So the girlfriend left a bit too soon and the patient, smart boyfriend got a pretty much brand new house that is going to be basically maintenance free for years...to entertain and then select his new girlfriend in. Perfect.

Sounds like the buddy system. Real estate agent hands work to his buddy the inspector, and the inspector gives glowing reports so his real estate buddy can make the sale and collect his commission.
That's exactly how it works. My daughter got a bad inspector and me and her husband had to replace almost all of the floor joists and floors.
You forgot giving kickbacks to his/her home inspector buddy after the sale.
@@cabman86 baffles me there is nations that wants to call themselfs 'developed' that not has legislation to regulate certification for stuff like this so if someone are skirting the scammer line ,be it out of incompetence or stupidity be it self employed or corpo , the state can grab either by the neck and ensure they not just cover the costs to fix but above all , deny certificates to do such work agen at a minimum :/
Never trust your realtor. Their job isn't to find you a good home at a good price, it's to sell the most expensive thing they can as fast as they can. Home inspectors they "suggest" are just there to help close the deal, not say anything that might scare you off.

Our realtor didn't recommend anyone but instead provided a paper with a list of inspectors to choose from and told us we could hire any certified inspector even if they weren't on the list. Apparently, that is their policy to not steer homebuyers to any particular business or person.
@@leannsmarie There are good people out there, especially those that may work as realtors part time and don't really "need the money". Just like there are honest contractors out there that will do a job right, or tell you they can't upfront. Sadly both are pretty rare these days.

Most home inspectors work for the relator. They work as a team to make the sale.

"Can of worms and I'm in the garden" When the roofers were doing my brother's house I kept thinking Mike Holmes. But it wasn't my house so I did not want to scare the roofers away. But they did a good job from what I could see. The after job seem A-okay but who am I. My brother has a friend that went to school for all of that stuff. I am learning learning learning from his shows just in case I purchase a home.

Not every cat is a mouser. Our Benni was. We didn't know we had mice until he started bringing them out to us. Benni was DEDICATED to mousing. Fiercely.
Lol, we had one of those when I was young. We hung more bells off him than a Salvation Army Christmas Santa and it made no difference. Dead mice on the porch every morning.
I have four cats, and I know two are mousers. We find their presents at the back door.
I at least know my two cats are, and i know when the mice are around as they will stare intently at the bottom of the cabinets where the mice find their way in through the venting. one week they caught 12 mostly young mice, 6 of them in a single night, which was a pain as i had to chase the mouse with them so i could throw the dead ones outside (i dont trust the mice didnt get into anything toxic so i dont want my cats to end up eating them)

Years ago, I was having problem with sewer line backups into my basement. The local city installed a one way valve that eliminated the problem.

What i like/love the most is the respect they all have
A ton of people on this show say their home inspector was recommended by the real estate agent, that's a bad idea. Your real estate agent has a vested interest in you buying the home, the home inspector has an interest in keeping in good terms with the real estate agent. Even without actively wanting to scheme, this fact will unconsciously teint their decions and opinions. Get your own independant home inspector! Maybe your mortgage lender can recommend someone. Their interest is to make sure the house is worth the money they've lent you to purchase it, and that interest better aligns with your own.

Always chose an inspector on your own. Never from the seller or the realtor. As they just want to make the sale or dump the money pit. Go to your library and get a book on home inspections. So you can ask the right questions and recognize BS when it is given to you. You can save yourself a headache and a lot of money. Either backing away or getting $1000's if not $10's of thousands off the cost of the home... Inspector referrals is a form of kicknack. We live in a world everyone lies for money...
Frost-free hose bibs are great and sll, but homeowners have a responsibility to disconnect EVERYTHING from them once the freeze is imminent.

Inspector's with blind fold's are not any good. Plus never ever trust an inspector that your realtor's recomend. If a realtor recomend's an inspector that's usually because the inspector help's the realtor sell the house with all thumb's up report. Always get your own inspector that the realtor dose not know.

My realtor supplied a home inspector that did not find a very obvious large gap around a 5" PVC pipe going out the roof. This was made clear to him that I wanted to check the roof for any leaks. After moving in when it rained the inch gap would let water pour in and down my mudroom wall. This pipe had no boot around it. This pipe was the first thing you look at when entering the attic. Just googled do inspectors need a license and this is what came back. "Iowa does not regulate home inspectors, so education is not legally required". Wow!

In the past he usually replaced them with a one piece sill
HOA, and Strata council may have stopped that, they want everything to look the same from the outside.
Do you know how expensive that would be for every single window in the house? It's a bit more cosmetic than functional.

Realtors are just like car salesman if they recommend an inspection or an appraisal forgot about it get your own appraisal and inspection
no service access for the backflow valve I would think you would put a mini manhole over it so it can be cleaned or a new flapper put in it
If you look closely at the point where the homeowner first looks towards where the repair work took place, you can see that there's a hatch over where the backflow valve is.
In the present house market, there is no time to have an inspection as there are a half dozen buyers right behind you waving cash and also inspection.
well they do make Spring hinges, so why do you need a door closer?
Live your own lives my dudes, don't buy a home with the assumption you'll live in it with your girlfriend.
I know 3 other guys in my social circles who purchased a home with their fiancee and are now left with unnecessarily big homes while being single, and they refuse to rent out the rooms. The drive back from gatherings at their place was always filled with comments like "shame it didnt work out/he must always be thinking about his ex". It's a better idea to tell people you're buying the place as an investment vs attaching it to someone's name.

Fantastic job as usual boys! But I wouldn't want to be any of the other home owners in this complex as you know they all have likely most of the same horrible issues as this guy did.
The inspector probably told you the quick cheap fix all so the realtor could sell the house fast and for more money. Once again inspector helping the realtor sell the house fast for more money. This is why you get your own inspector that dose not know the realtor. Save money and get a better house.

I used the recommended inspector by my realtor. 400 dollars wasted later I ended up having to fix a few thousand dollars of code violations that I was able to find......so I don't know what the heck he was supposed to do because I have no home repair experience.
U can stop out & please take a look at my cold home. Are furnace never shuts off. Yes we have insulation issues Plumbing issues electrical issues. But the inspector says it's all good to go. Ya right. You can't trust no one. We need u Mike.
When Holmes goes into a house and finds all these issues the other inspector missed. Does he charge the client for the repairs or does he do something to where it charges the state/ previous inspector? I don’t know why but I just thought of that and was wondering 😂

Pretty much nothing ever happens to the inspectors, it's usually more trouble than it's worth.
The show might not be able to name the inspector but nothing can stop the owner from putting it on the Internet 😊

Right there with you! Bought house in Oct 2020. Didn't think much of it, new /first home buyer. Inspector never went on the roof the following day after in minor rain. Got some stuff to be remedied. Rained pretty good one day! went in the attic to find both gable tops to be leaking all along it!! Did my own fix which has held up so far since said fix. Need a new roof anyways. Tryin to save up for one, at least half.
How is there no recourse for the home inspector doing this??
OMG! I could smell the mouse pee as Damon was taking down that plastic and insulation. I've had to fix some houses that had bad infestations before. Now I can smell it as soon as I walk into a place that has mice. 🤢

I cant understand why the county does NOT licence home inspectors with an exam and training that must be past before a license is issued estate agents or realtor cant it seems be trusted to give honest advice, do these people in Canada not have to work to a code of practise that is enforceable to support home byers maybe realtors should not be allowed to recommend inspectors the local council should have a list that you know have been licenced and will do a correct job and if they fall short have their licence removed

Never use your realtor's inspector. The realtor just wants to make the sale. An independant inspector might jinx the sale.

Girlfriend left because of the house? I doubt it. I'm sure there were other issues. The house was the most obvious issue only
Expect to pay at least $20k for window replacement (old wooden or aluminum-never replaced), more if the sliding glass door is bad. Another $10k if the toilets don't flush properly and sink takes forever to drain (venting/ sewer problem),flooding. Roof has more then 1 layer of shingles, any leaks, and flashing isn't sealed properly. gutter/downspouts incorrectly installed. Electrical panel never updated (not enough breakers) and furnace over 20 years old. Were there permits/ inspections for any major updates.
As a retired electrician, I cringed when Frank jiggled that LB holding the incoming power. Doing that could (remote but possible) have blown the whole electrical supply.

I think anybody that goes for a home inspectors course to be a home inspector should have at least two to five years minimum in the trades before taking the course that way they can have an idea what to look at. I remember probably about 11 years ago I took a course but I've been in the trade for almost 20 years and I remember the instructor saying contractors make the worst inspectors cuz they nitpick everything so with that said I dropped out of the class because I felt it was unprofessional for a instructor for a home inspectors course to say that after I paid $1,500 for the course.
