    I moved to Texas in 2020. I am 100% P&T. I pay no property taxes including schools and bonds. My annual bill from the county is $0. When I tried to purchase a new home my realtor's lender refused to include my tax exemption status thus impacted my debt to income ratio which in turn leads to higher interest rates. Yes, I fired that lender and got a lender that calculated my home purchase without the taxes.
    If you are in Texas and are 100% P&T it should be noted that while your are fully exempt from all city and county property taxes you are not exempt from paying LIDS, PIDS and MUDS. These are taxing districts (primarily found in new developments with a lot of amenities) that no one is exempt from paying. Realtors love to steer new people into these developments. Don't do it. Not only does it cost you more but homes are harder to re-sell within these independent taxing districts. DO YOUR HOMEWORK!!!!

      This isn’t the case in Bexar County. I live on the North Side close to Boerne and my taxes are zero across the board. This is a huge savings as property taxes here are extremely high. That…plus no tax on my CRSC, no state income tax, no tax on disability, a lower cost of living than the national average, and good weather most of the year, make this part of the country absolutely one of the best places for DV’s to retire. I can think of no place economically superior.

      This is true the benefits of 100% vary from State to State. If granted TDIU, It is considered a permanent and total condition.

    In Dekalb county GA they don't have property tax for 100% disabled Vets, you can get a Disabled Veterans lisence plate AND vehicle registration is free also.

    here in florida your va disability percentage is what your forgiven tax is...my hubby is 100% va disabled and we just got our letter that we filed in jan that we are exempt from property taxes

      @@sergeantc4073 One of the reasons why I moved from CA. You need to be a 100% for a PARTIAL property exemption and DV plates. While states like NM and TX. You need 50% for DV plates and 100% for a TOTAL property tax exemption

      FL does 100% property tax waiving if you are 100% disabled, anyone less than that (50%-90%) only gets 5,000 off of their assessed property value.

    I'm moved to lake Havasu AZ from New Mexico. Big mistake, N.M. I paid zero for property tax received two exempt license plates. Arazona does nothing for disabled veterans, no property tax brakes as a veteran, you do get reduced costs for one plate. If you're thinking of moving to Arizona, don't.

    I found out the hard way that Pennsylvania has an income rule even if you are 100%. I'm VA 100% Permanent and Totally disabled and currently don't get ANY property tax relief in PA because I make over the income cutoff. To be fair, it's a relatively high income threshold (as long as you don't make over $108K you get the exemption) so most will get it. However, I'm not in that category. I'm over that income so they figure I'm fine and I get nothing. So if you have 2 veterans in PA one making $107K gets the exemption, but the one making $108K gets nothing! Five years in PA with no property tax relief. That's why I am now moving to Texas! Already bought my house and filed for complete property tax exemption at the county tax assessors office.

      Thank you for sharing your story about this. I am constantly telling people to check with the county tax assessor, because so many areas have weird rules that you could never even make up or imagine. I do agree with you that Texas is amazing if you’re 100% because there’s no crazy rule to trip you up.

    Puerto Rico property tax exemption for Veterans effective through the Department of Revenue (Hacienda) provides the following:
    1. For ALL Veterans and/or spouse exempt is $5,000
    2. For Disabled Veterans exemption is Total
    3. For Service Connected at least 50% is $50,000

    Michigan is for 100% or Individual Unemployable - also hunting/fishing free license with benefit rating letter.
    You need benefits letter with rating and fill out single page form on January 2nd for property taxes.

    For Illinois says 70% and above you dont pay property taxes. But its not very clear if there is a cap. Some sites say total $250,000 EAV reduction.

    Michigan - once you own the home you need to apply for the exemption with the township/county who will review and decide. Then the veteran must ANNUALLY file an affidavit with the local unit where the property is located. The State Tax Commission has adopted Form 5107, Affidavit for Disabled Veterans Exemption as a sample application. The application process requires that the veteran must file both the affidavit and supporting evidence with the local city or township assessor annually. When possible, this submission should be made in the first two months of the assessment year (January or February). I

    I am 100% P&T and here where I live in Tennessee I actually do not pay any property taxes. I was informed of this by the county tax assessors office. I never heard a word from VA about this.... This saved me a lot of money since I pay both city and county taxes.

      It's not a VA benefit, it's a state by state benefit that some states have to honor their service men & women.

    Hey SC is a state benefit. The Department of Revenue provides the exemption and sends that to the County. You must be 100% P&T and have lived in the home for 1 year. The Veteran would need to get a letter from the County Veteran Service Officer with this information. The Exemption is for the home and up to 5 acers of land.

    In AZ, at 90%, mine is reduced AND frozen. So, no matter what rate it was frozen at, no matter how much it went up over time, my tax stays the same.

    Mississippi also at 100% but has to be P&T either by scheduler or TDIU. The property has to be in your name only and spouse if married. If you have property in your name and someone else like a brother it’s not eligible. Also when you die it continues for your spouse.
    Your car tags are $1 each for two cars and 1 motorcycle.

    I just purchased a home in Lagrange ( Troup county) Georgia , I’m 100% when I went to the county tax assessor I was only given 100,000 property tax waiver based off the price off my home only.

      Just found out from my mortgage company that the tax document I was told to send to my mortgage company for the my homestead exception was not the right document and lost my chance to receive it. I just moved here almost 4 months ago and learning by losing. And don’t get me started on how hard it is to find trustworthy contractors for home repairs. At this point I trust no one ☝️

    I was recommended to make sure the qualifying lender knows so your loan reflects the amount you qualify for and also it can decrease closing costs because NO taxes need to be placed in escrow for the closing? I did NOT see this on facebook :)

    Hello. I’m in Mission, Texas and I had to go to the Hidalgo County Appraisal District to file for my Property Tax Exemption. I walked in, checked in, took a seat and was called in 5mins. Sat at a desk with a county worker and I gave her my VA Award Letter. She reviewed it really quick, did a few things on the computer and told me they would mail out the Property Tax Exemption Approval Letter after they did an appraisal on my home because it was new construction. Home was built July 2022, I went to the county in October2022 and received my Property Tax Exemption Approval Letter in November 2022. Now Navy Federal is giving me a run around. There’s $8,000 in the escrow account but they’re asking for a specific letter with a dollar amount. I’ve been to the County Tax Accessors Office a few times but they can’t provide me with anything. 🤦🏻‍♂️

      If you are at 100% it should be pretty easy for Navy fed. You may just need to talk to a manger. If they just reduced the tax bill but there is nothing to show what to that is where it can be challenging

      @@JenniferBeeston thank you for the reply! I’ve spoken to a few people at Navy Fed. They’re requesting a document from the County with a dollar amount or a tax bill that shows a zero balance. Unfortunately, 2022 only showed what the builder owed for the lot since the home was just built. The county stated I would have to wait until Nov 2023. That’s a little over $700/mo that I still have to pay towards the escrow account when that could be applied towards the principal. Even though, there’s a nice chunk of change sitting there.

      You will get a refund of the entire escrow amount and then no withholding once they get the 0 tax bill from the county. So for the 2nd year you may get a small escrow refund too. Also, how do you like it there? My wife just retired and is 100% but not P&T and from our research TX is the only state that allows the total exemption based on 100% schedular. We are living with family and trying to decide between Boerne, TX or the Mission/Edinberg, McAllen area.

      @@danmorgan940 We had never been here before prior o our move. We ended up here because it was one of the few options I had along the border for work. We choose this area because of the airports, Space X and South Padre Island. We’ve been here 5 months and love it. During the Arctic Blast, our area dipped into the 30’s while San Antonio and further north were getting snow. It’s humid in the summer but not a big deal. Plenty of places to shop and eat. No complaints.

    I'm permanently 100% service connected disabled .
    I reside in Southern California.If I recall ,we are exempt up to $150,000 of the value of the property.
    I was really hoping a new State Bill would pass allowing us to be completely exempt from all property tax but that bill failed in California.

      @@JohnWick-uq1su I think it takes off 150k of the tax assessment. So instead of paying taxes on 300k worth of house you’d pay taxes on 150k worth of house. (Don’t kill me if I’m wrong but I think that’s correct 😅)

    I live in Greene County Illinois and I am 100% Permanent and Totally service connected. The assessor office said I am exempt for the value of my home but I still owe taxes on the land and small she's that is on my property. Is Illinois county by county or is it full tax exemption state wide?

    Do you know if there is a property tax limit in Illinois? I am currently 100% P&T. I am fully exempt on my current property which taxes are roughly about $9000 per year. But I don’t wanna make the mistake of thinking that if the property taxes for particular home in the range of $26,000+ (which some suburbs do get up there) I will be exempt.       Thank you for tuning in. I would 100% suggest you call the county property tax assessor as they are the only one that can accurately answer that question for you. Most property tax assessor offices are really nice around the country especially when you say you’re disabled veteran, asking about your benefits

    I'm currently rated at 90 but when I was at 70 I got a full tax exemption no school, city or county tax. I live in Westchester county, NY. North and South Carolina you must be 100% for full tax exemption.

    What 😮If I already paid for my taxes but I’m exempt,? Do I get a refund art the end of the year or how do I get my money back? Im in Texas end you qualify for a 100% tax exemption with 80% rating

      You need to file with the county to get your exemption and they can walk you through it. It is not auto. You have to file for it also verify what you get at 80% at county property tax assessor

    Jennifer....are you aware of any property tax breaks for a veteran with a 90% rating living in Fairfax County, VA? When I lived in GA, we ejoyed a nice homestead exemption. Doesn't seem to be in VA...btw, under age 65.

    Some vets are "100% due to unemployability" ; some are the straight 100% from a service connected disability. Can the 100% due to unemployability qualify for exemption?

    im 90% but getting paid at the 100% level as i am total and permanently disabled..so i know i am exempt however i got this rating in april 2022 right after we closed on our new build..so when we file for the 1st time do they retro the property taxes we have paid that whole time or no?

    Hello there, I filed ch. 7 bk in 2013 on all debts including my house in nys. Was able to keep the house due to homestead exemption, had a certain amount of equity to keep it. Me paying is strictly voluntary and I am not obligated legally to pay nor is it my debt anymore.
    My question is, will an underwriter give me a new mortgage on another mortgage when they run the Scooby-Doo report. Do I have to furnish bk dishcharge papers to prove I am not responsible and debt free of this mortgage so it doesn’t affect my dti

      If the house is still in your name, and it still has a mortgage, you’re still legally required to pay for it. I don’t see how you would not be legally required to pay the mortgage, but you’d get to keep the house. That doesn’t make sense to me.

    Come to Florida. 100% disabled veteran pays "zero" property taxes. My mailman has that deal. North Carolina gives 100%'ers exemption on the first $45k of appraised value.

    Could a lender do a loan without property taxes if they choose with the veteran providing documentation? I was told by lender that taxes wasn’t included in my mortgage payments.

      Yes if you can show you will be exempt then yes. We don’t collect taxes in Texas all the time for veterans who meet the requirements for a full exemption

    with the taxes built into your monthly..how does it work once you are exempt? does your overall monthly go down or do you get that money back from escrow at year end?

      Try taking a copy of the VA and the state tax approval to your lender. I got the taxes removed from my mortgage once I provided a copy of those letters.

    I'm in Comal County Texas. I had a horrible time getting the run around by the tax assessors office to get through all of their "gatekeepers" stationed at the front counter. Those people are clueless about Vets that are TDIU (Total Disability due to Individual Unemployability), and are receiving benefits at the 100% disabality rate. I finally got the correct person to talk to, explained the TDIU benefit. She verified what I told her by calling the local county Veterans Service Officer. I am now 100% exempted from paying taxes going back to 2020. The taxes I have already paid, and are supposed to be refunded to me is my current problem. These people put 100% disabled veterans in a category lower than people who won't pay their taxes at all! These tax assessment people are acting like we don't deserve the exemption, even though it's the law in Texas. They drag their feet and make stupid excuses every step of the way.
    My attorney is appealing the effective date of my 100% disability back to 2013, instead of 2020. Then getting back pay from the VA from the earlier effective date will be the new battle.

      @@Behemoth66- You're kinda misinformed! It costs me nothing to file for tax exemptions with the county. They'll only repay the taxes you've paid going back five years with proof you've been 100% for that time frame.

    Va is not full exemption, depending if you have a driveway to your home. They charge a small amount for the driveway.

      Have already sent them a copy of permanently 100% disabled, loan depot still is making me pay taxes even emailed the governors office, they didn't help either, tried to hire a lawyer can't find one to take my case. Absolutely unbelievable that I can't get no help, this is crazy.
