      In defence in this scenario it glosses over "we removed and installed it ourselves" which is a huge undertaking for people without the equipment. They paid £200 for the kitchen stuff, how much did it cost or rent/buy a van to collect it. The know how & manpower to move the appliances + install them correctly. Everything is more complicated than it sounds.

    When I was a kid (40yrs ago) my parents bought a lovely big Victorian house in a prosperous part of Edinburgh (6 bedrooms, 3 public rooms, 3 bathrooms), and my mum was a nurse and my dad worked in a warehouse! And neither had any help with a deposit from their parents. There is not a chance in hell a lowly nurse and warehouse worker could get anywhere close to buying a family home in Edinburgh these days…. Grrrr property makes me really angry (Not having a dig BTW you are doing brilliantly and are an inspiration).

    It’s funny because I live in Surrey. My parents bought their house for just over 100 and it’s now worth over 600+ and they did almost nothing to it. Where I live the cheapest run down bungalow with 1 bedroom is about 400k. The last 10 years I’ve spent years in hospital in comas, surgeries, strokes, intensive care, multi organ failure, stuck to ventilators for months. I have absolutely no chance to ever get my own house.

    As a landlord from a long line of landlords, there is no such thing as a good tenant. There are paying tenants. And there are non-paying ones. I'm grateful for the rent, but I do not rely on it whatsoever. I NEVER expect the rent to be paid on time. Even from a tenant that is never late. You must always afford the property without tenants. Rental income should be a "would be nice if".

      Landlords are the opposite of the amazing humans. They are leeches. They own multiple homes they don’t live in and they make it extremely difficult for the working class to get on the property ladder, the working class these days will be renting for life because of people like him.

    Assuming he bought the property as a residential mortgage, there would be no capital gains tax? This must of been Matt’s second property or bought in a company name. But BRRR is definitely the way to go if you want to build cashflow and a portfolio

    £130k valuation differential for putting in a £2k kitchen? £130k indicates real structural problems, serious issues.
    I can't see how that's true in any situation, unless he has left out the £50k for a new roof or to sort out real issues.

    I got my first house $360,000 3 years later i sold it for $686,000 didn't have to renovate other than exterior paint and a solar power system...then paid the bank back and got a farm house for $360,000 🎉

    You have to pay income tax on their rent and you can't deduct mortgages anymore so capital gains is by far the best way, reinvest the profits

    i think all the people renting can toast to the success of the few, afterall with a low supply of homes then people will be forced to rent or pay higher mortgage rates so they never have to go on holiday they can watch others more motivated and strong profit from them and their struggle like kings and queens of the past they are just better than you - i wouldnt mind if they did this with say 2 house but they get greedy and never maintain the houses paid for by poorer people - hard work is for the less motivated we need to celebrate such people and one day if you work hard enough you can afford to add to the problem

    What bullshit, im a professional builder and have been renovating and selling/renting houses out for nearly 40 years, there is absolutely no way he has made that much money from doing that.People who do this are usually property rich and cash poor, hes a fake, rich parents no doubt.

      Ive seen what he says, he even shows the properties and turns up at the indian restaurant he worked at, hes a liar, i am a time served joiner and i renovated my first properties before the boom , i did all the work myself ( mat has no trade skills)and got materials free or very cheap and sold afterwards making decent profit which set me up for the future, i have bought sold and rented out property for forty years, the highest number of houses i owned at one time was 14, but at no time during or now did i have the type of money he is throwing around on super cars, see if you can get him to do a live video with me, we can both produce our portfolios and track every penny in front of an audience, ill prove hes lying.

    A PS5 is a residual loss from purchase date. A home is a likely grown investment with time. Things don't get cheaper mate?
    A financial advisor told me recently that £1,000,000 in 1995 is only worth £622,000 today in real terms. Money has a very short set value, quantative easing has screwed your over, but property is mostly always appreciative over time. Just be patient. Get out of rental as soon as is humanly possible, it is using up valuable TIME, in acquiring asset value. You are literally flushing time and money down the shitter.
