couple questions regarding the initial part of the deal analysis section:
1. when recording data from comparables into the table (nightly rate, additional charge, extra guest fee, 30/90 day occupancy) how do you reconcile the fact that airbnb will have lower rates due to added guest commission? is it a case of having 2 different tables for each OTA?
2. along the same lines, surely the 10% rule calculation will overestimate nightly rate pricing if multipying by 1.15, is it a case of adjusting that figure to 1.03? (3% commission instead of 15)

This course is geared towards figures & stat's.My considerations are around nitty gritty practical, like how do you control electricity costs of guests leaving heaters on? If a property has pre-payment meters, is it acceptable to ask the guest to use electric/ gas cards & pay for their own energy as on a pay-as-u-go basis ?

Hi Ahmed just a quick question around where you are talking about the 10 percent rule would you recommend looking for potential properties during the low season i.e if you can make it pay during the low season it should give you a good indication that the investment will be profitable all year round.
I have a three bed flat in London, will this need to be turned into a HMO if I am going down the route of mid-long term lets as HMO licence is required if 2/3 unrelated people live with each other for more than 90 days ?
With serviced accommodation should you have a limited company set up or work as a sole trader

You want to be using 3 that are the closest I believe it is management of property but you should research it first.

Hello Ahmed, i really want to do this but i just dont know if its worth it in 2024. I live in Oxford and its difficult to find landlords willing to let me do Rent to SA and also people are saying its a hassle and you may struggle to find guests most of the time. Is this business really worth it?

any other way to analyse the market instead of using with my own personal experience especially using the free version is only help with getting price of the property and have abstracted on spreadsheet using that as data base but would you be able to recommend any other software that you have used personally to analyse the market

Hi I got a problem the new airdna user interface is different from the old one and in your course you are using the old one.My specific problem is that i cant find a way to filter the historic occupancy rate at a 75th percentile. Could you please help me out?

for some reason on my airdna it doesn't seem to have an option to view occupancy rates specifically by percentile, so im not able to fill in historical occupancy with 75th percentile data on the deal analyser, which is pretty annoying... has anyone else experienced this and/or have a solution?
