    It’s not only the financial Desaster in real estate - when I lived a few month in China 5 years ago I was already puzzling about the enormous amount of just empty new build apartment houses. Whole new build complexes where total empty, some empty almost finished others entirely. But in huge masses, 1000 and 1000 of 34 floor-buildings and no one really could x plain us what’s going on.

    Great video Guy, love how you are diversifying and showing all sides of the economy instead of just crypto and you give other reporters a good run for their money.
    Guy do you think it doesn't matter how bad the chinese economy gets since the 'global village' is slowly decoupling and when its all said and done China still has a substantial manifacturing base whereas the western manufacturing base has been mostly hollowed out? I mean the west is mostly a service economy and not a manufacturing. Whats your prognosis?

    This is really good. As a Hongkonger we have the first hand information from China and they have been much covered in this video, but more worthy to mention is that China is a closed + planned economy, which means if we see its policies starting to fall short of its effectiveness, the political risks behind would be much more significant than its economic downturn.

    Thank you for nice deepmdive. I have followed China since mid 1990s, the problem is that there is not realize macro data available. Most numbers quoted here unfortunately belong to this category. I would be careful predicting a crash, or making decisions based on this.

    The "average income" of a u.s citizen is immensely skewed by the fact that we have literally the most millionaires and a pretty small population for our land mass. Average income to home cost is more like 9x-12x

      I was just stating it, because the OP was making it sound like the number couldn't be trusted and was obfuscated by rich people.
      (Which isnt true)
      50% of people make over 35k a year that's the average.
      The average Male worker in the United states makes about 50 to 55k a year.
      I also wouldnt worry about the 35k and under being bad, because alot of this is younger people and will move up the income bracket and also alot of people have 2 incomes in the house.

    My crypto concern related to this is Tether USDT. Back by these Chinese real estate junk bonds. The buying opportunity in Crypto if this happens? WOW how low will it go if USDT goes the way of Luna

      @Amouage123 Yes I have heard the same however the USDT token is backed by terrible so called assets. Since 2012 assets have been pumped up by funny money and now the funny money is gone. With Chinese Evergrande real estate holdings in a portfolio, it's a very bad picture. for USDT.

    Due to the Chinese ban on crypto there might only be small exposure to direct selling pressure if china goes through an economic collapse.
    This doesn’t mean smooth sailing though, due to secondary factors selling would probably occur

      INdeed it is problem all around the world.But In Europe there is also 500 year record drought,energy crisis that cant be fixed by any means,until sanctions are in place.SO EU will also on verge of big collapse.Money printing in full swing,inflation is reachign 40 record highs,.Us is also in recession,with another billions being printed for useless military aid,and domestic reduction plan that will only put inflation higher..BUt ppl feel better to talk about how China n RUssia have problems,while ignoring they have even more :D

    The Chinese have been vacuuming up property in Australia for years, paying silly prices and sending prices through the roof.
    They start a big selling spree, it will fast track the collapse of an already tanking Australian property market, especially in Sydney and Melbourne.
    Feel very sorry for all those others who fomo'd in the past few years on the back of the Chinese wave, mainly naive immigrants and first home buyers. They're in for a whole lotta pain.

    I bought Shanghai property. You have to go in a lottery, to get the option to buy an apartment. When the market was HOT HOT, you would have to pay decent money, even to get a ticket to get in the lottery. Not been able to sell off the plan for many years (at least in Shanghai)

      A few opposing observations from a friend of mine who works the China markets:
      1. Ltd mention of zero covid the biggest determinent of weak macro - this will be dealt with when they develop a domestic vaccine
      2. No mention of the fact China is able to reduce interest rate (the only country in the world) as their inflation is under control
      3. No mention of that fact that China has a closed capital account so China has much fewer assets to invest in which inflates domeatic real estate
      4. China has ample capital to deal with a capital event from real estate
      5. China bank trade between 0.3-0.5x price to book so it's arguable already more than discounted
      6. The size of shadow banking has fallen 90% in the last 5yrs

    So much praise from everybody for you. For me, I don't see it, how will China collapse? It's productive, huge exporter, has immense domestic market, quite powerful military and with Russian ally almost invulnerable to external attack. No opposition (credible) internally.
    I probably have fallen way behind the curve but I don't see it.

    It makes sense but unfortunately no one can predict. During the financial crisis, I thought something was wrong when my real estate agent told me I could get a loan with no income verification. I was too young to understand the implications, but something felt wrong. In China I’ve seen a similar situation but I don’t know if the government can or will do the right thing. This seems too big and with Europe’s problems and the US teetering, this could be an opportunity for some and a slow moving train moving towards a car stuck on the tracks. More to come.
