Real Reasons NOT to Move to Suwanee, GA

  • Suwanee, Georgia is one of the most desired towns in the northeast metro Atlanta area for it's great location and schools, but why would you not want to live there? Home prices may take it off your list, along with limited inventory and small lots.

    Anywhere in Gwinnett County is great. We chose the Hamilton Mills area and absolutely love it.

    Been looking since February. I’d love to live in Swanee. But I’m really loving the idea of Gainesville. Everything in Gwinnett feels close to a highway. Noise pollution is the main reason why I haven’t found a home yet in Gwinnett

      I’m very partial to Gainesville and it’s getting better and better. You have to check out the downtown scene!

    Been in suwanee for about 8 years and it really isnt that bad.
    The traffic is bad at times, especially McGiness ferry during rush hour, but thats my biggest complaint. The other complaint that i have is that it isnt very walkable outside of suwanee towncenter and a few of the townhouse and apartment neighborhoods. There is also no public transportation, however you usually only have to wait a few minutes for an uber or lyft.
    There is very low crime and it feels really safe, the schools are great,and it's also one of the most diverse places i've ever lived. Seriously, if you'd like an idea of what MLK's dream might look like, go to Suwanee town center on any given weekend.
    There are tons of places to shop and even though there is no Target, there is a Walmart .....Gwinnett county is basically 1 big city anyway since all the towns literally touch each other. Going 1 or two towns over doesnt feel like a journey. Drive a few miles in one direction and suddenly you're in lawrenceville,. Go a few miles in another direction, you're suddenly in buford or Duluth or John's Creek or Peachtree Corners or Snellville or Dacula. There is another mall about 15 minutes south of suwanee called Sugarloaf mills.
    The city is clean, there are tons of parks and trails, and lots of sports activities for kids. Not to mention that North Gwinnett is one of the highest ranked school districts in Gwinnett County.
    Like she said though, it is expensive and getting a bit crowded.... But overall i love it there.

    1- Crushing property taxes within city limits. Originally promised that was to keep it from becoming a cluster, that didn't happen.
    2- Shopping is absolutely horrific at Town Center. Minimal restaurants and shopping options compared to other developments.
    3- Inventory, really? 20 new neighborhoods in 10 years and elementary schools that are now over grown in less than a decade.
    4- Local city officials, oh wait, they are the same as from where you are moving from, still enriching themselves.
    5- Commute to 85 used to take 5 mins, many days it will exceed 30 mins now.
    6- They just spent 3.5 years renovating infrastructure, too little too late. The roads are even worse, they even built a traffic circle that backs up onto surface streets because of all the pass through traffic and high density housing.
    7- Remember the taxes that were to prevent high density housing that they promised would never come to Suwanee. Obviously someone got their retirement early, it is all we have in development now.
    8- Once named the place to move to for almost a decade, now just stay away. Cluster housing, poor infrastructure, exceeding property taxes compared to the rest of the county and surrounding metro area, the New development of a lot of "smoke shops" along with on premise video poker machines, this is exactly where you don't want to live.
    9- Bonus round. Don't believe me yet. Look up the Suwanee Gateway program and see how those rules have been bent for some and strictly enforced on others.
    10- Glad they built that state patrol office off the exit. History lesson, Suwanee used to be one of the largest hubs for drugs and human trafficking at the rest stop that they had to shut down. Bring the family, it will be fun and you can enrich your local officials.
    11- Like she said in the video. move to Gainesville, the square is amazing, taxes are great, lot sizes are a far better value and you can find a chicken on the street for dinner. Winner, winner, chicken dinner! Move to Gainesville.

    It sounds like the rat race has moved out too Suwannee. Going to need to be further north.
