- The collective sales and en bloc market is expected to cool down this year, with the introduction of new control measures, along with economic uncertainty and geopolitical tensions. Various cooling measures, such as additional buyer's stamp duty and a new rule on calculating a property’s gross floor area that reduces the space developers can sell, will impact the market. CNA's Rebecca Metteo reports.

Price will never drop because this is PAP Singapore. Just buy la as long as you have holding power. In the long run will be higher. I live in SG long enough to know that what ever cooling measure is to win vote not to bring price down. Buy for your grand kids.

Cooling measures wouldn't solve the root of the problem
Trying to claim credit or what? I think is more of the market situation than not. Developers on the ground reaction can be very reflective of the up and coming situation.

Buying and selling can have adverse effects on properties ,if not controlled rather than the rental market becos sale of properties affect both ownership and prices tremendously. Developers do not care, they are purely profit driven. Rather than rental market which benefit locals more than foreigners, sale transaction can quickly form property bubble. Gov need to monitor closely sale transactions and how prices move, the numbers of properties available and the need to ensure both pte and public properties are in control.
