting about these developments which don't focus at all of global warming but more so on gentrification. And these facilitates this type of practice.
@@andrewilson8096 ok, I see your point. I still think it would be wise for more Jamaicans to start owning real-estate in their own country. The banks should try meeting residents halfway by implementing a first time homebuyer program. Or, again, family members should start putting their money together to purchase property. Even if it's not airbnb, it can be rented out for short or long term leases.
@Brian Abisdid I agree that this would not appeal to locals to rent. However, as an investment, this property could bring in 436,000 - 654,000 JMD (before expenses) if placed on airbnb. Another alternative is short- term corporate leases (to house the many overseas workers that will be in this area within the year working on several projects).
