  • Shayne and Lorelee thought they had found a trouble-free family home and fell in love with its four bedrooms, big backyard, cozy family room, and even a spare bedroom in the basement. Their home inspection found only minor concerns so they went ahead and used their savings on a new kitchen. Now they have cold feet... literally; as their family room and two of their bedrooms are freezing! To make matters worse, their kitchen contractor pointed out the windows were leaking so much water, the drywall beneath was crumbling in his hands.     I shake my head. Some of the issues you can see with the naked eye. If it looks like a duck, barks like a dog, and say's it's a cat, run. They admit they questioned things even after the inspector said it was fine. If you have questions, run!

    With how much Mike Holmes shows that home inspectors miss, It sounds like
    1. Home Inspectors should be held liable for stuff they miss.
    2. Home Inspectors need go to school.
    3. Are home inspectors even worth it?

    Always be scared of a "finished basement". I swear it's the biggest trick house flippers use. Do a bad job renovating the basement, basically just put down a floor and some dry wall and call it good. People think they effectively got another floor to their home and ignore the fact it's not a livable space because it's viewed in the summer and all the problems start in the winter.

    i would love to meet all the Holmes, the crew and be able to come along to a "home" for a preliminary inspection for what failed the inspector, then to be able to follow along in person for the transformation of the house to a home

    Taking pictures of things that are wrong with the house is a good idea. Pictures of the progress seems like an ideal to provide proof of what has been done and done right

    All of Holmes' videos are Amazing since 2002! It's like bringing in your old car for an Oil Change, and being told you need new valves for the engine, and recharging the AC, and the power steering, windows and power brakes need new seals, and you got a lot of Rust. jeezzz. ... but the Rear View mirror is ok.

    I still find it inconceivable that you pay a home inspector who has absolutely no idea what to do.
    I really hope that they can hold this person liable for the many defects he has missed.

      Depends on the jurisdiction. In my state, some of the stuff the inspectors have missed rises to the level of incompetence and can possibly be criminal it's so bad

    What ticks me off is that most people are willing to pay a fair price for the inspection and any contracting work. But they want the full value for their money and in a lot of cases, they don't get it. Even with new construction.
    If I put in new windows in my house for example, and I' told it's going to cost X, Ok fine. But I expect a quality job. And that doesn't happen a lot of times....

      There is also the issue most home inspectors are provided/recommended by your real estate agent. The person who's really big on getting you to buy this house, not find things wrong with it. Considering till recent laws might pass they also get a commission based upon the final sale price. So they want it as expensive as possible because for some reason the buyers realtor is paid by commission which is split from the seller...

      it's a starter home for people that work partly from home and think they will have kids within the next decade
      their bedroom, an office workspace for him, another for her, and a room apiece if they get a boy and a girl

      @@CakeLorde my own parents first starter (not rented) place was a 5 bedroom, i was also about 2 and a half at the time and lived there for the better part of 2 decades before there was a need to move
      maybe the starter part of starter house needs to be in quotation marks, first time investing real estate house, first serious gamble at school district and community reviews not being passive aggressive lies, and so on

    I really enjoyed this one. One video I watched I said I do not want a house. It scared me so bad because there are scammers and they are allowed to steal. Anyway, everyone working on this house did a wonderful job. When Mike kissed his son, of course his daughter, I just laughed. Hey, guy its great when your father doesn't feel bad about kissing his son. Great video.

      The sad thing about the Holmes series is it really show you how much the system is against you. I remember first few episodes Mike went on about get a home inspection, then most episodes start with them getting an inspection that missed every thing.
      Then he said get permits, and we see countless times where people got permits and the city failed to notice flaws and just approved things anyways. You also get contractors basically running with the money, leaving projects half done and the cities just shrugging and saying it's okay if they did some work... or my favorite when the contractor can put a lien on your home despite doing a horrible job for more money and again the City sides with them.
      Every thing is against you if your a home owner.

    Why can't home inspectors be punished, charged when they miss stuff.. I paid $500.00 for 1 on a brand new home and I was lucky this time and a huge problem was discovered before buying.. its like there is never any repercussions for doing a bad half butt job..they get your money and gone...Can they be sued after...?

    Oh, I think Home inspectors know EXACTLY what they are doing. What I wonder, is how much of a kick back do they get from the Realtor to insure they get their sale. Lesson I learned, NEVER hire an inspector from the same area you are buying. My inspector may as well have put on blind fold, but I also did my own before closing and knew what I was in for. I CAN and DID most of the work myself.
    But not everyone can do that. It's a damn SCAM. Laws need to change!

      how many jobs do you think they would get from local real estate agents if they gave a true account of the deficiencies and the buyers pulled out that would be the last job in that area by any agent they would be blacklisted in a heartbeat

      @@kirkyorg7654 Not in the US, but we have the equivalent in the UK. That is why as a buyer you should never accept the offer of the agent "Oh don't worry I know a home inspector" Do some research before you intend to buy, find a few reputable inspectors (just in case one you choose is the one the agent recommends) and choose your own inspector.
      Yes it doesn't prevent them missing things, but it does prevent them missing things to enable the sale.

    Like others said, the home inspectors should be financially liable for missing glaring structural problems. In some cases where people could have been killed, they should face criminal charges.

      The State of Florida 𝐫𝐞𝐪𝐮𝐢𝐫𝐞𝐬 Home Inspectors to be State Registered, and to carry 𝑙𝑖𝑎𝑏𝑖𝑙𝑖𝑡𝑦 𝑖𝑛𝑠𝑢𝑟𝑎𝑛𝑐𝑒. It's there for a reason, and they 𝒄𝒂𝒏 be held liable. Part of the problem is that the inspection industry is over-run by big companies that price the mom-and-pop operations out of the game, then drop their standards and charge what they like. Think Walmart vs the corner grocery store, or Uber/Lyft vs taxi companies. When the inspection companies are that big, they usually have lawyers on payroll, so good luck suing them!

    For the painter..... On MDF edging. Prior to priming and painting, apply a smooth flat layer of latex caulk. wipe in down with a damp rag and or finger to make it smooth. This will allow you to prime and paint / spray in normal coat amounts. Saves a lot of time and seals the edge for a permanent workable surface.

    For painting MDF if you use a quick drying acrylic based paint the MDF doesn't have time to absorb the paint and you can use less paint to finish the exposed ends. Typically in two coats no roller needed if already spraying.

    I like this show over anything else from HGTV. He helps real people who ordinarily would not be able to afford the renovations to make the house safe. Unlike the American shows, they seem to only help the fancy people. I wonder what that blue stuff is that they paint on the wood and drywall?

    Mike, I know you're in Canada but I really need help. I live in Ohio. Bought a house 2 years ago. It's an older house but since I moved in I've had multiple issues. Small septic tank that over fills with drainage water, flooded yard that smells like sewage, bedroom floor collapsed because the floor joists had rusted nails and no joist hangers. Floors are all wavy, toilet stack is cracked, no insulation in walls or ceiling, no ground wire on electrical plugs, old windows that leak water when it rains, shallow crawl space, no furnace only wall mount propane heaters. In the garage all the sill plates and studs are rotted out, garage is leaning, concrete is cracked and crumbly, old style ceramic fuses in garage, no ground plugs, ceiling is sagging, garage door has 2" cracks on both sides, too low to get my van into.
    I know I should have gotten an inspection but that was a condition of the cash only sale. I did take my dad and an Amish contractor to look at the place but they both agreed that it was a good investment. I bought what I could afford and now I'm living in a house that's crumbling. There has to be something you can do to help me. I'm not married, 54 yrs old and disabled. no kids except my 2 GSDs. They love the fenced in half acre but the yard is so muddy right now that when they come inside they are caked with mud. The mud creates dust and I breathe it in. Since it smells like sewage I don't know what I'm breathing in. I have to wear a CPAP at night and I have to change the filter once every 2-3 days. Please Mike, I need help and don't know where to turn. Some have suggested tearing the house down and starting over but I don't have any money to do that.

    I love how he demonstrates how to avoid fingerprints on the ceiling tiles by using the back of the hand to lift the tile. And then proceeds to use fingertips to lift the tiles. SMH

    Man, I wish you could make my house right. I’ve had three bad contractors work on my house. I have house that runs hot in the summer and cold in the winter coming through the walls and attic. Have water rotted boards in walls that the boards sound hollow and you can take a fingernail and completely chip off the wood. Skylights are hot in summer. Electrical issues.

      I drove past a new subdivision a while back, sign out front said "Starter homes from $300K", and this had to be at least ten years ago. People have different ideas about starter homes.
      In fact... this house is similar to my parents house. When they bought it in the 70's it was a new house in a solidly middle class neighborhood. It's still a nice neighborhood, but these days the houses in that neighborhood are some of the least expensive in town. Of course when we moved in the town has a population of 7,000, it's now around 170,000 and often shows up on lists of the best places to live in the country. (Cary, North Carolina).

    The woman homeowner is pretty scary to me. I always worry when it's all "we" stuff. In the first 7 min she only referred to herself twice that I noticed and the guy doesn't talk much and when he does he gets the thousand yard stare from her.

      No, but the inspector went ahead and told them it was safe to use anyway. A home inspector should always just say "Get a WETT inspection before using this fireplace" and leave it at that.

    most inspections ive seen are not helpful and poorly done. engineer inspector is no guarantee because they dont necessarily know code, are not observant, and/or are not knowledgable of home construction and systems. i’m an engineer-and have seen and heard it. guess it’s easy money. it’s very frustrating

    A home inspector's job is to not blow the sale. Too many people are making money on the sale. You blow up too many sales and you are out of business

    HELLO I don't think the inspector was very good but I have a question where was Mike Holmes at while all the work was being done the only times that he was there was when he did the inspection and when he was telling the home owners what all was wrong with the house why didn't he stay and help with the work did he retire from or something I mean he didn't even get his hands dirty

    Hello point to make why does Mike Holmes does an inspection and then brings back the home owners to show them what is all wrong with their house but he is always to stick around help repair the house I would think that he would help on the house but I guess that he is just to high and mighty to it is a crying shame that he is never there to even get his hands dirty and puts all the work on Damien and the crew if it was me I would be there 24/7 to help with the house ever since Mike quit on homes on homes he quit helping with any of the houses he never shows back up until it's all done and and then he takes them around and shows them what was done and than he keeps saying we did this and we did that when in reality it was Damien and his crew yes I said Damien and his crew because Mike is never there to help on anything why is that

      Becaus he is/was a contractor and a leader. His team is him doing the work. I don't know what you want. Your are only as good as your team. If Mike was there micromanaging all the time . I couldn't trust his team and wouldn't trust his leadership.

      Mike as the owner of the company is busy lining up future jobs for his crew(s). He has meetings to attend. He’s going to the various local bldg. dep’tments pulling permits & checking bldg codes for the areas his crews will be working on. He may have to be in court to argue for the customers he’s helped. He has crew managers for a reason. He trusts their judgement & abilities.

    I think the next time I buy a house. I’m going to visit the local bldg. dept. & ask for the best inspector they have. These so-called yahoos that the real estates hire or use are frigin’ useless a t’s on a bull.
