Located at 297 Sandy Beach Road in Danforth, Maine, this property presents a prime opportunity for those eager to unleash their inner handyman or woman. Situated on a 1.15-acre surveyed lot, this 4-season recreational property awaits your personal vision and effort. The home features a 2-bedroom septic system, a drilled well, and benefits from year-round access and utility power.
The cottage is ripe for transformation with some TLC-it needs a fresh coat of paint outside and new flooring inside. Fortunately, materials for the flooring and components for a bathroom makeover are already on-site. Recent updates include a new roof in 2016, updated interior lighting fixtures, new double-pane windows, and a new exterior storm door. With a bit of sweat equity, this sturdy cottage can be turned into a year-round recreational oasis.
The expansive 1.15-acre lot offers ample space for adding a garage and other storage buildings. Natural granite boulders on the property could be repurposed into stunning retaining walls, enhancing the outdoor space into a true oasis.
Inside, there's over 1027 square feet of living space, complemented by a spacious outdoor deck boasting views of East Grand Lake. While the property includes 20 feet of shared lake access, note that it does not have owned lake frontage. The home features a full kitchen, dining room, family room, a first-floor primary bedroom, and a bathroom. Upstairs, a large open area accommodates five double beds-ideal for hosting friends and family eager to explore the recreational opportunities of the East Grand Lake area.
East Grand Lake, Maine’s 8th largest lake, is renowned for its excellent fishery and pristine water quality across its vast 16,000-acre expanse. Whether you're angling for salmon, lake trout, or smallmouth bass, or simply cruising along the shoreline, East Grand Lake offers abundant opportunities for recreation. As a border water with New Brunswick, Canada, much of the Canadian shoreline remains protected from development.
Danforth, a small community in Washington County with around 600 year-round residents, offers essential amenities including schools, healthcare facilities, a grocery store, and a hardware store-all within town limits. Known for its expansive forests and numerous freshwater lakes and streams, Danforth is a magnet for outdoor enthusiasts. Hunters and fishermen from around the globe flock to the area, drawn by its abundant natural beauty and access to ATV trails that traverse the region.
This property at 297 Sandy Beach Road is more than a fixer-upper-it's a canvas awaiting your personal touch to transform it into your dream recreational retreat in the heart of Maine's outdoor paradise.
I was pleasantly surprised by how nice it was on the inside! I don't need to be right on the lake with that view!
*United Country Lifestyle Properties of Maine* Not a bad little fixer upper, thank-you sir for taking the time to show us around. GOD Bless.
Poison Palace? 😂 The Jurassic Park looking backyard is actually pretty cool.
Wow, love this property!
My prediction this will be under contract before the 4th of July. Nice listing Rick.
You are right.
I like it! I'd leave it just like it is!❤❤
Great place little work be mint
Thankyou!!!!!!!!
Another great showing Rick. And a new group of “experts” who continue to push me to pull the trigger and go live among people who understand the value of living far from the rat race - those are the rodents I want to avoid. Dirigo Aeternum!
Not a bad area. Close to Canada, and long way from Boston.
I’m too old to do all of that work. How’s the labor pool in the area? I was looking at some land in Colorado and ALL of the local builders and contractors are booked up years in advance.
@@Corkfish1 - I can get deliveries (small trucks) without issues. Finding help to pour a slab, or anything that I need help with is near impossible.
Edit: Add to that the expense. As help is ultra valuable, a plumber for example will cost a grand to replace some pipes.
There is a lack of skilled workers everywhere, but there are contractors that live on the lake, and an architect that lives across the street. Lots of renovations have happened in the past year or so, so others are getting the help they need.
@@richardtheriault7624 - How do their rates run?
Great start for someone that can keep going with the vision.
Really looks like a total gut job. How much are current 2 bedroom homes going for in that area?
It's going to sell easy but way too much work for an old guy like me and If I had to pay contractors to come in may as well buy something priced higher that doesn't need that much work.
I like it but it says active under contract
That is correct.
Already contingent
For 100k that's an awful lot of work and not being on the lake is a deal breaker for me
Agreed.....
👍💖👍🤠👍
👍
Is it still available
It is under contract.
Nice property.
I really hope people stop it with the grey... it's not 2010 anymore.
Hey hey, my truck, my 4runner and my wife's car are all grey. I like grey.
@@richardtheriault7624 Sha-la-la-la, la-la-la. Mm, uh ... I would buy myself a gray guitar and play.
Millennial Grey.
@@lailer1975 Boomer Grey in my case.
Im thinking you tear it down and build a walk out 3-4 car garage, with a nice 3-4 bedroom house above it with nice white cedar shingles and a metal roof.
Way to high.for me!!
So that means the grass aint been cut there's so nothing but rodents And whatever else can get in Means they're living in that place and living great
If you live in Maine you get a few mice.
Way to high.fore!!
Tell the seller get his money back with all that vinyl, shower and blinds lol. I can't stand the gray theme. Rip everything out, start all over 😊
Great spending over a $100000 on a house that has mold with rodens
Nice job as a clairvoyant home inspector. Mold? Really? I saw and smelled no evidence of that. As for rodents, yes there are mice and I do not believe you could find a home in Maine anywhere that does not have a mouse or two scampering around.
