    i made my first tax deed purchase 9-5-23. it's land. looks like a space a church uses as a parking lot. i cant wait to see the outcm

    I’m in Texas and I’m preparing for this upcoming auction. I see a lot when it comes to lots and property…. 1st question could you explain why it is or isn’t a good idea to buy a lot?

    Dustin first off thank you for the information and what your doing. My question is this when dealing with cons (environmental issues) stay away from... in this new era of ESG and other administrative regulations do you see any business or properties being listed as having environmental issues when they are only poor ESG scores.... Just a question and or a thought. Plus thank you for beginning to speak about implementing AI ......

    Hello Dustin, thank you for the excellent information. I am planning to bid on my first tax deed. After doing some research, there is a lien on the house by the HOA association. If I win do I have to go and pay whatever fine is on the HOA lien or does the money from the auction pay the lien fine after the back taxes are paid? So say for example the back taxes are $5k and the HOA fine is $2k, my winning bid is $60k, does $5k of that 60k go to pay off back taxes and $2k goes to pay the fine?

      It depends on state laws and the priority of liens. In many states, tax deed sales can extinguish junior liens like those from an HOA, meaning you might not be responsible for that $2k HOA fine. However, this can vary, so it's crucial to check local statutes or consult with a real estate attorney in your area.

    Hello Dustin! I’m very much appreciative of your content and ever since watching and studying your content, my friend and I have purchased 5 tax deeds via auction (ALL LAND) in Florida.
    We are in the process of finding buyers, however, in the process we’ve been told by a couple of investors/builders/realtors that we have to wait 4 years before selling (???) of course this is news we do not want to hear. Could you give some insight into what they’re saying? Thanks in advance!!

      Nah thats not true at all. You just need to get clear title. So goign through Tax title Services or an attorney that can do that will clear that up for you.

      that was a good question. I am just getting started with Tax Deeds focusing only on "Vacant land".

      ​@user-mg4fk2zx6r it's all public knowledge. If they wanted too they could find the sales history of the property including you buying it at auction. It's better to be straight with investors, and keep a good name than try to finesse one over when it's public knowledge.

    Doesn't ordering a quiet title shortly after you win the auction all that you need to do?

      Yeah thats a way to do it! You'll need to wait till you get the deed though

    You mention that you should make sure all parties or notified. How do you do this? Do you contact these people directly?

      You usually don't contact them directly. The county typically handles notifications to all parties involved. Just make sure to verify with the county that notifications have been properly sent.

      @@DustinHahnREI Also do I have to purchase title insurance if I’m going to sell the property? I was under the impression that the buyer has to buy title insurance anyway so why do we both have to have it?

    Hi Dustin. Have you heard of a company called Tax Lien Code? I went to a master class in San Diego and paid for the 3 day course. But my wife started looking at reviews and now we have want to know are they legit or not. Any feed back will be helpful

    I have a question, I am interested in just focusing on purchasing Tax Deed "vacant land" . My exit strategy is to sale it to an investor. Does that mean I don't have to get a "quite did" and the investor will handle that?

      It all depends on the investor. Some investors will buy the property as is with a quit claim deed, and some will want you to clear title first (quiet title) so they can get title insurance.

    Hello,
    I am already a tax deed / foreclosure investor/ flipper for over 13 yrs and I have now stepped into land. The attorney's want approx $2500 for each quiet title. Im in Florida so the wait to sell my lot is 4 years. But I know with a quiet title I can sell it immediately. Are these steps your talking about also for lots? Im looking to do the quiet titles myself and save that money to buy more lots. Thank you
