      @@rjsmusicstudio4716 I feel like maybe rental properties are one of the more passive investments and he still has a lot of time and doesn’t wanna lose 180k keep making that money maybe venture off into other business opportunities that could possibly make more then his salary and require more attention or he just likes the stability of a job

    great interview!!!! I'm a travel nurse and yes we work--8 days in a row for me! my assignment and I have a PRN job---BUT Respect and treat good travel nurse tenants like gold 🥳

      How do you maintain a PRN job while travelling? At my former workplace we had to resign if we were to travel.

      hello, when I travel I've been lucky to have extended my stay-11 months, so I picked up a PRN gig at a nursing home close to the hospital I work at, so every time I travel I always get a PRN gig-critical/acute/longterm whoever hires me@@healthbeets1519

      I graduated with 250k of student debt and made six-figures starting out so I decided to self-educate myself on personal finance since 2017. Sadly, pharmacy school doesn't teach us how to manage our finances, but pharmacy school does teach us to be life long learners!

      Most healthcare workers I've spoken with who own rental properties do not have a real estate license. So it's definitely not a requirement, as you can see from Steven's example in the video.

    Thank you so much for this video! 30 year old nurse on a med surg tele unit of almost 7 years, did not travel during Covid 😢 and literally was making 80k a year for the last several years without assets. Just getting started on investing. Have been debt free since 2016. Jason you are wonderful- this brings me so much hope for the near future- going travel nursing and goal is to get into the ICU at Kaiser Permanente and work my butt off these next several years to build my real estate portfolio (also looking into stem cell therapy to fix my heart from Covid). Wish me luck on this journey to fire and to becoming a landlord!

    Great video! I'm a pharmacist as well following this same model currently on my second house hack! Wish you knew about PSLF and didn't spend all that money on your student loans. Could have used all that money to start investing earlier, but nonetheless you're still killing it!

      Sadly, I worked for mostly for-profit hospitals so I didn't qualify for PSLF! As with all investors, I wish I started investing earlier.

      Only 8% of PSLF applications get approved. He did the right thing! Never wait for anyone else to take care of YOUR financial obligations!

    Knowing what you know now, would you have invested only out of state where cash flow is king or would you have still bought those properties in california where appreciation game is strong?

      I still would buy the single family homes in CA where appreciation is strong as I can always 1031 exchange these into cash flowing apartment complexes out of state. I bought most my single family homes with 10% down since I was house hacking. With apartment complexes, the value is based on the net operating income / CAP rate so as you increase cash flow, it increases the value of the apartment complex. It is nice to have a balanced portfolio of appreciation and cash flow.

    If i heard it right he said he also maximize his Roth IRA? 🤔.. Did he mention his Annual salary is $175,000-$250,000 in Pharmacy job? I remember i was told by the Tax preparer that I cant contribute to Roth IRA because my annual salary is morethan $150,000

      You can contribute to a Roth IRA regardless of your income by doing what's called a Backdoor Roth IRA.

    Rent is theft. You need one house to live in, owning more than one should be punishable by being sent to a prison colony for LandLeeches, where you all have to rent from each other and see how long all your useful contributions allow your society to last. 😂

      How is he taking advantage of anyone? The average rents in the area are $200+ more per month than what his units were renting for, which was around $500/mo. He renovated half the units and is bringing them up to market value. Every year going forward he plans to only increase the rent by $50/yr. If that's taking advantage of poor people then I guess you expect rent to never keep up with inflation.

      @@NursesToRiches Well I will say he does better than many but me old renters constantly did not want to pay what I asked and their rent NEVER INCREASED THE ENTIRE TIME THEY LIVED WITH ME!!! So no the poor may see it his way but many of them resent price increases. They were only asked for $200 a month each while rooms at that time were going for $400 to $500 which many of my coworkers were paying!! Now if he were selling housing at 1/2 the rate in his area AND had no plans to increase rent for the first 24 months even without upgrades I would have nothing to say.

      Greed? So what would you prefer he do with his OWN hard-earned money? He literally worked his butt off to become a licensed Pharmacist by the age of 23, paid off $250,000 of debt in 4 years, and has purchased all of these properties while providing housing to many, but you call him greedy?

      @@NursesToRiches You're completely right it's not greed at all. All he did was simply took 90 units off of the housing market. Further added to the housing shortage and drive up costs. At the same time making home ownership even further out of reach for the average citizen. All while adding literally nothing of value to society. Not greed at all.

      @@valentinesday7406he’s buying rental properties. It doesn’t take away housing…it was owned by a previous landlord. Those apartments were built to be rented and not owned.

    I dont like these videos unrelateable and it's a no brainer this guy making so much. You have to intentionally be irresponsible with money not to do what he's doing. If you brought surgeon on your show and said same thing mentioning he makes alot of money from real estate id say of course he makes more than half million a year. Same with this guy. You should only do nurses or respiratort therapist those are more relatable and gives us nurses hope
