- It is still possible to buy a home for less than $300k in Elgin Texas. Located about 25 miles east of Austin along Interstate 290, Elgin is about a 30-minute drive from downtown. There are bidding wars north and south and the hill country, (west of Austin,) has median price points above $600k. That entire area east of Austin may provide options for buyers with lower pre-approval amounts and/or those looking for long-term appreciation growth.
Most of the area along 290 and the 130-toll road is often overlooked because it is underdeveloped and has a rural feel. When you consider that Tesla is building their giga-factory just south along 130 and Samsung is preparing a major expansion on the west side of 130, there is a high expectation for growth.

Hi, can i ask, does elgin allow investor property?
I think what you’re referring to is the policy of some new home builders who state that they won’t sell their houses to buyers who disclose their intention to rent the property after taking possession. I would be happy to have a conversation with you outside of this public forum about (1) what a home buyer is/is not required to disclose, and (2) the bundle of rights associated with real estate ownership.
Elgin is already to full, we just want to be a small town

We don’t want you bc we are full. All the newcomers have caused massive traffic problems on 290 - the morning commute is awful.
There are a lot of home builders breaking ground on new developments in the Elgin area which will bring even more residents and cars. At some point, they will need to expand 290, but I am not aware of any pending projects.
@@SFSCharles You are correct. There are several new starter communities breaking ground in Elgin but no infrastructure tio support the growth. Also we have one High School that over crowded. Unfortunately, Austin sprawl has made its way to Elign. I have lived in lived in Elgin for 20 years and my house has appreciated 100% . In the near future Elgin will no longer have affordable housing.
@@RD-nq7fl You are correct. There has been a slow down as the interest rates went up, but likely will only be temporary. Long term forecasts all point to continued growth.
