    The biggest issue i see for us vets right now is money itself. With home prices inflated by 100 plus percent and the high interest rates there isn't enough affordable housing available. I am not spending over $200k for a trailer.

      Corporations buying single family homes with the intent of renting them forever has nothing to do with politics. Both parties love capitalism and serve corporate interests.

      Basically it means there's likely to be more out of pocket costs if you go to buy a house and it's still a seller's market. Also realtors may not be needed in some circumstances, especially if you're the buyer.

      @@Steve-178 He's wrong: It's the other way around. You may not need an agent if you're a Seller, but if you're a Buyer you'd better have one. The buying side a complicated process, the selling side less so. Consequently, unless you're a real-estate/agent/lender/mortgage expert, you'd better get an agent. I know I will...but I don't know how I'll be able to pay so much money for one. Maybe by the time I'm ready to buy (late 2025/early 2026) this new process will be more clear and settled. Now it's just a lot of guessing, even from the so-called "experts."

    The comps will be adjusted down from before this law suite... I don't think the courts have approved the settlement yet... and the va loan process most likely change...

      The challenge right now is that it's a seller's market. This lawsuit may change things to make it a buyer's market. I hope this lawsuit will make homeownership more accessible.

      @vahousingeducation sellers are still willing to pay bac... I think the lawsuit will still hurt buyers and sellers in the end... a lot of non transparent agents already not explaining their commissions... buyers thinking they can get s lawyer to pull up a contract and they will be good through the entire process... and the what is that becomes happenings...

      People will usually say no to comps anyway ! And use conventional purchasers anyway!

      Great question, when it switches to a buyers market - buyers will have more leverage to reduce the price and ask for a seller credit to cover closing costs.

    IF you decide to refinance your home. You start the mortgage interest accrual clock all over again.

      How can you get help with the repairs that were not made as stated by the realtor and appraiser as stated and documented before closing? What are some things that you can do as a new home owner to avoid any out of pocket costs?

      @@waynesmith4386 you can either get a Home Equity Line of Credit or get a personal loan to cover repairs. The VA Appraisal process is a quick inspection conducted by an independent appraiser hired by the VA who took training in order to accept and conduct a VA Appraisal. A licensed home inspector conducts a home inspection, which takes about 3 to 4 hours to complete the report. The inspector will outline all the issues with the property and give you a report. Even with these reports, we still find issues after you take ownership of the property.

      @@copiouscat it really depends. You have to look at the overall interest you're going to save over the life of the loan. You take your current payment and multiply it by the remainder of the years you have left, then you take your new payment and calculate the total payment. If you're saving money - then it makes sense. If not - then it doesn't.
