- After a devastating fire left a Tennessee mansion in ashes, the homeowners decided to put it on the market without any cleanup or remodeling. The mansion is located in a ritzy neighborhood outside Nashville. It sits on five acres and includes four bedrooms and five bathrooms. The owner even used a photo of the blaze in the listing with a price tag of nearly $1.5 million. After being on the market for just four days, they finally had a buyer.

@@RIPDerek20 I'm amazed by this because I grew up in a single-parent home in trailer parks and always moving and always had holes in my clothes and eat cheap nasty food till I could work and make my own. So to me. From my perspective, I can't comprehend how different my life would be if I not only had two parents but we had money to buy a house.
@@B1gBossMan That's not how happiness works, that's pleasure from a temporary spike in dopamine which the brain will become accustomed to within a few months.
Not to say you can't also be happy in a large house, but I grew up in a more expensive house than that and when I was most happy is when I was sharing a trailer with 4 other guys. It isn't the house, it isn't the location, it's the people and what you make of it that determines happiness.
They didn't buy it for the mansion, but for the cheap price of the land and location. They must be so wealthy that it's just a hobby to them.

If you have the money, resources, time, it’s just a matter of flipping the property and maximizing it’s potential value. The land alone is probably worth it. It’s funny thinking, the mother first saw a burning mansion and thought, “what a steal!”

7 acres in a hot market!?!? As a native of Nashville, this purchase was a no brainer. Real estate here is astronomically expensive for no apparent reason, aside from a break in state taxes, I don’t see a reason to move here. However, if the family chooses to divide that land into 4 or 5 expansive homes with decent lot sizes and put them on the market they’ll make a nice profit.

@@tjlift22 you do know that not just any supplies go into mansions, right? Building will not be easy seeing as they would need to put quality materials and that can exceed millions.
With the current market it is gonna be pricy but they did buy a burnt down mansion for 1.5mill so Im sure its fine
@@tjlift22 this got me curious so i looked up the house. it sold for 3.3m in july 2022 the fire was in sept 2022 and it sold for 210k in november to the realtor then sold for 1.5m in january. so these people can easily put 500k-1m into it and still turn a 800k- 1.3m profit if theyre just looking to flip. very good buy for them.

Realistically you could repair it for about 750k if you find a contractor willing to do cash work and do research on wholesale suppliers for the building materials

One of my clients owns a property damage restoration company, this for sure is going to be super expensive to fix. But if you have 1M + to drop on a fire damaged property, it's probably chump change to them

It could be a good strategy honestly. Even without the house, the land would certainly be of value no doubt. Regardless, it will be interesting to see how it goes for them and the property’s fate.

Probably at least about 10 times as much if this house was intact, so 1.5 million for a house like this is still a really good deal
Its a complete teardown to soil. The structural support beams have been compromised and cannot handle loads. It will cost estimate 4 million to rebuild to same specifications.
They can afford it. The 1.5 mill is just for the land.

They could repair the damage and make it beautiful again before it was destroyed by the fire. It's going to cost a lot but it's worth it.

If the law in your state is to disclose defects in the home. That is your job
The buyers also hav to do their due diligence by having a home inspection and calling the local officials to see if they have a history on a house

I would buy this as long as it's cheap. A nice project home for cheap and once you fix it up you'll have a chance of being able to sell it for more than you bought it for.
I think they made a wise investment. Once they put the work in and restore it back, it will most likely be worth more than the $1.5 million they paid for it.
