Very informative and to the point.
Will be interesting to see how you get on learning Thai. It looks a tough language to learn and is on my to-do list when I up sticks and move (which will probably be in 2026 now).

I think I’ll build up to riding a moped by getting an electric pushbike first and get used to the kamikaze traffic 😂
Good advice on having friends you can trust.

Very good fairly accurate video,a couple of things,if anyone is worried about only having a one way ticket when arriving in Thailand, because it can depend on the immigration officer you get on the day,you can book a very cheap onward flight (within your exemption duration) just to show immigration, then cancel when you get your visa, also it’s obviously ok to stay in a hotel for a couple of weeks, but the minimum stay for a condo is normally one month, due to the regulations, obviously you can stay just a couple of weeks but will end up paying the month anyway,a video on the DONTS rather than the DOS would be great, people come here thinking they can vape, walk around with no top on,and try and cross the road like it’s the UK,done it myself so many times and nearly died, people also think because weed is legal they can smoke it anywhere here (not the case) great video mate, informing people on how to re register their bike would be helpful also, keep up the good work (Mark block A)

Hey Webby, great info mate.. I'll be taking early retirement over there in a few years (from Australia) still haven't decided on Pattaya v Patong yet - Although I think the quality of the builds and lower prices (plus better amenities) seem to make Pattaya/Jomtien a better option at the moment to look into..
Currently looking at and in talks with the Dusit guys to purchase in their new (just started building) Pristine park 3 - Not far from Dusit 2.. It'll be ready around 2028'ish - What did you think of the location over there when you were at GP2? Not necessarily your experience, but the actual location in terms of its proximity to Jomtien and Pattaya? pluses and minuses?
Anyways, love your work, you come across as having quite a similar way of doing life to me, so I love watching what you get up to.. I may be stopping into Pattaya/Jomtien mid to late October, to have a look at a few properties (heading over to Patong for a belated 50th for most of October - I'm actually having my real 50th next month, in Bali, with 30 other people coming over) - If you're around in October, I'd love to pick your brain and I'll shout you a beverage or 10 if I make it there..
    Cheers!

Good on you for deciding to learn Thai Webby 👍 I’m currently living in UK and learning to speak Thai (been at it for 1 year). I have a Thai friend who helps me, I give her a small list of English words and she will teach me how to say each word correctly in Thai (with the correct tone to use). My approach is to just learn individual words (same way we teach very young kids) I’ll write the English word and the Thai translation on a post-it note and put it somewhere in my flat where I’ll see it often throughout my day.
I started with words like Money, I want, Music, Interesting, Happy, Tired, Teacher, Doctor etc, then moved on to months of the year, then days of the week, counting to 10, and just moved on to random every day words that I might often wish to use. The key for me is to repeat the words to myself several times per day, repeat, repeat, repeat until you remember it. I’ve learned about 700 words gradually over a year, so I’m now beginning to form little sentences using those words. I’m effectively speaking very broken Thai but my sentences will improve over time.
Once you learn a handful of words it really boosts your confidence, once you realise “Hey, I can actually do this!”. Just speak slowly and remember to use the correct ‘tone’ as you pronounce each word. Trying to learn Thai can seem daunting, but it’s much easier if you just learn it one word at a time. My plan is to be able to speak Thai to a reasonable level ready for when I retire to Thailand in a few years, it will be so much easier and nicer to live there knowing the language 👍🙏

Jomtien, na klua Thepprasit pratamnak rayong etc there are so many places to live good and cheap with NO drama away from "partycentral" but still have things near and Krungthep is only less than 2 hours away.
Many expats in pattaya and phuket and hua hin etc seems sadly to get stuck in the looping bar and lady life.
They live the fast reapeting boring life eating western food playing pool chasing payladys talking about same things everyday with bar "friends" and often cant speak a word thai.

Good advice, but maybe you could add something on companionship. I’ve been here one year, in that time I have had three different girls offer to live with me- 2 bargirls, one from a dating app. I turned them down for my own reasons, but I am well aware of their reasons. However, endless different bar fines becomes shallow, and does not fill the need for companionship, leaving you feeling somewhat lonely. I think the answer is to have your fun in the first 6-12 months, then try and find someone compatible, who doesn’t consider living with you is paid employment.

If you make a budget, then make it properly and stick to it. If you need 100000 baht per month then budget for it. No point even doing a budget if you dont intend to use it. 28,000 thb for an agent to get your resident visa and bank account..that absurd . It's about 15k baht to get your retirement resident multiple entry visa from an agent. Your price of 28k for an agent to do your visa and bank account is if u dont have the 800,000 thb in your bank account at all times that they will put it there and that's why the charge is 28k thb . The thing is why would u retire to Thailand if u didn't have £20k put aside instead of paying these agents 13k thb extra every year for bluffing the authorities.
