OMG... awesome advice. I followed it all and got 32 people at my open house. I got 14 buyer leads using the technique. When I phrased the question at the end the way Brandon taught, every single person said, sure send me the email. And when I messed up the few times, every single person declined the receipt of the email.

Hey Brandon! I had law enforcement come to my open house to tell me that I can only have one sign per intersection in my city, here in California. I only got a warning, but damn, scared to put more than one sign out now!
I told my broker I needed more than 5 signs and an additional flag, and she told me the city is real funny about it and we don’t want it to look junky. 😂
I’m doubting the effectiveness of open houses. I feel I can use my time better, people not showing up especially if seller insists in a high most price. Can you make a video about this?
He has really good videos about walking your seller into the right price. But you could either find an agent to work your open houses, or take the opportunity to do some good ol door knocking, circle prospecting the entire neighborhood with flyers prior to the open house! Everyone loves to be in their neighbors business 😁 who knows maybe they wanna sell their house too now that they see what the Jones’ are listing their home for!!
Hi Brandon, what do you use to create the CMA, the fancy cloud CMA or the simple single page MLS generated CMA? Also the CMA of active listings is for buyers and the CMA of closed sales is for the sellers, correct? Final question, what are your thoughts of using the iPad as the sign-in using Open Home Pro, seems to get everyone to sign in, on the last few open houses I've done. thanks for your reply.
Thanks for the video, Question... 1-What if the person who walks in is a realtor, and just previewing the place? what would you tell them? 2- Let's say it's a 2 or maybe 3 story home, how would you let people walk he home? for instance, you're downstairs in the kitchen, would it be safe the let them walk around the house? specially if you're by yourself?

its super easy, have you gone to the ad section, its easy to play around and figure it out. I've done a few. when you play around create a few and then cancel when you get to the payment page so you kinda know the steps and then when you are ready, do an ad, you can setup a daily budget and also when to stop so you don't forget and end up with a huge bill.

You can still host the open house! Let the seller know you can entertain backup offers in case the current deal falls through.
