Sir, you are saying the company is good then why can't we invest in powergrid rather than pginvit. If its for dividend then powergrid also provides dividend plus bonus and stock splits. If we invest in powergrid then we will get additional stocks in future right? Can you please clear my question sir.
Invit is mandatory to distribute and is not divident , it's debt / interest and distribution since it's a trust . Basically imagine a wild scenario where powergrid goes bankrupt , debt will be settled first .

In the PGInvit distribution for Q2 breakdown we got interest of 1.97 rs, dividend, repayment of debt 0.47rs per unit. Total is 3rs per unit.
Is PGinvit will mandatorily give the intrest of 1.97 rs every quarter?
While other dividents is optional?
No it is not like that. However as a InvIT they have to give out more than 95% of their profit as dividends.
Although the dividend value is not fixed - it is mandatory to distribute 90% profits as dividend for Invit & REIT

PG INVIT is almost a zero debt company (unlike Indi Grid INV-IT). So the argument of interest rate does not apply at this stage to this company. This company is punished by market as they are NOT aggressive enough in acquiring new assets by leveraging its balance sheet. Revenues from existing assets will fall gradually and hence the distribution will also decrease gradually unless they leverage & acquire new assets

@manibharathisk8684 hold the stock as long as possible. You can expect a 10% consistent return as dividend over the period of time for your average. Re invest the dividend in the same stock. In three or five year , you will get 30-50% principle as dividend itself , provided appreciation in principal amount too.. easily you will get 100% return
