I just heard someone in their 70s saying "I was SO young back then, I was 35" and it really stuck with me. It felt like why do we need to rush and figure life out in our twenties - if we do it's great, but if we don't it's also great😃

I thought I needed to have everything figured out by 27 and in looking back, I kick myself because I was doing just fine in life. I work with 28 year old's that are going through the exact same thing you are...and what I went through...and its the same. There is no point in time that you wake up and "have it all together"...it doesn't exist...as long as you feel like you are still learning and growing and enjoying those you are surrounded by...you are on the right path. Don't be so hard on yourself...you are doing just fine.
But do you need a path? Why not just go with the flow and focus on doing what you like? I feel like when you are the happiest and do what you love you would thrive
sometimes doing what you love for a career/money actually ruins your love for that thing though, at least that was my experience.
I think it depends on your personality type. A lot of people need specific purposes to feel fulfilled, some can just go with the flow! 😁

I'll be honest, I think you told your "millennial life crisis" story when you first became a real estate agent is an issue that a lot of people in their 20's.
Once you enter a new stage in life, we expect everything to just click and be figured out, when that is never the case. Checking the "life boxes" of buying a house, getting a well paying job, enjoying your hard earned money does not mean the "life crisis" is over, you just entered a new chapter with a different set of questions you begin asking yourself and figuring out.
I've always loved your content, but was turned off when you posted your "quitting CZcams" and "my millennial life crisis is over" because that was a whole 180 of what your channel represented, that at any stage in life you are allowed to question what you want. Life is never all figured out...
She seems like the type of person to have everything go to plan. Which is why I think she’s feeling hopeless with this new job.

Yes, this comment captures exactly what I felt when I saw that video. You never have life completely figured out. There is always something to continue leaning from. Whether is love, family, work, health.. etc. You just get better at dealing with the curve balls that land your way. Monica is still young. She'll find her way. I do appreciate her honesty about this experience.
brenna you're so wise! i am very much a geriatric millennial with the good job, partner, wonderful lifestyle and I just have new/bigger problems to worry about. do I take this new job in a new industry? to have kids or no kids? hawaii or bali for winter vacation? j/k but definitely life is always finding new curveballs. i always say life doesn't get easier - you just get stronger.

I always have to remind myself that despite where I am at in life and no matter how trivial the stressors in my life seem to others, allow myself to process those questions and make mistakes. If life were filled with easy to answer questions, it would be so boring. (also try Bali since I've always wanted to go)
Monica, thank you for this video. I tried real estate for four years in the early 2000s, but got out of it because of other agents. I learned that even though there are laws to protect buyers and sellers, there are MANY agents (who belong to the Association of Realtors and know exactly what they are doing), who are so cut-throat and money/power hungry that they will do things that just barely skirt the boundaries of ethical behavior just to close a sale or get a listing. Of course there are many Realtors who are kind and ethical people, but as you know, you are on your own as an independent contractor, having to carefully read through contracts and disclosures and look out for your clients and ultimately yourself. My last client was a sweet little old lady who had a certain amount to invest in three properties equally to pass on to her three children after she was gone. The selling agent pulled an underhanded scheme to get the extra $1000 his client insisted on. In the end that agent and I split that $1000 out of our commissions, because my manager said what he did was so close to violating ethics, (but not quite over the edge.) If I had it to do again, I would work under the wing of an experienced and ethical real estate agent, rather than go it alone as I did many years ago. I still love houses, land and real estate, but only as an investor myself. I wish you the best as you follow your heart. 😊❤
I have been an agent for a year and I am so conflicted. I want to quit and pursue my passion of working in Healthcare. I used to work in Healthcare but had to stop and became a sahm. Now my kids are older and in school so I decided to try real estate. I am in a great brokerage. I get leads from my company and have a decent split. I closed 8 deals my 1st year. I just feel so burned out and honestly I do not like the profession. I have buyers right now but they are not serious. They are pre-approved and have been touring houses but they are being very difficult. I have no work life balance and don't spend time with my kids or spouse. I honestly haven't made a whole lot after fees taxes and splits. It just doesn't seem worth it. I am mentally checked out.

You will always have CZcams in your blood. I really appreciate your open honesty in some of your videos. I spent multiple years in higher education, i.e. AA, Bachelors, and a Masters degree. A lot of stress and pressure. It's good for recognizing boundaries. Keep both occupations, maybe throwing in a vlog monthly or so. Thank you for all that you have done as a Influencer!
Hi Monica, I'm 29 and just quit my job. I'm asking myself questions about my future that I thought I already mastered, but it doesn't work that way! Embrace what you have going on because it's part of the process/evolution. Everyone is figuring it out at their own pace. Love your content and we just appreciate you for being you!

I'm super glad that you took on the challenge of gaining a new skill. I think a lot of 'youtubers' forget they can still go out and become something else...and still do youtube. It's cool that you took us along for the ride. I am honestly addicted to learning new skills.
I’m the same way! I have a masters degree in special education but I too am addicted to learning new skills even if they have nothing to do with my job.
I think it’s admirable you went off to do real estate. Even if you don’t stick with it, it was great for your growth and to say you built this all on your own. It’s definitely not easy!
And when you have something you want to try, it's good to have tried to know how it worked out
GIRL, I think you should be a real estate agent BUT show houses on "CZcams" from all around the world and have partners/other agents for the in-person showing! Travelling, thriving & selling! #BossBabe That would be ideal in my opinion! You would def be a great contact point!
I think it's great that you got your Real Estate license, are good at it and enjoying it. But, your vlogs are so good! I loved when you did the old house tours, the Millennial Life series, etc.. you're just easy to watch so whatever you post will do well. Maybe more travel vlogs or other fun lifestyle stuff? Here's my guess:
You said you sold 20 homes in your first year (btw congratulations! that is no small feat), so taking the median home price in Seattle (around $800K give or take depending on what source you use) and assuming a flat 2% sellers fee, we get a commission of $16K per sale. We also have to assume that your brokerage takes a percentage of that so let's say conservatively they take 50% (seeing how it was your first year) therefore we are averaging about $8K commission for each sale. So $8K x 20 = $160,000.

50% is unheard of and ridiculous. A first year agent with zero leads or prospects start at a 65-70% split. I believe she joined a team.. I would say her split is 80-85% based on what she has shared in the past and this video.

Honestly, life brought you to where you needed to be. Your old content is SO different than your current content that I feel like you may not have developed if you did not become a real estate agent... if that makes sense? Life brought you to exactly where you need to be! Your new content is so amazing that I totally see you continuing on become more successful in your CZcams career regardless if you took a little break to be a real estate agent. It was worth exploring in your life and should have no regrets (PS I would love to see you work on your airstream again haha.)

You could totally make an app or service that connects people with agents or you could do a consulting/coaching service for real estate agencies to help them learn how to stay up on video and photo content.
Consulting for Real Estate is a hot industry - they all want amazing content, video, and personalities to represent their brands. Ryan Serhant (sp) does this very well
My sister has many a times struggled with what life path to choose, changing her college major 5 times before dropping out altogether. I've always told her... Life never will be figured out, there is no path you choose and stick to. Follow your heart, dreams, passions and reflect on what your skills are, what you're best at, and how you can push yourself to be better. At the end of the day, a job is a job. Love what you do sure, because it makes the work easier. But family, relationships & personal goals will be the sweetest part of life :)

It's so good you're being honest! I remember when I graduated from university, I had no idea what to start doing and felt so lost in life. Now I'm thriving (in my opinion at least haha) and I think we all have times in life when we feel insecure, lost or just don't know what to do and that's totally ok. 😊
Please tell us shady real estate agent stories!!! I am house hunting and I have had some shady experiences and I’m just curious how common they are.
Assuming the average sales price in Seattle is $800,000.00 and your commission is 3%, if you closed 20 houses I would say you made between $350k - $400k 👀

Is there really a need for a middleman between a potential buyer and a real estate agent? Real estate agents are already a middleman. Not trying to be a downer, I just feel like that can’t be a lucrative career path, who would pay for someone to connect them with a real estate agent when real estate agents are easy to find and meet with.
I'm guessing she'd work off commission from the agents she refers people to!
You have done a lot as a 25 years old more than I ever were. I worked 2 jobs but that pretty much it. Too exhausted for any creativity. Thank you for always showing us great content and make us so inspired to do more.
My guess is around 180k on commissions so far. I do like your real estate stuff. I once toured a home with my realtor and the husband was still in the bedroom with his mistress! lol! We did buy that house. haha.

I'm glad I saw your channel last year! I recently started taking real-estate classes. I'm glad I made a career change because my previous job (officer) was very stressful.
I love your comment about owning not being confident. Even if you have to tell the person, “this is my first time [doing whatever or in this location], what is your process or how do I go about doing x?” that’s totally fine. Most people in your field are going to be helpful and work with you. It also takes the pressure off-you don’t have to fake anything because you’re like yeah, I don’t know, but I’d appreciate your help navigating this. I’ve had to do this with prosecutors as a newbie defense attorney, if they’re willing to help, anyone in any field should be friendly too lol.

I seriously appreciate you being so open about finances and money, its so important for younger generations who didn't necessarily learn about money from their parents or the education system, to crowd source that information and learn from each other and from mentors. I'm going to throw out a guess and say you made $86,000 your first year as a real estate agent.
The 3 months until getting paid is so accurate! I got licensed last August and closed on my first listing until the 27th of December. Takes awhile but it's also so rewarding in the end. Stressful but fun

Have you considered changing brokerages? Perhaps there is a ceiling of achievement where you are. I switched brokerages and fell in love with the industry again.

I've had wireless lavs pick up signals from radio stations before too! It might be an issue bc your new apartment is so high up, I've only seen it happen when I'm in a higher space physically.

You delivered well in this vlog Monica. I can't imagine dealing Seattle Real Estate. You answered THE question in my book, " Which is more profitable, CZcams or Real Estate?". When your sister and yourself were both doing YT alone, it was great. Now though the differentiation is remarkable.
The way you can increase your income potential in real estate is to find people who are willing to do showings for you and do the mundane office duties. Focus your time on networking and getting listings. Form a team and either pay them a split or hourly and focus on the things that grow your name and your business and delegate the rest to your team. That is the only way to increase your income potential because you can only be in one place at one time and there are only 24 hours in most days.

I'm an agent. If I sold 20 properties in the $750-1M range I'd make $400-500k.

My Father- in law attempted to become a real estate agent last year, he managed to get his license and get set up with a real estate brokerage. But he has since given up, mostly because it really is hard to find work in a world where there is more buyers than houses. I found what you said about referring other agents refreshing, because my in- laws collogues have been no help at all.

I am a real estate agent now for almost 1 year right outside New York City. I have only had two clients looking for rentals which I just got this month. Other than that I have not had any transactions this year. This area is very hot and in demand and everybody I know who's outside of the agency I'm working for whoever established clientele are busy, busy busy. My problem is trying to get clientele. I am literally in the process of trying to figure out what kind of equipment I need so I can start a CZcams channel to try to generate traffic for my real estate.
You’ll be fine, one thing we tend to overlook in life is happiness. I know too many people who think they have it all figured and work so hard for something, and still didn’t find that spark of happiness. Meanwhile I’ve encountered people who just serve coffee off a stand in Thailand and they seem extremely grateful and happy. I asked myself, what differentiates me from that one person in a poor-ish country? I’m in this country with so much opportunity, it’s a given I can be anything whom I sought o become, hell I can even be an astronaut if I put my mind to it. I’m working so hard to become “successful” and think it’ll make me happy yet a person in a poor country serving coffee has easily achieved something that I couldn’t despite the fact I’m working so hard for it. Just realize no one is judging you, you are your own worse critic. Just go with the flow and stick with what makes you happy

Never knew anybody who was an agent, so it would be really interesting to know. You have the drive and personality for this type of profession, which I could never, ever do.

That's a great idea to match people with agents. I had an agent yell at me for taking too long to make up my mind and I still bought a house from her. Another agent stopped by after we had bought a home from her and acted like she was family and told me all about her personal life which involved her cheating on her husband and as she told the story as she preceded to make a drink in my kitchen. Just so strange.

I really like that you became a realtor. I liked/like all the realtor content. Sure Shelby makes more money, but you still make plenty of money. You know? Maybe real-estate will pay off more financially in the long-term. What I probably like most about the realtor content and videos like this is how relatable they are. I am going through life transitions and question myself and choices at times like you seem to have done at times too. :)

I am actually really proud of how far you’ve come, Monica! Being lost is difficult and having a pathway is reassuring to some people. Being ambitious is awesome and having success sometimes doesn’t feel like enough because you know your true potential. You’re smart, ambitious, and it’s okay to want more and get better. A lot of people just wanna be “happy” but I can see you’re a high achiever / goal setter and that’s great. Your camera presence / verbal communication has also greatly improved since you’ve become a real estate agent.

Love the agent match making idea! I had 2 realtors as I was looking for homes in 2 states. While both seemed nice, neither were truly helpful in explaining the process!
While I love your content, I don't think you would have the quality content that you do without having your real estate career so far. No, it's not required, but the real estate and your journey has been part of what kept me as one of your viewers. In all honesty, I think your YT career has fed your RE career which as fed your YT career. They have both benefited from the other.

I read Ryan Serhans book. He’s a famous Real Estate Agent and you’re right …he’s working all day every day. In the Taxi, in the grocery store. I couldn’t be hustling 24/7.
Monica, maybe focus on this grass-is-greener thing (I’ve noticed)? You like real-estate. It surely has advantages considering you’ll probably buy more of it. You’re a great video maker. You make good money already….but you’re gonna drive yourself crazy with the 2nd guessing lol. Is it possible you’re too focused on what other people are doing? (I don’t know, just rambling here).
If you have a good guy you’re good with…why not start thinking as what’s best for “us” & have that be your guide? (because you can do anything 😘).

Clever idea to set people up with agents as I assume she would get commission if they choose to go with the agent she refers them to.
Here are the reasons why realtors are quitting in droves: Redfin, Opendoor, Express Homebuyers, Investor FSBOs, and soon many others offering real estate services for as low as 1% commission. Also, sleezy MORTGAGE LENDERS feeding leads to their favorite agents. This doesn't give approved borrowers an opportunity to look for and interview agents on their own! As soon as borrowers get approved by a lender, borrowers are just handed off to the lender's favorite realtor friends. How are new agents suppose to get any business? The NAR needs to do something about this. New agents MUST COMPLAIN to the authorities, because the lender-realtor relationship is squeezing out new agents and opportunities for them to get traction in their business.
