    The Law Office of Ernie Garcia represents Landlords in various trial cases in Texas Justice Courts, County Courts, District Courts, and even U.S. Federal District Courts in the Southern District of Texas.     Gtfo with all that. Our apartment complex gets inspections once every 2 months. 6 times in a 1 year period. You all landlords are going to force yourselves out of business.

      First, I'm a Landlord Attorney, not a landlord who is an attorney (or vice versa). Second, I never said anything about 6 times a year.

    I agree. I own four single family rental properties and decided to implement an inspection program. To start, I downloaded a form, gave a two-week notice, scheduled them and inspected all four properties on the same week. Three out of four went well but I was surprised with some damage to one. There are holes in walls and dents in appliances. I will not renew that tenant and hope to recover what I can and consider that a lesson learned. I've been a landlord for about five years. This is the first time I have ever had an issue. From now on I will always do inspections and recommend it to all landlords.
