    Great pros and cons, the weather in the Palisades is WAY nicer there than Bel Air and Beverly Hills during the summer months. Shopping in the Village is crazy clean, very very rare to see homeless out there, the school systems are top notch. The degree of ocean views is 10/10. I prefer the extreme prices and low crime rate here than anything around Beverly Hills which is crawling with crime these days.

    Darren you forgot to say the traffic getting into the Palisades is not good. You are basically dependent on Sunset which gets easily congested since it is a 2 lane road. Also you did not speak more about Palisades Village built by Caruso or the good school system there.
    However if you are looking to increase your home value over the next 10 years, Pacific Palisades could be a better option than Beverly HIlls, Brentwood and Bel Air.

    I live in San Francisco and have never been to LA but I spend a lot of time looking at upscale LA homes. Pacific Palisades is always my favorite dream residence. It looks fresh and clean, sunny with views, and isolated enough to be safe from crime. I'd much prefer it to Malibu. I don't want to be down at the stinky seashore, and those beaches look filthy.

      Many areas in the Palisades don't have cell service, or have just one high-speed Internet provider. Power blackouts and cable Internet service outages do occur here more frequently than elsewhere in Los Angeles.

    It is either “The Palisades” or just Paific Palisades. “The Pacific Palisades” is not local jargon.

    Wow, I'm a local watching this, the content of this video is so lacking in accuracy and scope. But I see you aren't a local Realtor. Nobody who knows Pacific Palisades calls it "The Pacific Palisades", anymore than I would say your office is in "The Beverly Hills". Very few people in their 20's or 30's live here, if they do they happened to hit the jackpot or are trust loungers. No, it doesn't take 20 minutes to get to a freeway and commuting to the Valley isn't bad, typically less than 30 minutes. Traffic is usually going the other way. Nobody who appreciates the Palisades goes to Caruso's Palisades Village mall, so enough on that Instagram opportunity. Per a recent survey, over 50% of the town never goes there and only 12% go there monthly or more often. Most of the views are not just of the ocean and Santa Monica, but all the way to Palos Verdes. No, most of the new homes are only beautiful to the spec builders who build homes with maximum permitted (incredibly over-allowed) square footage for maximum profit, all white inside and out, all with gyms and maid's quarters in the basement, all with tiny pools and outdoor kitchens, built lot-line-to-lot line with no other yard space. Kind of misses the point in a community with such nice weather. A 6,500 sq ft house on a 6,500 sq ft lot? No thanks.

    I’m kind of surprised at how average the state of the roads are in these multi-million dollar neighborhoods you showed. And no sidewalks? I’m confused; do wealthy families and older couples not jog or walk their dogs? This seems like an expensive neighborhood where they sort of just expect you to accept whatever they offer since it’s a nice oceanside enclave in LA. I’ve yet to see the high quality of life that comes with those price tags you gave…😢

      Pacific Palisades is not its own city, it's part of the City of Los Angeles. Therefore, other than the Fire Department, City services are pretty much non-existent. Police response is slow. Roads are poorly maintained, and there is no street sweeping. Sidewalks are not maintained and are more like natural hiking trails. Living in the Palisades is more about the climate and the relative quiet.
