    Congratulations! Just heard on TV that Lakewood Ranch is now biggest selling Community in America! Sarasota developed a bad name or something, I guess. My brother lives there & is IT Administration & stuff for them too. I guess that explains why he avoids his Whisteblower ExNurse sister like the plague. Say "Hi" to Dennis for me.👋

    Hello, Can you kayak on the lakes? Plus can fencing be placed around the perimeter of the home plus tall landscaping for privacy?

    Do the new homes have IMPACT Windows, Doors and Garage Doors.
    ?
    I see a lot of homes with shutters ? For those of us who travel off-shore, I don’t want to think about installing shutters.
    Not sure why new-builds have shutters ??

      Hello, The current Florida Building Codes demand that every home built after 2001 must either have hurricane shutters or storm windows. I've worked with over 50 customers on their the new construction home builds and most builders offer a choice of shutters or impact windows. It's much more expensive to add impact windows than have shutters. please feel free to reach out if you need any help. Thank you

    I’m 5 plus years from retiring but already thinking of the Sarasota area. What other developments do you like besides LR? Lake House Cove within LR appeals to me. My wife and I are not golfers but want access to tennis, biking, hiking, playgrounds for future grandkids. A 15-30 min walk to shops/restaurants is ideal (we are Manhattanites).

    Do any of the homes have larger, more private lots? I would like a quiet, more private yard. Are pools allowed?

    What are some of the best golf communities for 55+ around Sarasota? Price range $500k-600k. 3 BR, SFR with a water view.

      HOA's can range from $10 per month to $700+ per month. taxes vary based on purchase price.

    What does CDD stand for? Avg. cost and where does that money go or what does it pay for?

      Community Development District, or CDD, refers to a community that assesses fees to pay for infrastructure and amenities within the community. CDD fees are different from HOA fees in that they are incorporated into your annual property tax bill.

    Great info aside from the resale vs. new construction that is either misinformation because you are a resale agent or you just don't know. My husband and I are actually moving to Lakewood Ranch and he is a sales rep for Pulte homes. We have been in Nevada where we bought a new build from DR Horton where he used to work. Without a employee discount we still made $20k on our new home that is only 2 years old. Don't listen to this anyone who is buying a home. A new build is better 100% you get to pick out everything to a tee and your home will appreciate just like any other home. Has nothing to do with the competing with the builder, this guy is competing with the new construction because he is a resale agent lol.

      Hello, Emily. Thank you for your feedback. Everyone has a different strategy. I've been in the area for 30 years, owned companies and investments, and at the present moment, we have 12 new construction homes under contract along with 3 resale homes. This real estate market is constantly changing and is nearly impossible to get into a new construction now. I'm showing 15 families the area this month, please let me know which community your husband is in. I'll bring my clients by to get on his waiting list of homesites.

    Please keep your homeless in your own state I find it odd that I had so much homeless from your state clear up in Washington State you refuse to wear your masks and in the tourist capital in USA I mean I cannot believe how rude Florida was! One hurricane will take care of it
