    2023 has been a year of many expensive lessons for me as well. Not in terms of housing but medical and educational expenses. These experiences have shown me how predatory many businesses can be but also my own resilience in handling my own stuff. I really appreciate your house videos because it makes me feel not alone in these big financial journeys/mishaps. Expensive lessons but lessons learned. Hope you feel the same or have a positive outlook because we all need it!

    Wow I set the ground floor at 77 and the top floor at 75. The roof is probably not very insulated against the elements
    I think you are probably the only CZcamsr that doesn’t have designer handbags in the closet background. Very practical and refreshing

    Hey! Long-time follower here, from your makeup and skincare days! Totally feel your pain. We closed on a home at the end of April. It’s an adorable brick cape cod with an amazing front porch, garage, basement, etc, but it was built in 1928. The weekend we moved in (literally using a U-Haul) it was one of the biggest rain storms in PA for 4 days straight. The roof started to leak, and ruined some of the kitchen cabinets. They were gross cabinets anyways, but we’re finishing up a total kitchen diy reno! New floors, cabinets, island, etc. We’re out of money as well, so we are just finishing up with a backsplash and then painting rooms, one by one. This house has so much potential but SO much more to go. I just wish I could get it ALL done! BTW - my daughter (hardcore BTS fan) and I watched the GMA CP concert and you of course, know who we recognized!!! That’s so amazing! Congratulations to Brian!!!

    Have you looked into adding a solar attic fan? I had some installed on my houses in Florida and it helps a lot. It helps for the A/C not have to work so hard since they help lower the temp in the attic and rest of house. They were about $800 each to have them installed.
    By the way this is why I do not buy fixer uppers BUT for younger people they do not have much of a choice.

    As you get more acclimated to Houston heat, you'll eventually be OK with your thermostat at a higher temperature. I grew up in Houston, and I remember reading that 78 is the "sweet spot" for a balance of comfort and savings. I live in SoCal now, and I don't have AC, and I'm OK with anything under 80 as long as I have my ceiling fan.

    Wow, thanks for being so transparent. Have you thought about going to the local home and garden show? Sometimes it can be easy to see different vendors and the possibility of something you may be unaware of like local tax credits for something or to make certain seasons easier (flooding, frost proofing, etc.) Just wanted to throw that out there, just in case.

    Ok, I know that Sherwin Williams is supposed to be very good but also super expensive. A good substitute is Ace Hardware brand, has just as good coverage and a lot less $$$. Maybe look into that one? Just a recommendation 😊
    And yes, everyone has ideas but every homeowner situation is different. Try to be as discerning as possible, but trust your judgment. Love your channel ❤

    Not sure if you have the time but what has really helped me as homeowner is going for my real estate license. I didn't do it to sell houses but actually to learn about the process and what to watch out for. We had bought two houses and each time it was such a whirlwind that I didn't know exactly what was going on. After studying for my license, I learned SO MUCH! My aunt always used to say "You don't know, what you don't know." And now I know. Am I ever going to be a real estate agent? Probably not because that is not my vibe( esp here in CA) but knowledge is power and when we buy a house now I know what exactly is going on.

      I just bought the real estate course on Kaplan for $399! I’m doing it for the same reason - knowledge is power!

      @@AjaDang I went with @CARealty (now USRealty) but each state has their RE schools. I paid approx $250 for 3 college level classes. Then approx $65.00 to take exam and 150.00 for license that lasts for 4 years here in CA. All done on-line except I ordered the 3 hard copy books. Texas, I'm sure has many online real estate classes!

      @@AjaDang Not too much really...Approx 250.00 for 3 college-level classes (online) plus I ordered a hard copy book for each class which were 25.00 each. Then 65.00 to take exam ( here in CA) and approx 160.00 for license that lasts for 4 years. The biggest investment for me was the time! The classes were truly college level and ALOT of info to learn but I don't regret it one bit. If you are interested in buying another house in the future and rent the one you have...I def would look into it!

    Omg yes the emotional toll of renovation is so real! Everyone always glorifies the before and after process but they leave out the emotional toll it takes whether you are DIY or hiring out. And on the bright side at least y’all are getting some of the major expenses out of the way first so later on you aren’t hit out of the blue w/ them

    Hey Aja! You're really taking these homeowner woes like a champ. I love that u wanna buy the house next door. That could be such a good investment. Question... how are u making money these days? I hope I'm not being too forward. I'm wondering because I know you've been so busy fixing your house so u may not have as much time for brand deals or even youtube and who knows what else. I've been thinking about leaving my job and being an entrepreneur but that's the part that scares me (unsteady income). Really appreciate this home ownership does btw! Best of luck with upcoming projects.

      It’s still brand deals. So I’ll try to have “makeup days” when I shoot as much as I can. The other days I’ll work on the house

    Isn’t the HVAC under warranty if you replaced it at move in?

      Usually a newly-bought house has a home warranty that covers for up to one year and that home warranty will include the repair of HVAC.

      @@cate9963 only if you buy a warranty specifically or have it as part of the deal. I’ve bought two homes in Houston and neither had a warranty. The hvac company should have a warranty on their work and a manufacturer warranty on any parts if it was just replaced within the last few months. My HVAC parts were repaired under the mfr warranty for several years.

    Wow, you like your house pretty cool, I keep my ac at 76-77. Just wait until you experience the rolling black outs, you're going to luv that LOL!! Well, if your house is a 1940's home, then you can expect that maintenance will be never ending, sorry.

    Didn't you just spend a ton of money for a NEW roof & NEW hvac system? before you moved in when you bought the house. So, how did your new A/C system break so fast?!?!?!

      @@AjaDang something seriously does not add up. Common sense thinking wise, bigger A/C unit won't trip the breaker unless your electrical panel isn't upgraded to handle the new A/C unit voltage. Meaning, u might need to upgrade the electrical panel to match the voltage of the new A/C unit. Bigger A/C unit will make your house cool down faster not slower because the big A/C unit has more power to push the cool air faster into your house, so it doesn't matter about more and new duct. Your duct is fine. The A/C guy is trying to rip your wallet with extra jobs.
      Basically check your electrical panel, if it matches the voltage of your new A/C unit. You have to fix the root of the problem or else it'll be a continuous problem.

    The comments thinking you leave your house too cold 😂 I like mine at 69. Ideally 67 but my husband prefers at least 74 - hotter if he can get it but I will COMBUST if it is.😂

      honestly, I thought 71 was a good compromise between being energy efficient and not sweating in 100 degree heat! It's 74 inside now and im SWEATING
