Roof is the most expensive part of building a house; I recall getting a quotation in January 2022 simply to get a rough idea of how much I needed to save; it was about R72k when I went back in May 2022 to purchase; it was around R91K when I returned home I cried real tears shame. and with the additional materials that I had to purchase, it increased to +- 106k.
Very informative video brother, however construction Costs vary according to province, KZN being the most expensive place to build due to difference in material and labour costs, followed by Guateng and Western Province. Architectural and professional fees are much more than alocated on this video (professionally from 9.5% to 14% of the project costs). Also always have 10% to 15% of contingency fees (travelling, accomodation, meals, unforeseen costs). I think this is a powerful platform to feed & lead our potential clients with informative knowledge in the right direction. 🙏🏾

I built a 2 bed apartment on my property a few years back, worked with 2 laborers over a year on weekends … I did all the electric, plumbing and tiling/finishing myself. The did the brick/block and slab and plastering … we mixed it all by hand on site

It would be nice at the beginning to mention the size of the house/dimensions (per square meter) and how many rooms. And also add a comment of the sub-breakdowns of the main breakdowns you have here. Example (Paper work includes house plan, Government approval docs, deed etc). But thats just me being selfish. None the less this is exceptional.
