  • I've been asked many many questions about the home and what, how and why I'm doing everything. This video will hopefully answer many of those questions. This is the plan for the house right now. But that doesn't mean things won't change as the restoration moves forward.

    I've watched a lot of UK videos where they absolutely RUIN victorian homes with "modern" installations. So glad you're sticking to restoration, not renovation!!

      @@The2ndEmpireStrikesBack As far as getting the interior back to as original as possible, you might want to check with the local historical society for photos of the interior. If the guy that built it was famous enough and wealthy enough, there may have been an article in the newspaper at the time his house was completed describing what it looked like, etc. You may be lucky enough to find photos that were taken as well. Just like now, people back then were interested in seeing how the rich and famous lived.

    As a contractor/finish carpenter with a lot of similar projects behind me, the best advice I can give to a young man as yourself is the following.
    1. Protect your lungs.
    2. Don't put this project ahead of what's important. Your family needs to come first, don't let vacations, outings, moments pass you by because of the goal of finishing that house.
    3. Start a 401k
    4. Consider the cost.

    If you have not contacted the National Trust for Historic Places please do. They used to have a directory of historic preservation architects and craftsmen.

      Fab comment and as someone from the UK I FULLY second this!! The National Trust would be a great contact to help advise you in the restoration for that wonderful building and help you learn more about Victorian architecture, interiors and the mechanics of a Victorian home.
      Moreover they’ll help you discover how Victorians would’ve used your home to live in and in practicality.

      Only do the national register if you want them to tell you what you can and cant do with your home from that time forward. We have a 1916 farmhouse that we have been remodeling. But trying to keep it like it was. No ripping out any walls, no open concept, period! Same new windows that look just like the original ones. All our friends said when we bought it. You need to put in big picture windows and a deck looking out on the field and the lake. Like I would do that! We have been working on the farmhouse for 28 years now. Still more to do. It needed so much love. I'm so glad you arent one of those people that buy an old house and turn it into a new modern house. That makes me so mad! They just ruin an old house with character to modernize it. Buy a new house then. This lovely home is going to look gorgeous when you are through.

      I'm hoping to have mine done in 5 years, mines 1880 in the country. Getting ready to close/move in. My house has already been rewired, plumbing, drywall, HVAC, newer roof.

      As much as I enjoyed Nicole Curtis, some of her minimalist choices baffled me. I appreciate your restoring so much of the original home. There is a red thread in my choices of programs to watch. The best programming shows building, and it is a bonus to see the thought process.

    Kudos to you. Drives me nuts when people take these beautiful older homes and try to make them modern. If you want a modern home, build or buy one! Don’t deface the older homes just to get a modern aesthetic.

      I'd much prefer old houses stay old, but it is an expensive undertaking that many people can't afford. If only preservationists bought old homes, we might find that many old homes would be torn down for new. Just something else to consider.

      Yes, that’s why I don’t watch a lot of HGTV anymore because people (such as the Brothers) go into these old or older homes and take out walls, floors, whatever. It pisses me off. There’s that mother/daughter duo who take houses down to the studs. Disgusting.

    Please don’t just slam the heating on flat out when it’s up and running everything will shrink and crack. Slowly slowly catchy monkey. couple of degrees a day goes along way. I know the house will leak heat like a sieve till it’s buttoned up wind water tight. but it will go along way if you add fans and dehumidifiers to circulate the air around the home and capture the moisture in the air.       For history, look up Pruitt-Igoe, Wikipedia describes this neighborhood before 1955. For the future, look up NGA West, will be built on 100 acre parcel just south of this house. Lots of gentrification in the neighborhood surrounding NGA may be on the horizon.

    Good idea, my concern is: that putting an original cast-iron bathtub back into your home would call for some interesting attention. You might have to reinforce the floors beneath those tubs. Factor in the weight of the tub, then the weight of the tub with water. Back when your home was new, that would not have been an issue, but now? Period appliances, would be a lot smaller, and they are not as safe as modern appliances are. Some of my family members owned antique gas stoves/ovens from the 1920's, but, though they worked, we had to make sure that the gas taps were off, otherwise it would be a safety hazard.

      @Laurence Fidhburn No, I'm from California. I just noticed that it looks like they have asbestos in the basement (on the water pipes,) and though antiques are nice, I personally wouldn't use antique appliances.

      Yeah I don't think anyone will judge if he has a modern (aka safe) kitchen. You can somewhat period-looking modern appliances.

      I've experienced that a lot of old lumber is from old-growth forests, and is more, robust, whatever, than modern lumber. But you can also "sister" in additional beaming where extra load-bearing is needed.

    I know it adds a lot of extra red tape, but I do hope you're exploring the Historic Preservation Tax Credit programs available to help with your financing needs. There's also quite a bit of architectural salvage available around town if you ask in the right circles. It's so exciting to see one of the grand old buildings in the northern part of the city be restored.

      I agree. He actually shouldn't have much issue with any so-called red tape because he is trying to be so historically accurate. Also, normally the rules only apply to the front street facing part of the house not the inside or back part. He also would probably benefit from being a part of the historic preservation league of St Louis's community as those people are all such nerds and know so much about historic homes in the area and builders and carpenters and all of that. I totally agree he needs to do it!

    I used to run a Second Empire house museum. People loved the tours, just to actually experience the space, the high ceilings, and - one of my favorites - the pocket doors. Kudos to you and your family for taking this on!

    I can just imagine Christmas in a restored victorian mansion. Stick a christmas tree in the front parlour, decorating it in the more Victorian manner as opposed to the modern manner. I will follow this thing. I am also a bit sad as I always have been more of theoretically inclined guy, and never learned the skills needed to do a restoration like this. I do think it would be a fulfilling experience to restore a house from the state it is in now to its former glory, and that is an experience I personally probably will not get to experience. But at least I can follow this project and in my small way be a part of it...

    My dude, with 4 videos and a YT Channel that started only 6 months ago, you really are killing it. Keep it up and the revenue generated from our interest is going to help you big-time. You know there is a really famous hotel in San Diego built in the 1880s I've been fascinated with since the 1980s but I always wanted to know what the original rooms looked like, what the original layout was like, what the ballroom looked like before it was redesigned and then re-redesigned. I just recently found some of the original floor plans that have been archived and it's been so much fun just to even see those.
    With that in mind, I for one love the idea of a home harkening back to the original purpose. I actually love it. You don't see it done, you always see people visually modernizing. I like the idea of taking a few steps back. How amazing, poetic and fitting to have the machinery that generated the revenue for that house to help restore it? What else might you find? I bet it wouldn't take too much to figure out the original fixtures and that discovery is like a history lesson/restoration vlog rolled all into one. Henry Clay Frick wasn't a model citizen but his mansion in Pittsburgh was preserved, it would be an interesting one to take notes from, especially the kitchen. The man had a crazy shower as well.
    Well you sucked me in. I think there are a lot of people really craving a simpler time so well done on capturing the spirit! Cheers!

    I so admire what you’re doing here. As someone studying 19th century fashion history and history in general, the joy I feel seeing you work to recreate history is immense. The importance of restoration vs renovation cannot be overstated. Renovation has its beauties for sure, but with a building this special, a true restoration is particularly precious. Bravo sir.

    There is an area in my city called the King William District. The homes are sort of from that era 1850-1910. Its a beautiful area, tours are given. Imagine if your neighbors got on board with you?

    Hey, it’s great to see you restoring this gem of a house back to its Victorian glory. I’m a fellow St. Louisan, so that makes this project that much more special to follow. On a side note, when you get to the decorating stage of the house feel free to hit me up. I’m a bit of a hobbyist reseller of antiques. I concentrate mostly on smaller decorative items such as pottery and glassware. I have a number of Victorian era items that might fit nicely in your home.

    that is an ambitious project, we've been in our 1870 house for 13 years and it's still only about 60% done. If you're working fulltime it's going to take longer than you think.     This is only the 2nd video & I'm so excited for this! I will live vicariously through you.
    Side note: this may not work for you guys, but they do make modern appliances that look like 1880s-90s wares. As in modern gas/electric stoves that look like Victorian coal stoves & modern fridges that look like Victorian iceboxes. I love them & hope to have them in my own place one day (though I have debated on just doing a modern fridge camouflaged to look like a pantry door or door to a butler's pantry, or have it be behind a door)

    You could consider what's called a ductless mini-split for your hvac. No ducts required, they can be programmed just like a regular a/c, incredibly efficient, remote control t-stats, and quiet. You can hook up multiple heads (indoor equipment) to one outdoor unit. You'd probably have to have one system per floor. Just a thought.

    I can’t wait. If I lived close enough I’d come help with all the dirty monotonous jobs, sanding, scraping, scrubbing etc. Start a PayPal or Patreon account so fans can make donations to the restoration is this beauty.

    Would it maybe be an idea to source fireplaces from some of the other derelict buildings in the neighbourhood ?
    If someone decided to sell the ones out of this house, maybe you could do the same to some other house.

    I love old STL. I still drive around questionable neighborhoods scouting out old stunners. It's nice to meet you, and your Victorian mansion. I can't wait to see your plans come to life. The old water towers are some of the last in the US, we're very lucky to have them, and your lucky to have the view of them and the arch.

    It's like restoring an old Duesenberg. It must be done authentic, within practical guidelines of course. I like the idea of updates in 1920's fashion. That's perfectly acceptable. I see that there's many people who retrofit some old appliances for practical use. Bravo for your bravery to save this gem! It's a big undertaking for sure.

    My grandparents place had a bathroom in one of the rooms upstairs that was originally a bedroom. It was so fascinating as a kid because the room was so big that we had a couch in it!! I miss that house

    I found your intro video yesterday. So glad you are restoring. I could see your vision as you gave us a tour. I am so excited for you. This beautiful lady needs to shine again as she was meant to be. I watched Ryan on Mr Man today and he said you have invited him and Debbie to visit. Ryan is going to fall in love with your place. I watch videos that people film old abandoned houses that are full of antiques. They have the old stoves in the kitchen. To bad you cannot contact owners to salvage these things. I have seen a older wood stove changed to a gas stove. Just a thought. Thank you for restoring our history here in St Louis. So many beautiful places are gone now.     Love this, congrats! Consider accepting short term volunteers, a la some of the chateau shows once the abnb rooms are at least functional. Passionate people would stay in unfinished accommodation to be part of something like this that we all can’t do.....full time.

I used to live in a third floor apartment, which was a Victorian built in 1894. I got married and now live in a row home built around 1950, I believe. I am still homesick for my apartment! It was huge and had a lot of charm. I especially miss my clawfoot tub. I admire your dedication while working a day job with long hours. Try to enjoy the journey!

    Some videos you may have could be seeing the making of the newel post and or fireplace with the Hall and brown tools. Some other videos might be showing actual restoration on the house. I love seeing people restoring old houses to their original state. Thanks; keep going.

    Hay good luck! I bought an 1870's farmhouse and have been restoring it by myself. It's a labor of love, but the feeling you get when you get a room done is amazing. Just try and stick to one thing at a time. Many little victories will help you from going completely mad. Good luck with all the plastering, that is an art form in itself.

    Hi Caleb, i live in the UK and in a late Victorian house dated 1896. We have a lot of history here and some enviable restored houses. Some gutted and totally modern inside. I am so pleased to have come across your video and will now watch all of your progress eagerly...a lot to do but an amazing project.     No entiendo ingles ....solo entendí que es tu casa . Decirte que me parece preciosa , esos muebles que todavía conserva , los marcos de las puertas , la escalera .....todo es tan bonito .       Quiere restaurar una casa del siglo victoriano. Quiere acercarse lo más posible con todos los muebles y aparatos de esa época. Dijo que que la excepción sería la cocina porque no quiere usar leña ni carbón para cocinar. Cuando termine va a alquilar los cuartos del segundo piso para Air B&B. El va vivir en el tercer piso. Pero la casa no va tener aparatos modernos. Óseo ni computadoras, ni televisión, ni internet para los huéspedes.

    Just a note on the wallpaper, if you can locate the seam line it may still have the print number and manufacture on it and those patterns are always stored by the textile houses. even ones hundreds of years old
