    As i was implementing this into my own research I stumbled upon a road bump, when you're looking at the current month to get the occupancy rate, any days that have passed by are crossed off, if we count those as "occupied" arent we inflating the percentage because we dont really know if it was occupied or not. love your content! would love to hear back.

    Sometimes paying for a service can make you win some extra time. It is good to budget and know how to work things out, though sometimes it is better to leverage your time and spend on more essential tasks.

    Sean this was awesome!!!
    I live in South Florida and your market analysts although great , presents some challenges when I am trying to apply it to my area ( Fort Lauderdale) .
    The daily rates in January- March are much different in comparison with daily rates in let’s say July - August!
    South Florida winter rates are much higher then spring - summer .
    Any suggestions how to go about that ?

      Also consider minimum stays… if the minimum is 3 nights and two parties book three nights each with only 2 nights between then it looks in the calendar like 8 nights booked but it’s only 6. That will skew the numbers towards over estimating especially with properties with longer stays.

    thanks for another great Vid! in your opinion, what is a good average profit margin for a rental unit. If i am currently grossing $3000 after airbnb fees @ 80%+ ocupancy, on a rental unit costing me 1.8k + 300( Broadband and electricity/water)= 2.1k is this a good margin? what should be looking for in terms of profit margin?

    Thanks for the video. There must be a way to automate all of this work with simple macros and such? Maybe you can hire a programmer to create something simple that auto extracts the data in each of those calendars and auto writes to a spreadsheet.

      It is possible for sure, no way that there isn't someone that haven't already coded this. It pretty straightforward stuff. I've been looking for something that would solve this issue for the last hour but the best thing I've found is Octoparse, It does the basics but not exactly what I'm looking for. Did you find anything Fred?

    How do you know that the first 3 days of the month have been booked? You recorded this video on the 3rd of february so those 3 days appear as not bookable since they belong to the past and you cant book them. It would be better if you counted the days starting from the 4th of the month and divided by 25 this would be more accurate.

    would you rather get the largest property (8100 SF) in an area with no large property comps but several smaller and medium comps at 70% occupancy or a medium/large size property (6000 SF) in an area that has a few comps the same size that have 70%+ occupancy? Because it sounds like sometimes it is good to get the largest one. Or would it be better to get about the same size but put more beds? Sounds like some of those guys are gona get shut down though due to noise violation, parking violation, etc.

    Hi Sean - I've been implementing your market research strategy as you show us above, (but in EUROPE) I do come across calendars that look fully booked for the whole entire next year or longer period. Compared with other similar properties it is not logical that the calendar is fully booked for such a long time. How can I differentiate if the property is fully occupied or if the owner for example does not want to list it or keep it to himself for 2 months straight? Does Airbnb differentiate that and does Air DNA differentiate it as well? Maybe some of you also have answers thanks a lot

    One bedrooms are very rare in my location. Majority are 3 bedrooms. Do larger units do as well? With 3 bedrooms is the entire house rented or what percentage of the time do you have to break it up and book individual bedrooms..?

    Sean, I don't know if you check these comments anymore since this video is 3 years old (I am just starting to dig into STR's) , but it looks like AirBNB changed the formatting for the property presentations and not in a user friendly way. Am I missing something? e.g. they appear to no longer have a business ready filter and only displaying properties in horizontal format so can only see one or two at a time. Is it me? Or did they significantly change their formatting. Not conincidentally, it seems to make evaluating the market and competitor pricing more difficult.

      Sean is mentioning it in a lot of his other videos. Basically what you do is form a LLC: a company can't "sleep" in an appartment therefore you'll need a tenant, which is by definition not subletting.

      I was stuck with a lease that had 9 months left on it after using it as a short term relocation offer for a sales manager I hired. I had to either airbnb or buy out the lease. That was the nudge!

    I am really curious on whether airbnb host is able to block out the date in airbnb calendar on purpose. Let's say future dates.

      They can. You’ll need to ask yourself “why would they manually block dates?” They likely aren’t trying to harm their own airbnb business so they may only do so under special circumstances

      Is there other way to calculate occupancy rate since they are able to block out the future dates which will make the information becomes inaccurate?

      Without having access to other hosts accounts. I cannot say I know a better method. I do believe you may be overestimating the variance this would cause over a good sample size

      Today is 11/5/2018. I notice that when I look back on April calendar, I see the host has over 80% occupancy rate. Is it reliable for me to look at the past dates?

    There is a lot of things you can kmow with airdna for less than a day of rent. I don't think you understood the tool. Yes you can do some research the way you are doing. But you are missing a lot

    Can you really assume that the property is rented just because the dates don't seem to be available? Owners can block dates for personal use, not necessarily renting it. It's bias

      When taking a decent sample size , how would you weigh into your calculation the % of those instances that the host wants the space? Would assume those days go 100% unbooked? 100% booked? 80%

      If your blocking dates for personal reason, This isn’t going to make you money. I know ppl who have slept in the car and rent out the unit to make cash. M

      @@AirbnbAutomated good point, When calculating the occupancy for the current month and all the previous days are crossed out simply because you can't book back in time - I'm assuming that would have quite an impact of the overall figures if you are to assume each night was booked. Is there any way around this? Cheers

    Funny, you thought your filters were 1 bedroom, 1 bath but they were actually 1 bed, 1 bedroom, 0 bathrooms. I think you were just thinking too fast for the video.

      I tend to be too quick for me own good lots of times. I’ll misspeak too. Having to prompt typos on the screen. Thankfully it rarely if ever diminishes the point
