I believe Farm land is more valuable. Because it's fertile and can be converted in commercial or residential property. But residential or commercial property can't be converted in fertile land. This is my opinion. Things might be different for you considering your situation.

Biggest problem is lot of properties are stuck in family disputes. And families are not willing to settle the dispute.
What about tax liability....heired property is tax free.. if parents sell then they have capital gains
