  • People buy farmland for many reasons like crops cultivation, livestock, pastureland, homesteading, timber production etc. However, it can also serve as a great investment in the long-run, as most farmlands usually appreciates over time. The United states is home to almost 894 million acres of farmland, out of which roughly 27% is arable, while the rest of it can be utilized for ranching and other farming motives. Prices of land in all of its states varies a lot, with some states in the Northeast going as high as $20,000 per acre. While, prices of land in the west and Southeast are much cheaper. So in this video we have ranked the Cheapest States to buy farmland in America. All of these states are ranked according to there median price per acre, which is accumulated by the recent report done by the United States Department of Agriculture.

      Land in Utah is dirt cheap because you don't have water rights and you can't get it either. Any land that is available with water rights is super expensive and few and far between. In the last few years it's gotten ridiculous because the failure of places like California and the onslaught of migration from there.

    My grandfather hobby farmed in retirement to cut food costs in retirement, eat healthier, and the farming activity keeps you fit. He lived to 90 and very mentally active

    Great video. A helpful addition to this if you make an updated video would be to discuss the ranges of prices per acre in each state. Texas, for example, has a huge difference in the regional zones (panhandle, east (corn, hay, beans), south , central, and the dustbowl of west texas (pecans, cotton, prickly pear). Glad to see you touch on the tax exemption benefit as well, which even applies to fish in ponds from what I understand!

    Grandfather in law bought lots of farm acres in Iowa in the 70s and 80s at $200-400/acre. Similar acres adjacent to his property are selling for $8k-11K/acre for tillable land.

      My great(x6)-grandfather claimed 424 acres of land near Burlington, IA in 1833, which he then purchased from the gov'ment in 1838, when the land went on sale, for $1.25 an acre. The gov-ment itself scarfed up the land in the Black Hawk Purchase for 11 cents an acre.

    Water, Water, Water... Land without water is worth nothing. Rain patterns are changing dramatically. Getting water rights is hard for irrigation... look at all the dead orchard fields in California. Those people paid alot more for their land than anything in this video. The water authorities cut off their water and they lost everything. Plan, Plan and Plan more

      There is plenty of water everywhere on earth. There are oceans worth deep underground that travels to the surface under pressure thru vertical rock fissures. Even on mountains in the desert. Usually can be drilled for under 500ft. Search, Primary Water. Has been drilled for for almost 100 yrs. Oasis's in the deserts of the world that never go dry is good example of it.

    My father assessed vineyard values, back in the 1980’s, before anyone else ever thought of doing that. He gathered info from Sonoma and Napa Counties, going as far back as the 1950’s. It was amazing how different the price per acre differed, based on the appellation and on the grape type. For example, if you had a vineyard in the Russian River appellation and you were growing Pinot Noir grapes, your vineyard would be a higher value, compared to Cabernet Sauvignon grapes on the same type/location on vineyard.

      @@shepherdsknoll He was in real estate industry for decades. He was frustrated that there was no place to gain this kind information. He supplied the info to everyone in the industry, so it helped everyone see how to value Vineyards (ex: those websites that report a value for properties don't add value to improvements like additional buildings and things like vineyards). He used to meet clients and potential clients to help them understand the value for the vineyards, so they could access the total value for the property (including home, wells, and any other improvements on the property). He has passed away. He used to be the guy to go to for vineyards sales/purchases back in the 80's to the early 2000's.

    Texas price per acre that I’ve seen growing up has been about 20,000 and more in areas you want. In places that can’t even grow grass naturally, yes, prices are low. But who wants to live in a dessert voluntarily that historically couldn’t even support the native population.

    Land prices skyrocketed here in Oklahoma due to the legalization of pot farming and the ease of obtaining permits to grow it. Now, because of so many illegal farms that cropped up, the state has scaled back issuing permits and land prices are starting to drop.

    For the Texas prices, that number is low because of all of the worthless land close to the Mexican border. Actual arable land is goes for around $15 to 20 K per acre.

    I'd recommend looking at water issues most of these States will have. Drought is a large issue, as well as the possible depletion of the Ogallala Aquifer, which is the main water supply for Kansas, N. Texas, Colorado, Oklahoma, etc. Water is being withdrawn from the aquifer at a rate that is much more than the rate of recharge. Also, my husband & I were property shopping a few years ago in MT, UT, WY, and NV. Prices on land has soared due to the migration of Californians moving in and bringing their high prices with them. Even the locals cannot afford to buy property because of it. It was very disappointing to see that.

    Great video. The prices of housing and farmland is so cheap in America. In Canada or Europe prices are so expensive. I suppose it is relative to the area of course but it is hard to believe that most people do not own their own home.

      America is a big country and you can find almost anything if you look hard enough. I'm assuming there's plenty of cheap land in Midwestern Canada as well. You just need to be self-sufficient and willing to work your ass off for the life you want to build.

    A friend of mine who wants to farm in Kansas couldn’t purchase 2 acres. She had to buy a huge plot like 50 acres so even if it’s $2600 an acre are you still paying a fortune?

    Oregon should not be on this list, worthless desert costs more per acre then this story shows. Oregon also has some of the most restrictive land use laws in the nation. A friend bought 40 acres of desert right outside of town and he couldn't put a second house on it for family because it was outside of the urban boundary.
