  • This is the new Arca South, the newest and next central business and lifestyle district located in the south of Metro Manila. This is said to be the next Bonifacio Global City, meaning that it will have some of the best entertainment, hotel, restaurant facilities in the country.

This is the Arca South, a new and sustainable metropolis that will become the next central business and lifestyle district. This project aims to develop over 74 hectares of land into a mixed-use center where opportunities rise one after the other.
The whole construction is estimated to cost over $1.5 billion dollars, which is surprisingly expensive considering how small the field it has, to give a comparison the New Clark City, which is also an upcoming mega-project of the country sits on a 9,450-hectare area and has a cost of around $14 billion dollars.
The design of this metropolis prioritizes environmental sustainability where large green spaces and beautiful streetscapes is seen throughout the district. The constructions are reported to be made of eco-bricks, a material that is produced from used plastic bottles packed with other commercial waste to ensure that there is very minimal damage to the environment of where it occupies.
It is also where high-rise buildings are not recognized, as it aims to be a low-density area, it is to assure that everything is seamlessly connected either through retail areas or open spaces. The district is revealed to be surrounded with over 60% of green zones, parks, and other beautiful sceneries.
The estate likewise presents itself as a work-life balance as Office towers are said to be stacked on top of malls, so that if stress comes to individuals, a break to a world-class entertainment place is just a walk away. The most important factor about Arca South is that it has one of the most diverse lifestyle choices, as it itself is creating an endless possibility for people to liven up their souls. There will be several commercial stores where each may offer different options.
This is constructed along with the upcoming modern integrated terminal system, a project that serves as a central station where travelers can come and go to the capital and throughout the entire country, It is indeed expected to be connected to the Philippine National Railways, Metro Rail Transit Lines, and the most anticipated Mega Manila Subway. This is a grand opportunity for Arca South, as they are positioned as a destination for millions of people every year. The ITX alone is likely going to see over 200,000 passengers daily, but this is not even accounting for individuals who will use the railways of the region.
This center may indeed become the next most expensive places to settle in, it may far surpass the Bonifacio Global City if it will truly live up to a destination people will want to go to.
The developers of this massive master plan is a subsidiary of the oldest conglomerate of the country, known as Ayala Corporation. It is said that this metropolis estate project is the most ambitious one yet for this firm since the development of the Bonifacio Global City.
There are also several outside entities that have their own buildings being constructed inside the municipality, to name a few, Daiichi Properties who are known for building award-winning buildings in the country: these are the likes of the One World Plaza, Orient square, The Taipan Place, and several more. The goal of Daiichi Properties this time is to construct a tower called 56 Central inside Arca South. Artha Land, a well known conglomerate, is again setting up their buildings inside the facility. The fact that there are several large businesses that have already been doing their work inside the vicinity just means that this location and master plan is positioned as the next big thing.
Right now, you may be wondering that this might be far from where you are located, well if you are in the Metro Manila area then you are actually quite near, it is just inside Taguig City and just 7 kilometers away from the Makati Central Business District, meaning that access in and around the city is easier for both people who will live here and the individuals who will come.
While it may seem that this is a newly developed city, it has actually been constructing the entire plan since 2013. It was when the area of where it resides in which was known as the Food Terminal Incorporated, a government owned food processing and distribution center was sold to the Ayala Land for a cost of over $500 million dollars. Since then, the completion of various developments has already been completed.

If Arca doesn’t get connected to the rail network (and there’s every chance that rail spending will stop or slow significantly under a new administration) then Arca South will be a big white elephant. The surrounding infrastructure is shockingly bad so without alternative ways to transport goods and services and human capital in and out it will never flourish.
The Philippines economy has taken an enormous hit with Covid-19 and IMF forecasts it will be one of the slowest to recover in Asia. A new administration coming in will have the spectre of huge loans to pay off, less income coming in and an economic depression to deal with. Expect many build build build infrastructure projects to be put on hold.

The problem is accessibility. Going here is the same as the bottlenecks going to BGC. I just hope it would not be as crowded as BGC since the development here is mostly low to mid rise.
For me, nothing can beat Makati CBD in terms of accessibility. And the road networks in Makati CBD is better laid off. Although it is also a pain in the ass during rush hours but at least you have more transportation options. BGC is hell if you don’t have your own car. I hope Arca South won’t repeat the mistakes of BGC & they should study carefully their traffic routes.
