The 2 single bedrooms didn't even have wardrobes in them and they are already small. They dress these houses really clever to make them look spacious when they aren't
True. This is a very small house and not worth the price. The open kitchen diner makes us believe that it’s big. And there’s literally no space for beds in the rooms. They stage the house with really small beds. And no cupboards in the smaller rooms which again in deceiving.
I agree and materials used are downgrades compared to the older builds
Absolute rip off. Would never pay that price for such a small home. In America for the same price you can have a massive garage, alot of bedrooms and massive kitchen plus a massive garden.
@@miloszlewandowski7042 Sadly I currently live nowhere near this area and this seems an incredible price for what you get :( i've always been envious of what can be achieved in the US house wise! (£500,000 + near me)
@@miloszlewandowski7042 that’s because it’s America and there’s lots of land.
I would like to see houses from 200 - 250k range, properties with a garden. Old builds and what sort of issues to look for while buying them.
czcams.com/video/nvki8k9TIXk/video.html
200 250k it must be scotland
@@paguliukas I've literally just sold a 3-bed semi, fully refurbished, for £140k in England, and considered that a decent enough price for the local area...
@@audigex ruuuuuuuural england maybe yes and 3bedrooms mean nothing i can get 1bedroom bigger size than your 3bedroom house in a normal world house counts in square meters or feet in uk mostly how many bedrooms ,😁 strange country 😱
@@paguliukas Not rural at all - an area with population of ~100,000
And it's a decent sized 3 bedroom semi, 2 gardens, off road parking... not the BIGGEST 3 bedroom house ever, but certainly a reasonable size at ~85 square meters, which is an okay size for a 3 bed property
In my area (South Warrington) that would be around 450 - 475k I think. Some of the issues I have with the new builds is that the kitchen and bathrooms are too nice to rip out and start again, but not nice enough to have been your first choice for what you'd really want. Also, the back gardens are usually too small and always overlooked by surrounding properties. By far the worst issue though is that all new builds in our area (of which there are hundreds, with many more planned) are leasehold, not freehold. I almost bought a new build leasehold property for my son to live in but I noticed in the small print a clause that said I would forfeit the property if the ground rent was so much as a day late arriving in their bank. Given that the ground rent was always due on 1st January - a bank holiday, I felt that could easily happen and called it off (there were other issues too in the small print). I've heard other horror stories of leasehold ground rent being increased year on year to thousands of pounds per annum on properties just like these too. Personally, I think leasehold new build properties are a scam and should be banned by the government.
I agree with the bathrooms. They are so tight on tiles with new builds you only get the bare minimum... A couple of rows around the bath and sometimes literally 2 tiles behind sink. If you want a fully tiled bathroom it costs a few 000 and you still only get the rubbish selection of cheapo ceramic tiles the developer provides. I am currently purchasing a new build and pricing up immediately removing all tiles and paying to have new ones fitted..
Hello ❤️
The Leasehold Reform (Ground Rent) Bill received Royal Assent on 8 February 2022 meaning it is now an Act of Parliament (law) - although its provisions will not take effect until the day appointed by the Secretary of State via regulations.
@@KryptonitetoallBS Wow! Thank you for that!
New builds can't be sold as leasehold anymore due to the law change this year, but what these clever developers are doing is putting clauses into the maintenance charge as all new build estates are private and not council owned ie, roads Street lighting, grassed areas, which you have to pay a service charge for the upkeep, ie to the roads etc, TOTAL RIP OFF.
I really like these house tours. One suggestion, can you include the floor plan like a screenshot of it or something before you go in.. that will also tell you which bedroom number you are in when you're touring. Great channel, love it x
This is the most realistic house tour I've seen. I can actually imagine living here
yeah i would love to live in a house like that one day
Yes,I agree!!!
Me too
£250k houses in all areas of Uk
Would love to see what that gets you in different parts of the country
that's a good shout! I'd be keen to see a spectrum of price points, like maybe 250k, 350k, 450k across the UK..
Good luck getting anything for under 400k in my village
Hey Matt and Summer! I would be grateful for a house tour in Doncaster, preferable Lakeside as the homes are newer and vary in price and be useful for those wanting to buy in the area.. enjoyed the tour of this detached new build
I really enjoyed this house tour. It is a relatable house I can actually imagine living in. I liked the kitchen. I was pleased that the washer/dryer was hidden. There was plenty of storage and it was harmonious. While some of the bedrooms were small, I think that could be overcome with creative thinking solutions.
Same
I love that you are doing more houses that are more reasonable price xx
We used to live in a redrow house. It was 4 double bedrooms and 3 bathrooms. It was bigger than this house but yet sold for £273,000 in 2018. We lived there for 17 years. Just goes to show how the area of a house can massively change the price
Can you provide exact location of the area you lived for 17 years & are their any for sale now
If in London the same sized house could be worth £10m easily
We are in 2022/2023😂
If you lived there a bit longer you could’ve sold that house for like £400k-£500k with these jacked up house prices
Love a redrow
Lovely content!
I'm thinking about buying a property in a couple of years time and these videos give me a rough idea about prices and what can we look for!
Thank you for sharing! As an American, I’m so intrigued by British homes! They are all beautiful. Very different from ours in certain aspects. Radiators, much smaller square footage than our homes, and also very tiny refrigerators. :) . I hope to visit the UK sometime with my family and gosh would love to buy a home there someday.
Yeah Megan, the cost of land’s pretty expensive in the UK depending on the location. The US has so much more land n therefore yr homes cld be much bigger. Also the heating costs per sq foot is a big factor plus taxes
The rooms look big until you realise there aren't any wardrobes in some of them.
Guys - nice job on this video. Something I have noticed - you refer to ‘sinks’ in bathrooms. They are actually called basins or wash hand basins! The sink is in the kitchen :-)
And they use tiny doll house beds
They look small until you see there are no wardrobes, than they look like store rooms
the the bed is small to make the room looks bigger 😏
There’s legit wardrobes in half the bedrooms wtf r u on about 🤣🤣🤣
Really like the way you present your videos, down to earth and no false info. The fact that you go into these properties for the first time and discover where everything is makes it more enjoyable.
Keep up the good work will defo recommend to friends and family.
Thanks Carl, appreciate it!
I am from Germany and I love your channel! It is so interesting to see how people live in other countries. There are some differences and many familiar things (like the Siemens/Bosch/Miele ovens, fridges etc.). One aspect that strikes me most is how low the ceilings are, even in new built houses and in the huge, high priced modern homes. In Germany ceiling heights differ from 2,30m to 2,50m.
All in all I like the smaller houses more than these huge mansions. They are so cozy!
I find houses in Germany and Austria overpriced since the past 4 years. Not to mention, due to regulations, all new builds are Holzriegel anyways. No reason to be more expensive than their US counterparts now.
I really like this home!! :) It would be a bit strange and out of place where I live; but yes, I could definitely see myself living there! What I really like about this house are the lament floors. I have those throughout in my home too. What a God-send for someone with allergies like me.
This is great value! Doing some more in Warwickshire would be great. As potential first time buyers in this area these are really useful. These more modestly priced properties and what you can get for this price range is really interesting to see, thanks!
Anywhere in the southwest like Cornwall. There’s a massive new town called sherford on the edge of Plymouth which would be interesting
We have a 3 bed + garage new build that is very similar to this in layout. Downstairs is almost identical, just slightly smaller. That was 295K 2 years ago on the Essex/Suffolk border, so pricing is good here. Would be the kind of house we would upgrade to in future.
I live in southwestern Ontario, Canada. The home you just showed would typically be set up as a semi-detached unit - that is, two houses side by side, connected by a central wall. In some cases, the semi-detached units are set up as rowhouses with about four to six units, and we typically call them townhouses. One thing I noticed in the tour of the interior of the house is that I had the sense that if I didn't know your video was shot in the UK, I would have thought I was touring through a Canadian semi-detached home or townhouse. You would not find single-family homes like the one featured in your video in Ontario as single-family units tend to be somewhat larger. British styles of architecture (or at least British-inspired styles) are very common in Canada, largely as a result of all the British settlers who came to Canada starting in the mid-1700s.
The layout of the rooms in the house you are showing are virtually identical to what you'd find in semi-detached houses in my area, most of which were built starting in the early 1970s all the way up to the early 1990s or thereabouts. However, semi-detached houses in my area typically have basements and the hot water tank, natural gas furnace and laundry facilities would be situated there. Some semi-detached units use electric baseboard heat instead of forced-air gas furnaces, but these are not as common.
As an aside, in the mid-1970s Wimpey Construction (a UK-based firm now known as George Wimpey Limited) built several subdivisions in the city where I live now, with single-family homes, semi-detached units and townhouses. It's not clear to me where the semi-detached designs seen in Canada originated. Perhaps they were imported by UK-based construction firms like Wimpey and then Canadianized, as semi-detached houses were generally not seen in Canada prior to 1970.
As to price... if the UK pound and Canadian dollar traded at par, this house would not only be a steal, but a dream come true. Houses of any type in Canada have gotten extremely expensive lately. New houses like the one in your video would sell for around $650,000 CAD or about £420,000, if not a bit more. Older semi-detached units, depending on the city, might sell for $400,000 (about £257K) at the low end and about $500,000 at the upper end (about £350K). In a metropolitan region like the Greater Toronto Area (GTA), $900K (£580K) would not be unheard of the closer to Toronto you get.
If I lived in the UK, would I live in a house like this? Absolutely.
I'm in love with this channel...it gives me so much ideas for the deco...I've just subscribed to your channel and both of you doing good job with them reviews and keep doing the great work.
Thank you and welcome to the channel :)
Please do more tours of houses in this price range, helps a lot more people find affordable first time homes!
Please do more affordable house tours in scenic areas that are relatively not too far from London (1-2 hours). We're looking to buy a house in the future and watching this video with my husband last night really encouraged us and made things seem very attainable and not as frustrating, especially when it comes to saving up for a deposit!
@Bruce Wayne haha around 2 hours away from London more like what I asked. London is hella expensive and too overwhelming for us personally 😅
@@nourhudaf.3207 Bordon, Hampshire
You might struggle to get affordable places 1 hour away from London (they do exist but quality and location are the usual compromises). 2 hours gives you a lot more options, maybe too many (you can get all the way to Sheffield in 2 hours so imagine how many properties that includes).
You’re probably better off doing a Rightmove search with a few filters in mind (price, no. rooms, 50mi from London, etc) and then viewing the results on a map.
This should hopefully visualise the affordable hotspots outside of London, it’s then up to you to determine which of them meet your criteria for scenic and affordable.
same here looking to buy in a year time 2 hours max away from London. I’m taking your advice thank you JTK

Might be a stupid question but would the fridge/freezer being next to the oven drive the electricity bills right up due to heat transfer? would they use up a lot more energy trying to stay cold while next to the oven?
Yes, they use more energy. If you read in the fridge manufacturer's book it is suggested that it should be place away from the oven or better in a cooler and darker area to be more efficient, to last longer and also save the electricity.
They should never be that close.
Great question! Learned something new.

I love coastal properties. One of my dreams is to have a house with views overlooking Torquay or Bixham marina or a nice harbour town like Whitby.
This is definitely my dreamhouse, even if I were a millionaire. Wish this type of housings would exist closer to London.
Maybe its because I live in Central London, but this seems like huge value for money. Nice House, nice kitchen and master bedroom. Good size for the money in my opinion. Currently saving to buy a £450k house and I wish the new builds in London for that price were as good.
Only drawbacks were that the fridge is small, and lack of garden privacy, but you could put up some fences.
Hi Matt and Summer, we found your channel by accident in the new year (2021) and love watching your house tours 😀
This house you're looking at today would be more for us but we'd expect a small utility room for this price not just a cupboard, also a garage, some of the others are just a bit too big and you'd need a bike to get around them.
We live in the Wirral so the prices of this would be similar here.
Looks like there's no road access or garages/garage space on these so wouldn't pay £360,000 if that is the case.
I would imagine they've landscaped it for the show houses and they'd put the road in last possibly... I hope 🙏
Keep doing videos of all different types of houses like you're doing as they'll appeal to different people.
Regards Alec.
I keep finding it harder to find what people like about new builds. The gardens can usually be seen by multiple other house's windows, your bedroom windows are directly opposite other people's bedroom windows... and the access roads seem to get increasingly smaller and parking space doesn't account for the fact that a lot of people in new builds have 2+ cars these days. Most of the new build estates in my area are horribly crowded by cars and have zero privacy.
Exactly this
Spot on. Its just cram a housing estate anywhere these days. And fucking service charges
The reason for this is that the government in the UK has failed to build houses for the past 10 years at a big enough quantity to satisfy even a small proportion of the demand.
So new builds are being crammed onto small land plots to save money.
I'm not a fan of new builds but the affordability of anything else goes out the window. It seems as though taste also goes out the window when the value excess 2.5 million too 😆😂
What people like is the low maintenance costs and energy efficiency of new homes. Makes it cheaper to live there. A big factor will be the help to buy scheme allowing first time buyers to buy homes they wouldn't otherwise be able to afford.
But as you say there are a lot of sacrifices. The crowded feeling overlooked garden will be enough to turn a lot of people off. In this house they've managed to shoehorn 4 bedrooms, 3 small doubles would have been more appropriate.
@@uklearningman4461 yea, got to say, my sort of new build (2006) stays very very warm. Thin walls and noise from neighbours is an issue though. Bass travels through so easy

There's about 10 houses looking onto to it from the rear, I'd have my blinds permanently down. My home is 5 years old now and it's a Jones Homes. On the surface it looked great like the one you're showing here, but underneath as I began to change some cupboards and kitchen tops there were screws missing, miss-aligned kitchen surfaces, holes in the walls that had been covered with appliances, rubbish interior doors with no soundproofing at all, and French patio doors that stopped working after 4 years 9these are just some of the issues with it). The positives are: excellent heat retention. I paid £220,000 for my 4-bed detached house in a village six miles south of Doncaster, about 12 min drive to Sherwood Forest, which is great for the dog. It's now worth £300,000+ as a fw the same as mine have been sold recently.

In Canada we have Vanities instead of wall hung sinks. That gives us storage and counter space. Also this house does not have a linen closet or wardrobes in 2 of the bedrooms. It also needs a coat closet at the entrance.
Lots of little features they've added to make it look better - mirrors in every room to make it bigger, that double bed looks like a small double as the pillows are hanging over the edge, curtains down to the floor to make the walls look taller.
Tiny sofas as well, they use all sorts of tricks to fool people like 3/4 regular size furniture

Hi Matt & Summer
Luv your shows, always a pleasure, and very informative..
Would you be able to do a tour of the new developments at Tottenham Hale, London ... Ashley Road, tower block.
I think these modern homes should have a cupboard at the entrance near to downstairs loo , where can hang your coat and put your shoes when you come in from work etc.. instead of a coat hanger in the hallway which will look untidy ...
I don’t like the two-tone kitchen units, I prefer a separate utility room, they need more American style fridges, as a family of four you need bigger, as the 4 bed home in Rugby for £410k, was lovely but lacking these things the cooker was too small and the fridge, bedroom 3&4 were too small no wardrobes... lacking separate utility room... I love the curb appeal of this home. Another thing for my master bedroom I expect a stand alone shower, a separate bath etc, a shower over bath is fine for shampooing hair, but also need it separate !!
Great shows.
Also what about tours of the new development by Linden homes.. some in Enfield and other areas??
Would love to see some house tours in the Southampton area if possible

This would be pretty cool! Btw if you’re looking for looking for something to watch, I have a channel with videos from London and other places where I travel☺️
That's very nice. The kitchen is fabulous for the house size. Be nice to bump it out for a cozy keeping room with fireplace. Are extensions generally allowed in residential areas? Too bad there's no basement. Is there a reason there's no basement? Water levels? That's less than my one bedroom one bath condo in Georgetown DC. I am jealous. In my neighborhood maybe $1.5 mil or over.
Thanks for making these tours so enjoyable.
Thanks for the video guys - keen to see outside of Manchester houses around £250k new and old. I definitely agree that you don’t get the space with a new build!
For 360k it's certainly worth it. Even if a couple of the bedrooms might be a bit small, it's cosy, fittings are a great quality, and the bay windows at the front look fab !
I just see bay windows, as they could have added half a meter to the whole front of the house and made nearly every room more practical.

This is a quiet location. The rooms are a decent size for a new build, though it needs a door between the lounge and the kitchen/diner. I like that the laundry machines don't take up kitchen space.
Lovely! My daughter has a teeny flat (I think it’s called a flat) in Battersea that cost more than this. Amazing how much more space in this house! I live in Iowa.
Hi Matt and Summer , love watching your videos , would further love to see if you could cover Bournemouth, Dorset area properties in the same price of 300~600
It's so interesting how house/room configurations have changed over time, the big kitchen/diner relaxing room taking the whole of the back of the house and then a separate "formal" sitting room :) as opposed to 3 small seperate rooms of the 20th century. I think this is the best designed and value for money on that estate/town :)

In my country i've never seen an en-suite bathroom in a 360k home.
Usually only from like 700-800k, an en-suites just for the master bedroom start becoming a thing.
In England for 800k, you have an en-suite for like every room haha.
Even tough the houses aren't too different, also in terms of price per square feet/metre it's similar.
Just seems like everyone wants en-suite in England, while here people rather use the space for something else...
This video randomly popped up for me and I really find it interesting how you guys say "yeah for this price you can't expect more". In my country you could get a whole ass penthouse or a huge house for that amount of money.
They're comparing it to many areas in London and the South East of England. There are also parts of Canada, USA, NZ, Australia and several other locations around the world where this would cost at least double. So it depends where you're coming from.
Overpriced nonsense that has been normalised in the UK...sad state of affairs.
Houses are overprice in most places in Europe. I am not crazy about this traditional architecture, it looks very cookie cutter and boring. For the price i would expect at least better design and more expensive finishes.
@@leoprg5330 yea
@@leoprg5330 i dont wanna admit since uk is my favorite country but its really overpriced :(
@@leoprg5330 more in the uk , but yeah they are pretty overpriced if we compare the designs and features to US
It’s just not worth the money. When I have money... I’d rather buy my ow land and build my dream home in Leeds. I just think this ain’t worth the money.
Love this house, its probs about the same price for simular houses around where I live, I would live here. It would make a lovely family home.
the sunlight is literally so beautiful 😍
it's just the bedroom that doesn't have closet

I would love to see some house tours in essex or hertfordshire that where i live and looking at buying a house
