I just scooped up a home in Stonewater. Not only is the future looking bright for Manor in terms of development, it's also extremely close to the city (15-20mins into South, Central, or North Austin). I didn't know there was going to be rail plans for Manor so that's also a major bonus so that we aren't paying huge Uber prices when you want to have a night out in the city.
Congratulations on the new home! Manor is often overlooked and does lag behind some of the other northern suburbs with commercial/retail development, but that is changing. I believe proximity to the Tesla plant is one of the major drivers of recent growth there. Oh, and on the transit rail - take a look at the plans for Project Connect. Manor is not part of the current build, but is in the plans.
@@SFSCharles Project Connect. Got it. I live in the middle of nowhere in PA so anywhere will be more exciting than where I'm coming from so I am not turned off by a small town vibe. It gets me here. Maybe in a few years I'll rent the place out, or sell, and go into a new town once I have done some exploring.
Possible plans are in place for an HEB, 600 housing and other space for retail stores along 290 and FM 973

We need roads to get the traffic moving.
That's a very real concern, especially with all the new construction east of Presidential Meadows. 290 will likely be upgraded eventually, but right now there are already too many cars. There are a couple of back-ways that might be a little longer, but not as much stop-and-go.
Its so depressing that even manor is not allowing investors for new builts
The builders set their own policies. If you're trying to buy an investment property there might be other alternatives than your current strategy.
the other alternative of resale is beyond my price point. I was looking at 250k new built. I missed my chance with places such as pioneer hill in 2018/2019@@SFSCharles
@@austinitel.2972 That’s a completely different issue, but you’re not alone. There are a lot of potential buyers who are not able to accept the realities of the market. By your logic, if I would have bought a house in the 1990’s I could have bought one for less than $100k. The problem is it has nothing to do with current pricing. Whatever the reasons for your $250k budget, the further out you go the greater your chances of finding something in that price range.

Manor is a dump. I have been here since 74 and those that know, know that you do not buy property east of IH 35.
