Thank you for this, Chris. May share lang ako. Sometime last year, nagresearch ako regarding this very topic(How to spot a fake title). Just right before I bought my lot in Tagaytay, I learned that one of the many ways to know if the title is true (at that time I only had a photocopy) is to look for information about the Registrar. (I have to mention Tagaytay, kasi it's important to this story.) It says in the article I read, usually the registrar is mentioned somewhere in the internet and make sure that the registrar who signed the title you have is the same registrar at the time the title was signed. I won't get into details, but when I searched for the registrar, I found several news articles published around the same time my title was made, and it was about an ambush and my registrar was the victim. Horrible! If you're in the mood for some research, the Registry of Deeds, or the Registrar is REYNALDO S. AQUINO and the title was signed in 2009. (May his soul rest in peace.) You might see that Mr. Aquino worked for Nasugbu LRA, but in 2009(the time my title was signed) he was Registry of Deeds of Tagaytay. Of course, my title checked out okay, but there's a gruesome story behind it-I even prayed for his soul that night.
