The WORST Condo Building In Surrey BC

  • The Infinity Tower, started in 2005 and finished by Concord Pacific in 2007 is a towering 36 storey building in the heart of Surrey’s City Center that for years was what I would consider the WORST condo building in all of Surrey…until now.
    In this video, Surrey Real Estate specialist Steve Karrasch of Macdonald Realty discusses why his opinion of the Infinity Tower in Surrey has changed to become one of his favourite buildings for potential investors or first time buyers looking to get into a condo in Surrey.

    Great content as always! My first property that I ever purchased was park place 2 back in 2014 and just sold it after living 5 years there and renting out for 2 years. I absolutely agree that the area has really turned around even compared to 2014. It's not just new buildings. The people living there has changed so much too! Busy young professionals, university students ect. I wouldn't have sold it if I did not urgently needed the money as I can see there will be more development in the area!

    Thanks Steve! I've noticed quite a few units come up for sale there recently and as a mortgage broker, it was an easy building to get financing for. Glad they've revamped the area. Keep the informative videos coming bud!

    Love that wooded area called Holland Park. I go there weekly for a walk and there is always police or bylaw officers monitoring the area to keep it family friendly.

    This building has definitely improved a lot in past few years. Concierge and strata members are really good and take good care of building. But a few things to consider are high strata fee of around $0.60 per sf (add to that a special levy which comes every few years). The insurance deductibles are extremely high at $250,000, which is 10 times more than normal. Most insurance companies don't even sell this high deductible product. The earthquake deductible is also on the higher end at 20% which doubles the total insurance cost.

    One thing to take care of that this building gets so hot during summers that people have to leave and book hotels. Buy here only if you can handle the heat. Apart from that the parking of the actual building is crappy. Apart from that sometimes you have to wait 10mins for elevator to show up. Apart from that great place to live

    • @SteveKarrasch

      Yes, those things can be said for many of the high rises in the area. Personally I prefer low rise construction.

    Infinity tower is the worst? I thought the prize went to the Ultra? Ultra has structural issues, not built up to standards for potential seismic disasters.

    I understand the point of this video is about rentals, proximity to skytrain and crime. But when you say "worst building" I want to mention shocking feature that should have the architect as well as Surrey's building inspectors questioned. Sorry I don't remember the name but it's one of the series of skyscrapers across from the King George Skytrain station. The bedroom windows extends all the way down to the floor and are awning windows!!! We visited a couple there with our 10-month old who was tiny enough to fall through the opening! Not just the safety of infants is an issue, but if you so much as accidentally drop a quarter or a hairbrush or anything else on the floor and it goes out the window and falls 30 floors, it can seriously injure someone on the ground.

    • @SteveKarrasch
      @SteveKarrasch  Před 2 lety

    What is the rental ratio of Infinity Tower? The Strata in my previous condo in Coquitlam lowered it from 62% to under 30% within six years and that helped reduce crime.
    My broker also mentioned drug dealers living in certain condos near Coquitlam Center. I bought a unit nearby where a lot of police officers bought as primary residence.
    Lastly, is there a rule how far your building should be from Skytrain Station to limit chance of petty theft. I heard it was at least three blocks away from a station in Vancouver
