2) I am a loan officer and when it comes to credit - there’s actually about 13+ types of FICO scores (credit). Credit karma is generally inflated. Most lenders will pull a tri-merge and they will do the median of the big 3. It also is a requirement to have at least 3 tradelines (lines of credit or debt, like a mortgage) and that helps when financing a second home or investment home.

Hey guys. I work in finance and just wanted to clear some stuff up for fellow audience members. I’m gonna start a comment thread to break down some main talking points.
I do wanna remind you guys, everyone in this video is making around $300,000 -$500,000 a year. What they do with their money is NOT always what we should do with ours. Most of us are probably make 10x less than them.
What is a 401k and how does it work?
A 401K is a retirement account, usually provided by your employer. As your employer if this is an option for you. The way it works is your employer takes a portion of your paycheck (you decided the amount) and puts it into your 401k pre tax. Pre-tax is important because at the end of the year, say you make $50,000 but you put $10,000 into your 401k, you will only be taxed on $40,000. When you go to pull money out at retirement, that’s when you will be taxed on whatever you pull out. Your employer usually has a match, which means they will add up to x% of your salary. So if you have a 5% match and you make $50,000 a year, they will match up to $2,500 of your 401k contributions. That’s free money.
P.S I’m pretty it’s named after the tax code that allows you to invest this way. But I could be wrong about that.
Other investing options (Roth IRA)?
The Roth IRA is a fantastic option especially for young people. You DON’T need to go through your employer for this. You just need to create an account through an investment company. There’s many but the most popular are Vanguard, Fidelity, and Charles Schwab.
I’m partial to fidelity for beginners and they have awesome customer service. Opening an account is free btw. Then let the investing begin! A Roth IRA uses your after tax dollars, so what goes into your bank act after payday, for investing. This means at retirement, you won’t be taxed and everything you pull out, is all yours. This is beneficial for the younger generation because we don’t know what the tax rate will be at retirement, saving us money then.
Stocks
The water bottle analogy was good. And like Erin said, yes you are funding McDonald’s or any other stock you invest in. A company’s net worth though is based on a lot, not just their stock. Assets-Liabilities = Net worth. What they own - what they owe = their net worth.
Are Rolex/ popular brands good investments?
For the average individual, absolutely not. Please don’t do this. Remember what I said initially, our favorite influences make 5-10x what we do! They have way more money to lose.
CREDIT CARDS
First we need to talk about how a credit score is determined?
It is determined by the percentage of 5 things.
- 35% payment history. This is how often you make on time payments.
- 30% amount owed/utilization rate. This is how much is on your credit card compared to what your credit limit is. “If you spend less than 10%” Like Mike said during the Erin credit karma story, you will be in the clear.
- 15% AVERAGE length of credit history. This is tricky bc if you got a credit card 5 years ago and you are getting another one today. Your history goes from 5 years to 2.5. 5 years + 0 years / 2 accounts = 2.5 years. The longer you have a credit card though the better.
- 10% credit mix. What kinds of debt you have, credit cards, students loans, mortgage etc. If a mortgage, student loan or auto loan falls off your report, your score could drop since you're losing a line of credit that's given you a lot of credit history. I still recommend paying off these kinds of credits because having no debt is more important than 10% of your credit score.
- 10% new credit. The number of credit inquired and new credit opened. The less the better, but again don’t worry about this if you need a mortgage etc.
